Selling property in Fischenthal: two medians in 2015, none in 2025

In 2015 Fischenthal had medians of its own for houses and flats. In 2025, 12 house and 3 flat sales were enough for neither.

Suppose you bought your house in Fischenthal in 2015. For that year the canton gives a house median of CHF 577,500, calculated from 18 sales; 2007 also had one, from 22 sales.2

For 2025 it is missing. 12 houses and 3 condominiums sold on the open market, both fewer than the 15 sales from which the canton publishes a median. The 2015 flat median, CHF 470,000 from 16 sales, has no successor in 2025 either.

Worked example, Fischenthal: flat at the district median, 10 years of ownership

Assumption: a flat at the median of Hinwil district, bought in 2015 and sold in 2025, without investments or costs. Fischenthal has a flat median of its own only for 2015, so the example uses the district for both years.

How cheap is land in Fischenthal?

Very cheap by cantonal standards. The cantonal model sets residential building land in Fischenthal at CHF 517 per square metre for 2025.7 Only 6 of the 160 Zurich municipalities are lower, the lowest being Flaach at CHF 435. In 2015 the value was CHF 307; the rise since then is 68.4 per cent. Typically the model moves between CHF 366 and CHF 737.

For the canton as a whole there is a median from prices actually paid: CHF 1,742 per square metre for 2021 to 2025, more than three times the Fischenthal model value.7 Because model and purchase price come about differently, this gap only gives a rough sense of scale.

A low land value says little about a particular house. The model values bare land, not your plot and not the building. For a house, its age, condition and fit-out come on top, and both are derived separately and backed with documents.

What happened to the medians in Fischenthal?

In 2015 sales in Fischenthal were enough for two medians of its own: CHF 577,500 for houses from 18 sales and CHF 470,000 for flats from 16 sales.2 Both lay well below the medians of Hinwil district, which in 2015 reported CHF 872,500 for houses and CHF 696,000 for flats.

In 2025, 12 houses and 3 flats sold, both below the threshold of 15.2 Houses were 3 sales short, flats 12. So for that year there is no benchmark of its own at all. What happened in the years between the reference years, the data do not show.

That leaves the setting. For 2025, Hinwil district reports a flat median of CHF 950,000 from 323 sales. Its house median is CHF 1,250,000, from 213 sales. The 2015 medians show that Fischenthal lay below the district back then. Whether that still holds in 2025, no figure proves.

How is a gain from a sale taxed in Fischenthal?

Fischenthal levies property gains tax under the cantonal tariff.1 The rate rises with the gain: 10 per cent on the first CHF 4,000, 40 per cent on everything above CHF 100,000. For 10 full years of ownership there is a 20 per cent reduction, just as in the example.

From 20 full years the reduction is 50 per cent, the maximum: CHF 45,500 instead of CHF 72,800 in the example.1 For a purchase more than 20 years ago, the market value of 20 years back may replace the purchase price. Documented value-adding investments reduce the gain; plain upkeep does not.

If you then buy a new home in Switzerland and live in it yourself, the tax can be deferred.1 You must also have lived in the old property yourself. If the new property costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price plus investments, there is no deferral.10 Deferred is not waived.

What matters in Fischenthal besides the price?

The train stops in Steg, part of the municipality of Fischenthal. From the stop Steg im Tösstal, Bahnhof the S 26 runs to Rüti ZH, where you continue on the S 15 to Zürich HB, from 56 minutes.5 Among the 160 Zurich municipalities, the trip only takes longer from Stammheim and Truttikon.

17.3 per cent of residents are 65 or older, 465 of 2,686; 3.0 per cent are 80 or older.4

The municipal tax rate is 122 per cent, 217 per cent in total. Only 5 of the 160 Zurich municipalities have a higher total rate, 4 the same.3 On the same income and wealth you pay about 1 per cent less cantonal and municipal tax in Wetzikon, about 3 per cent less in Hinwil.

Is there a value capture levy in Fischenthal?

Fischenthal has no municipal value capture levy today. The building and zoning regulations in force, from 2010, contain no article on it.6

According to the canton's overview, a proposal has only been pre-reviewed, as of 10 October 2026.9 The documents examined show neither a decision by the municipal assembly nor an approval. The building authority can confirm the current status.

The cantonal levy still applies: if land is newly zoned for building, the canton charges 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. It falls due on the building permit or as early as the sale, so it belongs in the purchase contract. More in the guide value capture levy.

Who notarises a house sale in Fischenthal?

The responsible office for Fischenthal is the notary, land registry and bankruptcy office of Wald, Rosenthalstrasse 7a, 8636 Wald.11 It also serves Dürnten, Rüti and Wald. It notarises the purchase contract and enters the transfer of ownership in the land register. More in the guide notary and land register.

Two medians from 2015 no longer help in 2025. I derive the value of your property from land, district and building and calculate your tax with your own purchase date.

What else do owners in Fischenthal ask?

How do I find the right estate agent in Fischenthal?

Ask how someone arrives at a figure without a current median, and how they place the 2015 values. I handle sales across the whole Canton of Zurich. Land, district value and building should be derived separately, and the tax calculated with your purchase date. Questions for the first meeting: the 12 checking questions.

Does the land value also apply to Steg and the other villages?

The cantonal model value is one value per municipality; it does not distinguish between villages. Differences in location and access only enter into the valuation of your own plot.

Which purchase price counts if I inherited the house in Fischenthal?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Fischenthal cost me a value capture levy?

Not a municipal one today: Fischenthal has no levy of its own, and a proposal has only been pre-reviewed, per the canton. Whether anything has changed, the building authority will know. For newly zoned land the cantonal levy of 20 per cent applies, due on the building permit or as early as the sale.
