Suppose you look for Wil in the cantonal sales statistics for 2007. You will not find it. Only municipalities with at least one open-market sale are listed, and in 2007 Wil is the only one of the 160 municipalities in the canton that is missing.

Even the station bearing Wil's name is not on Wil soil: Hüntwangen-Wil belongs to the territory of the neighbouring municipality of Hüntwangen. Anyone travelling from Wil starts at the bus stop in the village.

How can a property in Wil be valued with so few sales?

For Wil there is at least a land model. The cantonal model puts residential building land in Wil at CHF 943 per square metre for 2025.7 In 2015 it was still CHF 610, a rise of 54.6 per cent in ten years. Typically the model ranges from CHF 664 to CHF 1,354 per square metre. In 123 of the 160 municipalities in the canton the model value is higher, in 36 lower.

The canton publishes prices paid for residential building land only for its whole territory. Their median for 2021 to 2025 was CHF 1,742.7 That median and the model arise in different ways and only serve as rough orientation. The model value for Wil sits well below it.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Wil, the building comes on top, with its age, condition and fit-out. With so few local sales, no price next door is a substitute for that derivation.

Why is Wil missing from the 2007 sales statistics?

The cantonal sales statistics only list municipalities with at least one open-market sale of a house, block of flats or condominium in that year.2 For 2007, Wil is missing as the only one of the 160 municipalities in the canton. So in that year no house and no flat changed hands on the open market. In 2015 it was 3 houses and no flat.

In 2025, 2 houses and 11 flats changed hands, both still below the threshold of 15.2 What happened between the reference years, so few data points do not show.

Only the district of Bülach provides an official figure. In 2025 a flat there cost a median of CHF 1,125,000, from 557 sales, a rise of 42 per cent since 2015.2 The figure mixes sales from across the district, from Kloten to Wasterkingen, and is not a price for a flat in Wil. Your own property needs its own derivation from location, plot and building.

What reduces the property gains tax on a sale in Wil?

The tariff is the same throughout the canton; Wil only levies it.1 It rises in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 61,700 would then be due instead of CHF 98,720.1 Documented value-enhancing investments reduce the gain further; mere maintenance does not.

Buy a new home to live in afterwards, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.10 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

Wil itself has no median in any reference year; the threshold is 15 sales. For 2007 the statistics do not list Wil, as they only name municipalities with at least one sale.

What matters in Wil besides the price?

From the stop Wil ZH, Lirenhof, bus 545 runs to Hüntwangen-Wil, where you change to the S 9 for Zürich HB, from 48 minutes.5 Despite its name, the station Hüntwangen-Wil lies in the neighbouring municipality of Hüntwangen, not on Wil soil; Wil has no station of its own. In Wil, 23.1 per cent of the population are 65 or older, 369 of 1,597 people; 5.8 per cent are 80 or older.4

Wil taxes income and wealth at 97 per cent, 192 per cent together with the canton.3 On the same income and wealth, Rafz means about 8 per cent more cantonal and municipal tax, the district seat of Bülach about 9 per cent more.

The purchase contract in Wil is notarised by the notary, land registry and bankruptcy office of Eglisau, Obergass 3, 8193 Eglisau.11 More in the guide Notary and land registry.

Is there a value capture levy in Wil?

Since 7 June 2024, Wil has charged a municipal value capture levy of 10 per cent of the gain in value minus CHF 100,000 on upzoning and rezoning.6 That is set out in art. 1a of the building and zoning regulations: adopted by the municipal assembly on 13 December 2023, approved by the cantonal building department on 9 February 2024, in force on publication on 7 June 2024.6 Plots under 2,000 square metres are exempt, unless the gain in value exceeds CHF 250,000.68

The levy only falls due once building starts, not on sale.9 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract. More in the guide value capture levy.

Wil has too few sales for a median, in 2007 none at all, and the station with its name lies in Hüntwangen. I derive the value via the district and the land and calculate, with your purchase date, what remains after tax.

What else do owners in Wil ask?

How do I find the right estate agent in Wil?

Ask how anyone justifies a value when there are only a few local sales. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Wil?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Wil cost me a value capture levy?

The municipal levy, not because of the sale itself. It only hits upzoned or rezoned plots from 2,000 square metres, smaller ones only with a gain in value above CHF 250,000, and since June 2024 it has been 10 per cent of the gain in value minus CHF 100,000. It only falls due with construction. If it is open, it belongs in the contract with the buyer. Newly zoned land is different: there the cantonal levy falls due with the sale itself.
