Suppose you are thinking of selling your house in Lindau and moving into a flat in the village. The sum looks simple: house price minus flat price, and the rest is free. Both figures even exist officially.

In 2025 the median house in Lindau cost CHF 1,500,000, the median condominium CHF 900,000. The gap is CHF 600,000. But the flat median rests on 15 sales. With one sale fewer, it would not exist at all.

How reliable is the Lindau flat median of CHF 900,000?

It sits on the edge. The canton only releases a median when a year has at least 15 sales.2 In Lindau, exactly 15 flats were sold on the open market in 2025. Among the 62 municipalities I describe here, none has a flat median based on fewer sales. In 2015 it was CHF 730,000, from 17 sales.

With so few sales, a handful of flats can shift the median noticeably. If larger or newer flats were sold in a given year, it can rise. If they were smaller or older, it can fall. Which flats were involved in 2025 remains open in the statistics.

What this means for you: take CHF 900,000 as a pointer, not as a price. For your flat, floor, layout, year of construction and condition count. And if you want to buy a flat in the village, plan with a range rather than a single figure. The rise of 23 per cent since 2015 should be read with the same caution.

How much capital does moving from a house to a flat in Lindau free up?

At the median, a house in Lindau costs 1.7 times as much as a flat; across the canton, 1.3 times.2 The medians are CHF 600,000 apart. In the median comparison, a move within the village therefore frees up more capital than the cantonal medians would suggest. That is before tax, costs and mortgage.

The house median rests on more sales, 24, compared with 20 in 2015.2 It has risen by 28 per cent since 2015, from CHF 1,175,000, and is now 6 per cent below the canton.

If you buy the flat and lived in the house permanently yourself, the tax can be deferred.1 If the flat is cheaper than the proceeds, the difference is taxed straight away.11 If it is no dearer than your house plus investments once were, the deferral falls away entirely. What this means for you: run the move through with your own figures before you commit.

How much tax is due on a sale in Lindau?

In the example, the flat median rose from CHF 644,000 in 2007 to CHF 900,000. On the gain of CHF 256,000, CHF 51,408 in tax is due, 5.7 per cent of the sale price.1 The canton sets the tariff; Lindau only levies the tax.

For houses there is no 2007 median, as only 10 were sold then. Your calculation therefore starts with your own purchase contract. The longer ago you bought, the larger the reduction: 44 per cent after 18 full years, half from 20 years.1 In the flat example, CHF 45,900 would then be due.

Documented investments that add value reduce the gain. Ordinary upkeep does not.1 The tax rate of 106 per cent, 201 per cent including the canton, only affects income and wealth.3 On the same income, Illnau-Effretikon means about 3 per cent more cantonal and municipal tax, Nürensdorf about 8 per cent less.

What matters in Lindau besides the price?

Lindau has no railway station. From the Lindau, Dorf stop, bus 650 runs to Effretikon. With one change you reach Zürich HB from 30 minutes.5 In Lindau, 19.1 per cent of the population are 65 or older, 1,122 of 5,881 people.4

The cantonal model puts residential building land in Lindau at CHF 1,265 per square metre for 2025; in 2015 it was CHF 765.7 In 2025 the median house cost CHF 2,554 per square metre of plot, building included.2 These are two different measures: a model for undeveloped land and a median of house prices paid.

What applies to the value capture levy in Lindau?

Since 21 May 2022, Lindau has taken 25 per cent of the gain in value minus CHF 100,000 on upzoning and rezoning.6 Plots under 2,000 square metres are exempt.6 That does not apply if the gain in value exceeds CHF 250,000.8 The municipality can also settle the levy through an urban development contract.6

The amount only falls due with development; the sale alone changes nothing.9 If you sell before that, the obligation goes to the buyer, so the sale contract should mention it.8 More on the calculation in the guide value capture levy.

What else do owners in Lindau ask?

How do I find the right estate agent in Lindau?

Ask how many comparisons, and which ones, stand behind a figure. I handle sales across the whole Canton of Zurich. Especially with thin figures, what counts is whether an agent derives the valuation and calculates the tax with your purchase date. What else you can ask is listed in the 12 checking questions.

What is the land under my house in Lindau worth?

The cantonal model puts residential building land at CHF 1,265 per square metre for 2025, 65.4 per cent more than in 2015. Typically the model ranges from CHF 888 to CHF 1,775. For your own plot, location, zoning and area decide.

Is a value capture levy due when I sell in Lindau?

Not because of the sale alone. It only concerns upzoned or rezoned plots from 2,000 square metres, smaller ones only with a gain in value above CHF 250,000. It only falls due with building. If it applies, it belongs in the sale contract.
