Suppose you plan to sell your house in Dättlikon and first check two things: the official median and a possible value capture levy. On the median, the statistics do not help. In 2025, 6 houses and no condominium changed hands; in 2015 it was 2 and none, in 2007 it was 2 and 2.

On the levy, the municipality is further along: it voted for a waiver at the ballot box, and according to its map the canton has approved it. A date for it taking effect, though, is not yet recorded there.

Where does the waiver approved at the ballot box in Dättlikon stand today?

At the ballot box, Dättlikon approved a new article in its building and zoning regulations on 18 May 2025.7 It is an explicit waiver of a value capture levy. The cantonal building department then asked for an editorial change to the article heading. The municipal council adopted that change on 26 May 2026.

According to the cantonal map, the proposal was approved on 3 July 2026.13 In October 2026, however, the map records no date for it taking effect. For today this means: no municipal levy. According to the map, though, the waiver is not yet in force.

For you as a seller, this changes little in practice: neither the old nor the new version of the regulations charges a municipal levy.67 The cantonal levy on new zoning applies regardless. The building office will confirm when the waiver takes effect, if that matters for a specific sale.

How has the land model for Dättlikon developed, and what does Winterthur district show?

For Dättlikon the cantonal land model gives CHF 1,210 per square metre of residential building land in 2025.8 Since 2015, when the model value stood at CHF 758, it has risen by 59.6 per cent. The model gives a range of CHF 841 to CHF 1,744.

Across the canton, the median price actually paid for residential building land was CHF 1,742 per square metre in 2021 to 2025.8 In 2011 to 2015 it was CHF 800. That is a different measure from the model value, and the Dättlikon model value sits below it.

In Winterthur district, to which Dättlikon belongs, the flat median was CHF 950,000 in 2025, from 536 sales.2 In 2015 it was CHF 695,000 from 413 sales. Model value and district median describe different things and cannot be added together. The district median mixes sales from across the district and is not a price for a flat or house in Dättlikon.

What reduces the property gains tax on a sale in Dättlikon?

Dättlikon levies the tax under the same tariff as every Zurich municipality.1 The first CHF 4,000 of gain is taxed at 10 per cent, the part above CHF 100,000 at 40 per cent. Owning for 5 full years or more brings a reduction. In the example it is 20 per cent after 10 years.

The maximum, 50 per cent, applies from 20 full years. The same gain would then trigger CHF 45,700 instead of CHF 73,120.1 For a purchase over 20 years back, the market value of 20 years ago can count instead, on request. Documented value-enhancing investments also cut the gain; plain maintenance does not.

Invest the proceeds in a new home in Switzerland to live in, and the tax can be deferred.1 The old home must also have been owner-occupied. If the new home costs less than the proceeds, the difference is taxed at once.10 If it costs no more than the old price and investments, there is no deferral. Deferred is not waived.

What matters in Dättlikon besides the price?

From the stop Dättlikon, bus 529 runs to Pfungen; from there the S 41 to Bülach and the S 9 continue to Zürich HB, from 51 minutes, with 2 changes.5 Dättlikon itself has no railway station; the stop in the village is a bus stop. In Dättlikon, 19.9 per cent of the population are 65 or older, 168 of 843 people.4

Dättlikon taxes income and wealth at 112 per cent, 207 per cent together with the canton.3 In Pfungen, where the bus meets the S 41, the tax rate is the same, also 207 per cent. In Hagenbuch, also in Winterthur district, you would pay about 4 per cent more cantonal and municipal tax on the same income and wealth.

The purchase contract in Dättlikon is notarised by the notary, land registry and bankruptcy office of Wülflingen-Winterthur, Stadthausstrasse 12, 8400 Winterthur.11 More in the guide Notary and land registry.

Is there a value capture levy in Dättlikon?

Dättlikon charges no municipal value capture levy today. That holds regardless of whether the waiver approved at the ballot box in 2025 is already formally in force: neither the current nor the future version of the building and zoning regulations provides for a levy.67

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.9 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

A waiver approved at the ballot box with no start date yet is no reason to skip a careful derivation. I check the state of the value capture levy as well, derive the price and show what remains after tax.

What else do owners in Dättlikon ask?

How do I find the right estate agent in Dättlikon?

Ask how someone checks the state of the waiver and where the figure for your house comes from without a median. I handle sales across the whole Canton of Zurich. Expect a derivation that shows land, district and building separately and calculates the tax for your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Dättlikon?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Dättlikon cost me a value capture levy?

Not a municipal levy today. According to the canton the waiver approved at the ballot box has been approved, but it has not yet been brought into force; even the previous regulations charged no levy. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt.
