Suppose you want to know the official 2025 median for houses in Hittnau. The statistics stay silent: 9 houses were sold on the open market, but the canton only publishes a median from 15 sales.

The same holds for condominiums, 10 sales in 2025 and only 4 in 2015. In 2007 it was different: 16 houses and 43 flats changed hands then, enough for a median in both categories. In the reference years 2015 and 2025, the number then fell short for both property types.

What can a property in Hittnau be measured against without a median?

Building land is a first anchor. For Hittnau, the canton's model sets residential building land at CHF 1,191 per square metre for 2025.7 Ten years earlier the model value was CHF 734, an increase of 62.3 per cent. Typically the model ranges from CHF 841 to CHF 1,677 per square metre.

The canton also measures what buyers actually paid. Across the canton, residential building land sold for a median of CHF 1,742 per square metre between 2021 and 2025.7 Hittnau's model value lies below that. Because one figure is estimated and the other paid, the comparison only gives a rough sense of scale.

What is estimated is the middle value for bare land in the municipality, not your plot with its location and shape. For a house, the building adds age, condition and fit-out on top. Both can be derived separately and supported with documents such as plans and receipts.

What does Pfäffikon district reveal about Hittnau?

Hittnau is part of Pfäffikon district, and there the number of sales is large enough. In 2025, 286 condominiums were sold on the open market in the district, at a median of CHF 1,025,000.2 In 2015, 179 sales gave a median of CHF 700,000. The district median thus rose by 46 per cent in ten years.

For a flat in Hittnau, this figure is still not a price. The district median draws on sales from across the district, from Pfäffikon as well as from smaller municipalities. How many of them were in Hittnau, the statistics do not show.

The district also gives a figure for houses: a 2025 median of CHF 1,430,000, from 149 sales.2 What this means for you: the district shows the setting in which your house is offered. Your own figure only emerges once location, plot and building have each been valued.

What reduces the property gains tax on a sale in Hittnau?

Hittnau collects the property gains tax under the cantonal tariff.1 The rate rises in steps: 10 per cent on the first CHF 4,000, 40 per cent on parts above CHF 100,000. Ownership then lowers the amount, by 20 per cent in the example after 10 full years.

The reduction peaks at 50 per cent after 20 full years. On the same gain, CHF 59,700 would then be due instead of CHF 95,520.1 If you bought over 20 years ago, the market value of 20 years ago may replace the purchase price. Documented value-enhancing investments reduce the gain further; maintenance does not.

Buy and live in a new home, and the tax can be deferred.1 You must have lived in the old home yourself and replace it in Switzerland. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 Deferred does not mean waived.

What matters in Hittnau besides the price?

From the stop Hittnau, Sonne, bus 837 runs to Pfäffikon ZH, where you change to the S 3 for Zürich HB, from 49 minutes.5 Hittnau has no railway station, so by public transport the journey to Zürich starts by bus. 733 of the 3,959 residents are 65 or older, a share of 18.5 per cent.4

The municipal tax rate in Hittnau is 113 per cent, 208 per cent including the cantonal rate.3 On the same income and wealth, Pfäffikon means about 1 per cent less cantonal and municipal tax, Wetzikon about 3 per cent more.

Is there a value capture levy in Hittnau?

Hittnau charges no municipal value capture levy. Under section 7.12 of its building and zoning regulations, the municipality has explicitly waived such a levy.6 The cantonal building department approved the waiver on 9 February 2026, and according to the cantonal overview it has been in force since 1 May 2026.12

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Who notarises a house sale in Hittnau?

Hittnau belongs to the Pfäffikon notarial district.10 The responsible office is the Pfäffikon notary, land registry and bankruptcy office at Hörnlistrasse 71, 8330 Pfäffikon ZH. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

When the statistics are silent on Hittnau, what counts is a derivation you can check step by step. I value land and building separately, place them against the district and calculate the tax with your purchase date.

What else do owners in Hittnau ask?

How do I find the right estate agent in Hittnau?

Ask to see where a price for Hittnau comes from when the canton shows no median for 2015 or 2025. I handle sales across the whole Canton of Zurich. A good answer separates land, building and district value and calculates the tax with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Hittnau cost me a value capture levy?

Not a municipal levy; Hittnau has explicitly waived one. The cantonal levy remains: 20 per cent of the increase in value on new zoning for building or on rezoning a zone for public buildings, small gains exempt. With new zoning, it falls due with the building permit or as early as the sale.
