Suppose you board the S 11 in Wila and wonder on the way what your house is officially worth. The cantonal statistics give no median for Wila, neither for 2025 nor for 2015 or 2007.

In 2025, 12 houses and 11 condominiums changed hands; in 2015 it was 13 and 1, in 2007 it was 9 and 5. The canton publishes a median only once a year has 15 sales. For houses, only three sales were missing in 2025 and only two in 2015. Wila reached the threshold in none of the three reference years.

Why does Wila have no official median despite its own station?

Wila has a station of its own on municipal territory. The S 11 runs from there straight to Zürich HB, with no change, from 49 minutes.5 The option with bus 833 and the S 3 takes 52 to 55 minutes. With the S 11 you therefore save at least 3 minutes and the change.

Even so, the property market stays small. In 2025, 12 houses changed hands; in 2015 it was 13. Both figures sit just below the threshold of 15 sales from which the canton publishes a median.2 For flats the gap is wider: 11 flats changed hands in 2025, only one in 2015, 5 in 2007.

A median comes from the number of sales, not from the quality of the connection. The station makes Wila easy to reach, but it supplies no official benchmark. For the value of your house, what counts is therefore the derivation via district, land and building.

What figures does Pfäffikon district provide for Wila?

Wila belongs to the district of Pfäffikon, and there sales are enough for an official median. In 2025, 286 condominiums changed hands in the district, at a median of CHF 1,025,000.2 In 2015 it was 179 sales, at a median of CHF 700,000. That is a rise of 46 per cent in ten years.

Houses moved almost in step: in 2025 a house in Pfäffikon district cost a median of CHF 1,430,000, from 149 sales. In 2015 it was CHF 980,000, from 186 sales. That is also a rise of 46 per cent in ten years.

The planning region of Zürcher Oberland shows a slightly different picture: CHF 980,000 for flats from 621 sales, CHF 1,400,000 for houses from 385 sales, both 2025.2 Both figures mix sales from a large area. A district or regional median always remains a surrounding figure, never a price for your own house in Wila.

What does the high tax rate in Wila mean for a sale?

Wila taxes income and wealth at 122 per cent, 217 per cent together with the canton.3 Only 5 of the 160 Zurich municipalities are higher, 4 are level. In Russikon, also in Pfäffikon district, you would pay about 4 per cent less on the same income and wealth.

The property gains tax, by contrast, is no higher in Wila than elsewhere; it follows the same cantonal tariff.1 After 10 full years the example shows a 20 per cent reduction; from 20 full years it is 50 per cent: CHF 59,700 instead of CHF 95,520.

Buy an owner-occupied home in Switzerland afterwards, and the tax can be deferred.1 You must have lived in the old house yourself too. If the new property costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, there is no deferral at all.9 Deferred does not mean waived.

What matters in Wila besides the price?

From Wila station the S 11 runs straight to Zürich HB, with no change, from 49 minutes.5 In Wila, 20 per cent of the population are 65 or older, 440 of 2,201 people.4

With a total tax rate of 217 per cent, Wila is not alone.3 Affoltern am Albis, Fischenthal, Wald and Turbenthal sit at exactly the same level; Turbenthal is also where the responsible notary office is based.

The purchase contract for Wila is notarised by the notary, land registry and bankruptcy office of Turbenthal, Bahnhofstrasse 6, 8488 Turbenthal.11 More in the guide Notary and land registry.

Is there a value capture levy in Wila?

No municipal value capture levy currently applies in Wila. Its building and zoning regulations of 27 March 2013 contain no article on this at all – they predate the cantonal Value Capture Act.6 Whether and when that changes, the building office will confirm.

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Where a good rail link does not also mean an official benchmark, you need your own derivation. I calculate land, district value and building separately and show what you keep after tax.

What else do owners in Wila ask?

How do I find the right estate agent in Wila?

Ask for the calculation, because there is no official median for Wila. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Wila?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Wila cost me a value capture levy?

Not today; Wila has no rule of its own in its building regulations. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
