Suppose you sell your house in Wildberg and then move to another municipality. Two questions arise: what is the house worth? And what tax rate will you pay in your new home? For the first question, Wildberg lacks an official benchmark.
In 2025, 3 houses and 1 condominium changed hands in the village; in 2015 it was 3 and 6, in 2007 it was 3 and none. The canton requires at least 15 sales a year for a median. For the second question the starting point is clear: only 3 of the 160 municipalities in the canton have a higher tax rate than Wildberg.
What does the high tax rate mean if you leave Wildberg after the sale?
Worked example
Worked example, Wildberg: flat at the district median, 10 years of ownership
Assumption: a flat at the median of Pfäffikon district, bought in 2015 and sold in 2025, without investments or costs. Wildberg itself has no median in any of these years.
- Sale price (district median 2025, provisional)
- CHF 1,025,000
- Purchase price (district median 2015)
- – CHF 700,000
- Property gain
- CHF 325,000
- Tax per tariff, before reduction
- CHF 119,400
- Reduction for 10 full years: 20%
- – CHF 23,880
- Property gains tax
- CHF 95,520
- Remaining after tax, before mortgage
- CHF 929,480
What does the high tax rate mean if you leave Wildberg after the sale?
Only 3 of the 160 municipalities in the canton have a higher tax rate than Wildberg at 219 per cent: Maschwanden and Bachs at 223 per cent each, Winterthur at 220 per cent.3 None has the same rate; the other 156 are lower. It does not affect the property gains tax, whose tariff applies across the canton.
After the sale it does count. Move away, and income and wealth tax follow the rate of your new municipality. Proceeds left in your account are wealth too. On the same income and wealth, cantonal and municipal tax is about 6 per cent lower in Pfäffikon, the district capital. In the city of Zurich it is about 2 per cent lower, in Küsnacht about 23 per cent.
The tax rate alone does not decide whether a move pays off. Housing costs, family and the new home matter too. If a move is coming anyway, check the rate at the destination before you commit.
What can value in Wildberg be measured against when there is no median?
A first clue comes from the land. The cantonal land model sets residential building land in Wildberg at CHF 656 per square metre for 2025.7 Ten years earlier it was CHF 507, a rise of 29.4 per cent. The range typically runs from CHF 461 to CHF 955 per square metre.
A second reference point is Pfäffikon district, to which Wildberg belongs. The flat median there was CHF 1,025,000 in 2025, from 286 sales.2 For houses it was CHF 1,430,000, from 149 sales. Both figures mix sales from across the district and are not a price for a property in Wildberg.
The model value applies only to undeveloped land. It does not value your own plot or the house on it. For a house in Wildberg, location, access, age and condition come on top, documented for example with photos, plans and invoices. What is said around the village is no substitute for that derivation.
What reduces the property gains tax on a sale in Wildberg?
The tariff is uniform across the canton; Wildberg merely collects the tax.1 The rate starts at 10 per cent on the first CHF 4,000 and reaches 40 per cent on the part above CHF 100,000. From 5 full years of ownership the tax falls, by 20 per cent in the example after 10 full years.
After 20 full years the largest reduction, 50 per cent, applies. The same gain would then cost CHF 59,700 in tax instead of CHF 95,520.1 Owners of more than 20 years may use the market value from 20 years ago instead. Documented value-enhancing investments also cut the gain; plain maintenance does not.
Reinvest the proceeds in an owner-occupied home in Switzerland, and the tax can be deferred.1 The old home must have been owner-occupied too. If the new home costs less than the proceeds, the difference is taxed at once.9 If it costs no more than the old purchase price and investments, there is no deferral. Deferred is not waived.

What matters in Wildberg besides the price?
From the stop Wildberg, Alte Post, bus 825 takes you to Pfäffikon ZH station, where the S 3 leaves for Zürich HB, from 51 minutes.5 Wildberg has no railway station; only buses stop in the village. In Wildberg, 19 per cent of the population are 65 or older, 193 of 1,015 people.4
Wildberg taxes income and wealth at 124 per cent, 219 per cent together with the canton.3 What this means for a move is shown in the tax rate comparison above.
The purchase contract in Wildberg is notarised by the notary, land registry and bankruptcy office of Turbenthal, Bahnhofstrasse 6, 8488 Turbenthal.10 More in the guide Notary and land registry.
Is there a value capture levy in Wildberg?
Wildberg charges no municipal value capture levy. The building and zoning regulations of 21 March 2005, approved on 9 August 2005, contain no article on it.6 No later revision was on record in October 2026; the building office will confirm the current position.
The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Without a median in the village the price needs a derivation, and the tax rate at your next home deserves a comparison. I derive the price from land, district and building and show what remains after property gains tax.

How do I find the right estate agent in Wildberg?
Ask where the figure for your house comes from when Wildberg has no median. I handle sales across the whole Canton of Zurich. Good answers keep land, district value and building apart and calculate the tax with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Wildberg?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Wildberg cost me a value capture levy?
The municipality itself charges no such levy; its building regulations have no article for one. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
