Selling property in Russikon: house median level with the district

Russikon has an official house median for 2015 and 2025; in 2025 it equals that of Pfäffikon district. For flats, the 2015 sales were not enough.

Suppose you look for an official figure for houses in Russikon. Here you will find one: in 2025, 21 houses changed hands, at a median of CHF 1,430,000. In 2015 it was 31 sales, at a median of CHF 1,150,000 – a rise of about 24 per cent in ten years.

For condominiums the picture differs: in 2025 there were 26 sales, at a median of CHF 1,075,500; in 2015 only 7 sales were recorded, too few for an official figure. The worked example therefore takes the flat median of Pfäffikon district as its yardstick.

What has the house median in Russikon shown since 2015?

A marked rise, with fewer sales. In 2025 a house in Russikon cost a median of CHF 1,430,000, from 21 sales.2 In 2015 it was 31 sales, at a median of CHF 1,150,000. In 2007 just 12 sales were recorded, too few for a median at all. That is a rise of about 24 per cent in ten years.

One comparison stands out: Pfäffikon district, home to Russikon, reaches the same house median for 2025.2 Behind it stand 149 sales, over six times as many as in the village alone. That is a coincidence, not proof that both markets move alike.

For land alone there is a third measure. The cantonal model puts undeveloped building land in Russikon at CHF 1,145 per square metre for 2025.7 A house sold that year cost a median of CHF 2,864 per square metre of plot.7 These are different measures: one estimates empty land, the other prices houses sold, with building, location and condition.

What does Pfäffikon district show when the Russikon flat market was too small in 2015?

A sharp rise. In 2025, 286 open-market sales in Pfäffikon district produced a flat median of CHF 1,025,000.2 In 2015 it was CHF 700,000, from 179 sales. That is a rise of about 46 per cent in ten years. The Zürcher Oberland region rose by about 32 per cent over the same period.

Russikon's own flat median for 2025 is CHF 1,075,500, from 26 sales.2 That sits slightly above the district figure. It is also about 10 per cent below the cantonal median of CHF 1,200,000. For 2015 and 2007, Russikon's own figure is missing; both years stayed below the threshold of 15 sales.

A district figure mixes sales from across the district, from smaller villages to larger towns. What this means for you: it shows the direction of the surroundings, not the price of your own flat. A figure that fits your property needs location, plot and fit-out derived separately.

What reduces the property gains tax on a sale in Russikon?

The tariff is the same throughout the canton; Russikon only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 59,700 would then be due instead of CHF 95,520.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

What matters in Russikon besides the price?

From the stop Russikon, Gemeindehaus, bus 832 runs to Fehraltorf; there you change to the S 3 for Zürich HB, from 40 minutes.5 Russikon has no station of its own. Of the 4,679 people in Russikon, 1,039 are at least 65 years old, which is 22.2 per cent; 6.0 per cent are 80 or older.4

Russikon taxes income and wealth at 113 per cent, 208 per cent together with the canton.3 That puts Russikon level with Illnau-Effretikon. In Wetzikon you would pay about 3 per cent more cantonal and municipal tax on the same income and wealth.

The purchase contract for a property in Russikon is notarised by the notary, land registry and bankruptcy office of Pfäffikon, Hörnlistrasse 71, 8330 Pfäffikon ZH.11 More in the guide Notary and land registry.

Is there a value capture levy in Russikon?

Russikon charges no municipal value capture levy. Under article 4 of its building and zoning regulations, the municipality has deliberately waived such a levy.6 The municipal assembly adopted the waiver on 13 June 2022 and the cantonal building department approved it on 2 July 2024;9 it has been in force since 24 August 2024.

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

A house median for two years is not yet a figure for your house. I assess location, plot and building one by one and work out what remains for you after tax.

What else do owners in Russikon ask?

How do I find the right estate agent in Russikon?

Ask how anyone keeps the house median and the district flat figure apart. I handle sales across the whole Canton of Zurich. What matters is that your house is not simply measured against the median and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Russikon?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Russikon cost me a value capture levy?

Not for upzoning or rezoning; Russikon has deliberately waived a levy of its own. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
