Suppose you look for the official price of a flat in Bäretswil. In 2007 you would just have found one: exactly 15 sales were enough back then for a median of its own, as many as the canton requires at the least. Since then it has been missing – only 12 sales in 2015, 13 in 2025.

Houses never got that far: in none of the three reference years did 15 change hands; the most was 14, in 2015.

Why do sales in Bäretswil no longer reach a median of their own?

Because too few flats were sold in 2015 and 2025. In 2007, exactly 15 flat sales in Bäretswil were enough for a median of its own, precisely the canton’s minimum.2 One sale fewer, and there would have been no median. Since then the threshold has been missed: only 12 sales in 2015, 13 in 2025.

For houses the threshold was never reached, in any of the three reference years: 9 changed hands in 2025, 14 in 2015, only 12 in 2007. A figure of its own has thus been missing for years, for both types of property.

In Hinwil district, a flat cost a 2025 median of CHF 950,000, from 323 sales.2 That is 36 per cent more than in 2015. A house cost a median of CHF 1,250,000, from 213 sales, 43 per cent more. Both figures sit 21 per cent below the cantonal median. What this means for you: the district figure shows the direction of the surroundings, not the price of your own property.

How does a property in Bäretswil without an official median get its figure?

Even without a median, the land can be put into an official frame. The cantonal model puts residential building land in Bäretswil at CHF 1,491 per square metre for 2025.7 That is 76 per cent more than the CHF 847 of ten years ago. Typical values run from CHF 1,047 to CHF 2,112. The model only covers undeveloped plots, not a specific location and not an existing building.

By comparison, residential building land actually sold across the canton for a median of CHF 1,742 between 2021 and 2025.7 Model value and actual sale price are calculated differently and not directly comparable.

Neither figure says anything about your own plot or the building on it. With a house or flat in Bäretswil, age, condition and fit-out are added to that. For that there has been no official comparison figure since 2015. What this means for you: only your own derivation with regional comparables gives a reliable figure.

What reduces the property gains tax on a sale in Bäretswil?

The same cantonal tariff applies in Bäretswil as everywhere; the municipality only levies it.1 It rises in steps. The first CHF 4,000 are taxed at 10 per cent, the part above CHF 100,000 at 40 per cent.

The holding period pulls the other way: in the example 10 full years give a 20 per cent reduction. After 20 full years it would be 50 per cent, leaving CHF 45,500 in tax instead of CHF 72,800.1 Owners of more than 20 years may use the market value of 20 years ago instead of the purchase price. Documented value-enhancing investments reduce the gain further; maintenance does not.

Replace the property with an owner-occupied home in Switzerland, and the tax can be deferred.1 You must have lived in the previous property yourself. If the new property costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, there is no deferral.10 Deferred does not mean waived.

What matters in Bäretswil besides the price?

Bäretswil has no regular station of its own.5 At the old station building a museum railway stops only at weekends; the stop «Bäretswil, Bahnhof» is served by bus in the timetable and is slower. The fastest connection starts at the stop Bäretswil, Oberdorf: bus 851 runs to Wetzikon, where you change to the S 15, from 42 minutes.

Bäretswil taxes income and wealth at 104 per cent, 199 per cent together with the canton.3 In Uster you would pay about 4 per cent more cantonal and municipal tax on the same income and wealth, in Wetzikon about 8 per cent more. In Bäretswil, 23 per cent of the population are 65 or older, 1,179 of 5,132 people.4

The purchase contract for Bäretswil is notarised by the notary, land registry and bankruptcy office of Bauma, Dorfstrasse 42, 8494 Bauma.11 More in the guide Notary and land registry.

Is there a value capture levy in Bäretswil?

Since 8 July 2022, Bäretswil has levied a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000.6 It captures planning advantages from upzoning and rezoning. Below 1,200 square metres of plot area nothing is due, unless the gain in value exceeds CHF 250,000.68 The Cantonal Building Department had approved the rule on 11 May 2022.9

The levy is payable only once building takes place. Whoever sells the plot beforehand passes the obligation on to the buyer; it belongs in the purchase contract.8 Background in the guide value capture levy.

Without a median of its own, a figure for Bäretswil needs a derivation you can check step by step. I derive the value from the district, the land and the building and show what remains after tax.

What else do owners in Bäretswil ask?

How do I find the right estate agent in Bäretswil?

Ask how anyone reaches a reliable figure without a median of their own. I handle sales across the whole Canton of Zurich. What matters is that district value and property are derived separately, with the tax worked out on your personal purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Bäretswil?

No property gains tax arises from the inheritance itself. Once you sell later, the purchase price and purchase date of the deceased person generally apply. You will find more on the inheritance page.

Will selling in Bäretswil cost me a value capture levy?

Not because of the sale. The municipal levy applies to plots after an upzoning or rezoning, from 1,200 square metres, smaller ones only with a gain in value above CHF 250,000. It is paid only at construction; an open obligation belongs in the purchase contract. For newly zoned land, the cantonal levy also applies, and it can fall due as early as the sale.
