Suppose you look for an official benchmark for houses in Schleinikon before selling. There is none for 2025, and none for 2015 or 2007 either. In 2025 there were 4 house sales and 2 condominium sales in the village; in 2015, 6 and 1; in 2007, only 2 houses.
The train connection is just as plain: Schleinikon has no station of its own, yet a journey to Zurich with no change. How that fits together is worth a closer look before you settle on a figure for a sale.

Why does Schleinikon reach Zurich with no change, when it has no station of its own?
Schleinikon has no station of its own. The starting point is the central stop Schleinikon, Wasen.5 From there a footpath leads to Schöfflisdorf-Oberweningen station, which lies in Schöfflisdorf. From there the S 15 runs to Zürich HB with no change, from 46 minutes for the whole journey. On both dates checked in October 2026 the connection was the same.
Zero changes here does not mean the journey starts at your door. It means that once you reach the station on foot, no second train is needed. That distinction matters: comparing only the travel time can miss that the first leg is on foot.
For a sale, both figures matter: the travel time from Schleinikon, and how far the walk to the station is. Both belong together in any honest description of the location, not just the more convenient number alone.
What do the land and the region show when Schleinikon itself has no median?
The cantonal model values residential building land in Schleinikon at CHF 916 per square metre for 2025.7 Compared with CHF 666 in 2015, that is a rise of 37.5 per cent. The usual range lies between CHF 640 and CHF 1,329.
For the canton as a whole, the statistics give the median of building land prices paid over five years each: CHF 800 for 2011 to 2015, CHF 1,742 for 2021 to 2025.7 Model and prices paid are different measures, so the comparison stays rough.
Schleinikon belongs to the Zürcher Unterland planning region. Its flat median was CHF 1,010,000 in 2025, from 481 sales.2 In 2015 it was CHF 710,000 from 539 sales, a rise of 42 per cent. In Dielsdorf district, to which Schleinikon also belongs, the flat median was lower in 2025, at CHF 920,000. Both figures mix sales from across the region or district. They are not a price for a flat or house in Schleinikon.
What reduces the property gains tax on a sale in Schleinikon?
Schleinikon levies the tax under the same tariff as every other Zurich municipality.1 The rate climbs in steps: 10 per cent applies to the first CHF 4,000, 40 per cent to the part above CHF 100,000. Only from 5 full years does the tax fall, by 20 per cent in the example after 10 years.
Its maximum reduction of 50 per cent is reached from 20 full years.1 The same gain would then trigger only CHF 40,700 instead of CHF 65,120. After more than 20 years, the market value from 20 years ago may replace the purchase price. Documented value-enhancing investments also cut the gain; plain maintenance does not.
If the proceeds go into an owner-occupied home in Switzerland, the tax can be deferred.1 The home sold must also have been owner-occupied. If the new home is cheaper than the proceeds, the difference is taxed at once.9 If it does not exceed the old price and investments, there is no deferral. Deferred is not waived.

What matters in Schleinikon besides the price?
From Schleinikon, Wasen you reach Zürich HB from 46 minutes, on foot to Schöfflisdorf-Oberweningen station and from there by the S 15, with no further change.5 In Schleinikon, 19.1 per cent of the population are 65 or older, 170 of 891 people.4
Schleinikon taxes income and wealth at 106 per cent, 201 per cent together with the canton.3 In Schöfflisdorf, where Schöfflisdorf-Oberweningen station lies, you would pay about 6 per cent less cantonal and municipal tax on the same income and wealth, in Regensdorf, also in Dielsdorf district, about 5 per cent more.
The purchase contract in Schleinikon is notarised by the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf.10 More in the guide Notary and land registry.
Is there a value capture levy in Schleinikon?
Schleinikon charges no municipal value capture levy. Its building and zoning regulations date from a 2009 revision, before the cantonal value capture act took effect on 1 January 2021, and contain no article on it.6 According to the cantonal map, a partial revision was only at the preliminary review stage in October 2026, neither adopted nor approved nor in force.12
The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Without an official median, the price calls for a careful derivation rather than a gut feeling. I set out land, region and building separately and calculate what remains after tax.

What else do owners in Schleinikon ask?
How do I find the right estate agent in Schleinikon?
Ask how someone derives the value without a median in the village, and how the walk and the S 15 enter the description of the location. I handle sales across the whole Canton of Zurich. Land, region and building should be documented separately, the tax calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Schleinikon?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Schleinikon cost me a value capture levy?
Not a municipal levy today; the building regulations have no article for one. A partial revision is only at the preliminary review stage, neither adopted nor in force. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt.
