Suppose you want to know what your house in Fehraltorf is worth and turn to the official statistics. You will not find an answer there. Not for 2025, not for 2015 and not for 2007 either.
In 2025 only 3 houses were sold on the open market in the village; in 2015 it was 11, in 2007 it was 8. The canton only works out a median, the middle price, from 15 sales. There is still an official figure, just in a different place: the cantonal model value for building land. And today it is almost twice as high as in 2015.

How does a house in Fehraltorf without an official price get its figure?
Through the land, as the first step. The cantonal model puts residential building land in Fehraltorf at CHF 1,995 per square metre for 2025.7 In 2015 it was CHF 1,050, a rise of 90 per cent. Typically the model ranges from CHF 1,411 to CHF 2,850 per square metre.
The model estimates undeveloped land; it is not a price paid for your plot. For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 The two figures are produced in different ways and only serve as rough orientation.
What this means for you: with an older house, the land can make up a large part of the value. Then comes the building, with its age, condition and fittings. Both can be derived separately and backed up with documents. A price someone heard in the village is no substitute for that derivation.
What do 39 flat sales in Fehraltorf show?
For flats, the village is well covered. In 2025, 39 open-market sales produced a median of CHF 882,000.2 Only four of the 62 municipalities I describe here have a lower flat median. In 2015 it was CHF 723,000, from 23 sales. It has risen by 22 per cent since.
The median splits the flats sold into two halves of equal size. A low median does not mean that your flat is cheap. It can also be low because many smaller or older flats were sold. Which flats changed hands in 2025, the statistics do not reveal.
The example shows the other side. Anyone who bought at the 2007 median of CHF 629,500 has a gain of CHF 252,500 by 2025. The tax takes CHF 50,624 of it, 5.7 per cent of the sale price.1 What this means for you: with a gain of this size, your result depends above all on the right price.
What reduces the property gains tax on a sale in Fehraltorf?
First, it helps to know the tariff. It is the same throughout the canton; Fehraltorf only levies the tax.1 It rises in steps with the gain. The first CHF 4,000 are taxed at 10 per cent, parts of the gain above CHF 100,000 at 40 per cent. Then the period of ownership is deducted, 44 per cent after 18 full years.
From 20 full years it is half. In the example, CHF 45,200 would then be due instead of CHF 50,624.1 If you bought more than 20 years ago, you may also use the market value from 20 years ago. Documented investments such as a converted loft reduce the gain as well.
If you then buy another home that you live in yourself, the tax can be deferred. The condition is that you also lived in the old property yourself and replace it in Switzerland.1 It is not waived, though. What this means for you: bring the purchase contract and invoices to the first meeting.

Fehraltorf taxes income and wealth at 111 per cent, 206 per cent together with the canton.3 On the same income, Lindau means about 2 per cent less cantonal and municipal tax, Wetzikon about 4 per cent more.
What applies to the value capture levy in Fehraltorf?
Since 6 April 2023, a municipal levy of 30 per cent of the gain in value minus CHF 100,000 has applied in Fehraltorf.6 Plots under 1,500 square metres are exempt.6 That does not apply if the gain in value exceeds CHF 250,000.8 It only covers the gain that arises when upzoning or rezoning allows more building volume.
It is only payable once building starts.9 If a sale comes first, the obligation moves to the buyer, so it belongs in the contract.8 For a large plot after upzoning or rezoning, it is therefore also a topic for the price negotiation. Background is in the guide value capture levy.
Where the statistics know no house price, you need a derivation you can check. I calculate land and building separately and show what remains after tax.

What else do owners in Fehraltorf ask?
How do I find the right estate agent in Fehraltorf?
Ask how an agent arrives at a house figure that no statistic provides. I handle sales across the whole Canton of Zurich. Make sure land and building are derived separately and the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house?
The inheritance itself does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.
Will selling in Fehraltorf cost me a value capture levy?
Not because of the sale. The levy only hits upzoned or rezoned plots from 1,500 square metres, smaller ones only with a gain in value above CHF 250,000. It only falls due with construction. If it is open, it belongs in the contract with the buyer.
