How narrowly does Freienstein-Teufen miss the official house median?
In 2015, 14 houses changed hands in Freienstein-Teufen. That is one short of the cantonal threshold of 15 for a median.2 In 2025 it was 9, in 2007 only 5. In none of the three years is the count enough for an official figure.
For flats the gap is wider: 8 sold in 2025, 6 in 2015, 11 in 2007. Here too each of the three years stays below 15. Sellers in Freienstein-Teufen have no official comparison figure from the village itself, for either house or flat.
That leaves Bülach district, to which the municipality belongs and whose medians pool sales from across the district. A flat there cost a median of CHF 1,125,000 in 2025, against CHF 790,000 in 2015.2 What this means for you: this figure shows a direction, not a price for your house or flat.
What does the land model show, when both property types stay under the median threshold?
Land offers an anchor, even without a median of its own. The cantonal model puts residential building land in Freienstein-Teufen at CHF 1,007 per square metre for 2025.7 In 2015 it was still CHF 732, a rise of 37.6 per cent in ten years. Typically the model ranges from CHF 705 to CHF 1,450 per square metre.
The canton also reports prices actually paid, pooled over five years.7 The median was CHF 1,742 per square metre for 2021–2025 and CHF 800 for 2011–2015. Model and paid median are two different measures. They only offer a rough sense of scale, not a price for one particular plot.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Freienstein-Teufen, the building comes on top, with its age, condition and fit-out, proven on the property itself, not on the model.
What reduces the property gains tax on a sale in Freienstein-Teufen?
The property gains tax follows the same tariff throughout the canton; Freienstein-Teufen only levies it.1 The first CHF 4,000 of gain are taxed at 10 per cent, the part above CHF 100,000 at 40 per cent. After 10 full years of ownership, the tax in the example falls by 20 per cent.
The reduction is strongest from 20 full years, at 50 per cent.1 Then only CHF 61,700 would be due instead of CHF 98,720. After over 20 years, the market value of 20 years ago may also replace the purchase price. Maintenance does not reduce the gain; documented value-enhancing investments do.
Put the proceeds into a new, owner-occupied home in Switzerland, and the tax can be deferred.1 The old home must also have been self-occupied. If the new home costs less than the proceeds, the difference is taxable at once. If its price is no higher than the old purchase price and investments, there is no deferral.10 Deferred is not the same as waived.

On the same income and wealth, Embrach means about 7 per cent more cantonal and municipal tax, Winkel about 12 per cent less.
Is there a value capture levy in Freienstein-Teufen?
Since 24 August 2026, Freienstein-Teufen has levied a municipal value capture levy of 10 per cent of the gain in value minus CHF 100,000, on upzoning and rezoning.6 Plots under 2,000 square metres are exempt, unless the gain in value exceeds CHF 250,000.8 The cantonal building department approved the partial revision on 5 May 2026.6
The levy only falls due once building starts, not on sale.9 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract.8 The cantonal levy applies in addition: if land is newly zoned for building or a zone for public buildings is rezoned, the canton charges 20 per cent of the increase in value, small gains exempt.8 With new zoning, it falls due as soon as a sale takes place. More in the guide value capture levy.
Who notarises a house sale in Freienstein-Teufen?
Freienstein-Teufen belongs to the Embrach notarial district.11 The responsible office is the Embrach notary, land registry and bankruptcy office at Dorfstrasse 113 B, 8424 Embrach. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.
A house median missed by one sale does not replace a derivation, and for upzoned or rezoned land the new levy belongs in the price discussion. I work out land, district and building separately and show what remains after tax.

How do I find the right estate agent in Freienstein-Teufen?
Ask how anyone proceeds when the 2015 house median was missed by just one sale. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own property and the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Freienstein-Teufen?
The inheritance itself does not yet trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.
Will selling in Freienstein-Teufen cost me a value capture levy?
The sale alone does not trigger the municipal levy. It applies to upzoned or rezoned plots of 2,000 square metres or more, smaller ones only above a CHF 250,000 gain in value, and only falls due once building starts; if the plot changes hands first, the obligation belongs in the purchase contract. With new zoning, the cantonal levy can fall due on the sale itself.
