Suppose you want to know the official median for houses or flats in Niederweningen. You will not find one in any of the three reference years, 2007, 2015 or 2025, for either type of property.
What there is instead: a direct train. From Niederweningen Dorf station the S 15 takes you to Zürich HB without changing, from 33 minutes.
Why does Niederweningen have no official median in any year?
Worked example
Worked example, Niederweningen: flat at the district median, 10 years of ownership
Assumption: a flat at the median of Dielsdorf district, bought in 2015 and sold in 2025, without investments or costs. Niederweningen itself has no median in 2015 or 2025.
- Sale price (district median 2025, provisional)
- CHF 920,000
- Purchase price (district median 2015)
- – CHF 690,000
- Property gain
- CHF 230,000
- Tax per tariff, before reduction
- CHF 81,400
- Reduction for 10 full years: 20%
- – CHF 16,280
- Property gains tax
- CHF 65,120
- Remaining after tax, before mortgage
- CHF 854,880
Why does Niederweningen have no official median in any year?
Suppose you compare all three official reference years. For houses, open-market sales stayed at 9 in 2025, 9 again in 2015, and 11 in 2007. For flats it was 12 sales in both 2025 and 2015, only 6 in 2007. Six readings, six times below the threshold. The canton needs at least 15 sales a year for a median, and Niederweningen reaches it in none of these years.
The steadiness for houses stands out: 11, 9 and again 9 sales. For flats, the 2015 figure of 12 was twice that of 2007, and 2025 again saw 12. Even that is not enough for a median.
What this means for you: no figure exists in the village itself. Not from the statistics, and not from the memory of a single sale. A valuation needs the surroundings and your own plot, derived separately.
What does the land model show when Niederweningen itself has no price figure?
The cantonal model puts residential building land in Niederweningen at CHF 1,510 per square metre for 2025. In 2015 it was still CHF 869, a rise of 73.8 per cent in ten years. Typically the model ranges from CHF 1,059 to CHF 2,157 per square metre.
A second measure covers the whole canton. Prices actually paid for residential building land had a median of CHF 1,742 in 2021 to 2025. In 2011 to 2015 it was CHF 800, a rise of 118 per cent. One is a median of prices paid, the other a model for undeveloped land. Both only serve as rough orientation, including when comparing their rises.
What this means for you: the model values neither your plot nor your house; it estimates land without buildings. For a house in Niederweningen, the building comes on top, with its age, condition and fit-out, derived and documented separately.
What reduces the property gains tax on a sale in Niederweningen?
The tariff is the same throughout the canton; Niederweningen only levies it. It rises in steps with the gain. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 40,700 would then be due instead of CHF 65,120. For a purchase over 20 years ago, the market value of 20 years ago may also count.
Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred. And deferred does not mean waived.

What matters in Niederweningen besides the price?
From Niederweningen Dorf station you reach Zürich HB directly, without changing, in 33 minutes.5 The terminus one stop further also lies within the municipality, but is a minute slower. In Niederweningen, 17 per cent of the population are 65 or older, 555 of 3,273 people; 3.8 per cent are 80 or older.4
Niederweningen taxes income and wealth at 100 per cent, 195 per cent together with the canton.3 In Oberweningen you would pay about 3 per cent less cantonal and municipal tax on the same income and wealth, in Niederhasli about 6 per cent more.
Is there a value capture levy in Niederweningen?
Niederweningen has no municipal value capture levy today. The building and zoning regulations in force, adopted on 3 December 2013 and approved by the canton on 21 July 2014, contain no value capture article.6 Whether the municipality has since adopted a rule or a waiver is something the building authority can confirm.
The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Who notarises a house sale in Niederweningen?
Niederweningen belongs to the Dielsdorf notarial district.10 The responsible office is the Dielsdorf notary, land registry and bankruptcy office at Wehntalerstrasse 40, 8157 Dielsdorf. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.
A village with no median at all is no reason for a figure from the gut. I derive the value of your house or flat from the district and the plot and calculate, with your purchase date, what remains after tax.

How do I find the right estate agent in Niederweningen?

Check that the district value, the land model and the building are shown separately and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Niederweningen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Niederweningen cost me a value capture levy?
The building and zoning regulations in force today contain no levy of their own. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. Whether this has changed since, the building authority can confirm.
