Suppose you are looking for a comparable sale from the village for your house in Bachs. For 2025 the official statistics record not a single open-market house sale, and none for 2015 either. In 2007 there were still three.

For condominiums the canton counts 1 sale in 2025 and 2 in 2015. So there is no median for houses or for flats. What there is: the land model, Dielsdorf district and your house itself.

Where does a figure for a house in Bachs come from without a recent comparable sale?

The canton estimates residential building land in Bachs at CHF 829 per square metre for 2025.8 From CHF 592 in 2015, the model value has risen by 40 per cent. The range in which the model typically lies runs from CHF 577 to CHF 1,192.

The canton only reports prices actually paid for building land for all municipalities together. In 2021 to 2025 that median was CHF 1,742 per square metre.8 The Bachs model is an estimate, the cantonal figure a median of prices paid. The comparison only shows that Bachs lies clearly below.

For a house, the building land is only the start. The model knows neither your plot nor the building, which comes on top with its age, condition and fit-out. An official figure for the house price per square metre of plot is missing for Bachs in all three reference years. Plot and building can still be derived separately, with plans, receipts and the land register extract.

What does Dielsdorf district show when no house was sold in Bachs?

First a caveat: the statistics here count open-market sales in the three reference years 2007, 2015 and 2025.2 What happened in between is not analysed. For Bachs this means 3 house sales in 2007, none in 2015 and none in 2025.

Dielsdorf district has enough sales for official medians. Houses there cost a median of CHF 1,350,000 in 2025, from 178 sales, and condominiums CHF 920,000, from 193 sales.2 In 2015 the flat median stood at CHF 690,000, from 303 sales. That makes a rise of 33 per cent by 2025.

These medians mix sales from across the district, from Regensdorf to Bachs. For a house in Bachs they are the surroundings, not a price. Whether a house in the village would sit above or below depends on its location, plot and condition, not on the district. The Zürcher Unterland planning region reports its own, different figures; they are not mixed in here.

How high is the property gains tax in Bachs, and what lowers it?

Bachs levies the tax under the cantonal tariff, the same for all municipalities.1 The rate rises with each band of gain. Bands go from 10 per cent on the first CHF 4,000 to 40 per cent above CHF 100,000. In the example: CHF 81,400, before the holding period.

After 10 full years it falls by 20 per cent, to CHF 65,120. At 20 full years the reduction peaks at 50 per cent, or CHF 40,700. Where the purchase lies over 20 years back, the market value of 20 years ago may be used instead. Documented value-enhancing investments reduce the gain; plain maintenance does not.

A deferral requires that you lived in your previous home yourself and buy a new one in Switzerland to live in.1 Should the new home cost less than the proceeds, the difference is taxed at once. If its price does not exceed the purchase price and investments of the old one, there is no deferral.10 Deferred does not mean waived.

What matters in Bachs besides the price?

From the stop Bachs, Weiherbach, bus 535 takes you to Steinmaur, where the S 15 runs to Zürich HB, from 38 minutes.5 Weiherbach is one of four bus stops in the village and offered the fastest connection in the time window queried. No railway station lies on municipal territory.

151 of the 657 people in Bachs are 65 or older, which equals 23 per cent; those aged 80 or older make up 6.1 per cent.4 Only 20 of the 160 municipalities in the canton have a higher share aged 65 and over, Bäretswil has the same, and the other 138 a lower one.

On income and wealth Bachs levies 128 per cent; with the canton it is 223 per cent.3 Level with Maschwanden, that is the highest total rate of the 160 municipalities in the canton. On the same income and wealth, cantonal and municipal tax would be about 9 per cent lower in Steinmaur and about 10 per cent lower in Dielsdorf, the district seat.

Is there a value capture levy in Bachs?

Today Bachs charges no value capture levy of its own. The building regulations in force, with versions from 1993, 2008 and 2015, contain no provision on it.6 The total revision adds an express waiver: article 33 was approved by the cantonal building department on 30 September 2026.7 No entry into force had been published in the documents reviewed by October 2026.

Because the new rule is itself a waiver, there will still be no municipal levy once it is in force. The canton, by contrast, charges 20 per cent of the increase in value when the municipality newly zones land for building or rezones a zone for public buildings, small gains exempt.9 With new zoning the levy falls due with the building permit or as early as the sale, and belongs in the purchase contract. The guide value capture levy sets out the details.

Who notarises a house sale in Bachs?

Bachs falls within the Dielsdorf notarial district.11 The purchase contract is notarised at the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf, which also records the change of ownership in the land register. The guide notary and land register describes the process.

What else do owners in Bachs ask?

How do I find the right estate agent in Bachs?

Ask how anyone arrives at a figure for your house without a recent comparable sale in the village. I handle sales across the whole Canton of Zurich. Ask to see land, district value and building separately and to have the tax calculated with your purchase date. The 12 checking questions help in the first meeting.

I inherited a house in Bachs: which purchase price is used?

The inheritance as such does not lead to property gains tax. On a sale, the purchase price and purchase date of the deceased person generally apply. What else matters when inheriting is shown on the inheritance page.

Is a value capture levy due when selling in Bachs?

Not a municipal one today, and the approved new rule is also a waiver. The canton charges 20 per cent of the increase in value for newly zoned land and rezoned zones for public buildings, small gains exempt. If land is newly zoned, it falls due with the building permit, or with a sale that comes first.
