Suppose you look up the station for Oberweningen on a map. You find it under the name Schöfflisdorf-Oberweningen, on the land of the neighbouring municipality of Schöfflisdorf, not on Oberweningen’s own ground.

You will not find an official price for a house or flat in Oberweningen either, in any of the three reference years. What there is, though: a waiver on the value capture levy, dated and backed by its exact wording, and a tax rate that matches Schöfflisdorf’s exactly.

What is building land in Oberweningen worth according to the cantonal model?

The answer comes from a cantonal model, not from sales statistics. It puts residential building land in Oberweningen at CHF 1,431 per square metre for 2025. In 2015 it was CHF 892.7 That is a rise of 60.4 per cent in ten years. Typically the model ranges from CHF 994 to CHF 2,046 per square metre.

For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 Model value and sale price are produced in different ways. Oberweningen sits below this cantonal figure on its model value.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Oberweningen, the building comes on top, with its age, condition and fit-out. The model estimates the land; the building needs a calculation of its own, based on your documents.

Which surrounding figures apply to Oberweningen when the village itself has no median?

Dielsdorf district, to which Oberweningen belongs, has enough sales for an official median. In 2025, 193 condominiums changed hands there, at a median of CHF 920,000.2 In 2015 it was 303 sales, at a median of CHF 690,000. That is a rise of 33 per cent in ten years.

The Zürcher Unterland planning region, which also includes municipalities of Bülach district, shows a higher flat median: CHF 1,010,000 in 2025 and CHF 710,000 in 2015.2 Both surrounding figures sit below the cantonal median of CHF 1,200,000. The district is 23 per cent lower, the region 16 per cent.

None of these figures is a price for a flat in Oberweningen itself. Both combine sales from a far larger area than Oberweningen alone. What this means for you: district and region set a frame; only a derivation values your own property.

What reduces the property gains tax on a sale in Oberweningen?

The tariff is the same throughout the canton. Oberweningen only levies the tax.1 It rises in steps. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 40,700 would then be due instead of CHF 65,120.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Oberweningen besides the price?

Oberweningen has no station of its own. The Schöfflisdorf-Oberweningen station carries the village name but sits on the land of the neighbouring municipality of Schöfflisdorf.5 From the central stop Oberweningen, Im Hüebli, a footpath leads to the S 15 for Zürich HB, from 39 minutes. In Oberweningen, 20 per cent of the population are 65 or older, 379 of 1,896 people; 4.2 per cent are 80 or older.4

Oberweningen taxes income and wealth at 94 per cent, 189 per cent together with the canton.3 Only 27 of the 160 municipalities in the canton have a lower rate, 3 the same, and in 129 it is higher. In Schöfflisdorf, on whose land the station bearing Oberweningen’s name sits, you would pay exactly the same on the same income and wealth. In Niederweningen it is about 3 per cent more.

Is there a value capture levy in Oberweningen?

Oberweningen has waived a levy of its own, explicitly and with a date. Clause 2.3.1 of its building regulations states: "No value capture levy within the meaning of § 19 of the Value Capture Act (MAG) is charged on planning gains arising from upzoning or rezoning."6 The partial revision was adopted by the municipal assembly on 5 June 2024, approved by the cantonal building department on 16 September 2024, and has been in force since 1 January 2025.

The cantonal levy remains regardless. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Who notarises a house sale in Oberweningen?

Oberweningen belongs to the Dielsdorf notarial district.10 The responsible office is the Dielsdorf notary, land registry and bankruptcy office at Wehntalerstrasse 40, 8157 Dielsdorf. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

A station on someone else’s land and a market with no median are no reason for a figure from the gut. I calculate land, district value and building separately and show what remains after tax.

What else do owners in Oberweningen ask?

How do I find the right estate agent in Oberweningen?

Ask how anyone arrives at a figure when there is no median. I handle sales across the whole Canton of Zurich. Good answers keep land, district value and building apart and calculate the tax with your actual purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Oberweningen?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Oberweningen cost me a value capture levy?

No municipal levy; Oberweningen has waived a levy of its own, explicitly and with a date. If land was newly zoned for building or a zone for public buildings was rezoned, the canton charges its levy of 20 per cent of the increase in value, small gains exempt. With new zoning, it falls due with the building permit or as early as the sale.
