Suppose you want to sell your house in Weisslingen and look for the official benchmark for 2025. You will not find one: 13 houses changed hands, 15 would be needed. In 2015 it was also 13; in 2007, 17 sales produced a median.
For flats, sales reached the threshold in none of the three reference years. Weisslingen shows how narrowly an official figure hangs on the threshold: two more house sales, and there would be a median.
Why are 13 house sales in Weisslingen not enough for a median?
Worked example
Worked example, Weisslingen: flat at the district median, 10 years of ownership

Why are 13 house sales in Weisslingen not enough for a median?
The canton needs at least 15 open-market sales a year before it publishes a median. In Weisslingen 13 houses changed hands in 2015 and 13 in 2025, both just below the threshold. In 2007 it was enough: a median of CHF 750,000, from 17 house sales.2 So two sales are missing each time, not a whole market.
For flats, none of the three reference years reached a median: 6 sales in 2025, 5 in 2015, 3 in 2007. Among these three years, the 2007 house median thus remains the only official figure for Weisslingen.
What this means for you: a figure from 2007 says nothing about today's market. Whether a year lands just above or just below the threshold changes the statistics, not the value of your house. A reliable assessment needs location, plot and building derived separately, backed by current comparable properties from Pfäffikon district.
What does the land model show in Weisslingen?
Detached from the number of house sales, the cantonal land model offers a second basis. For residential building land in Weisslingen it shows CHF 904 per square metre for 2025. In 2015 it was CHF 664.7 The rise is 36.1 per cent in ten years, the range running from CHF 637 to CHF 1,282.
The canton as a whole also shows what was actually paid for building land. Between 2021 and 2025 that stood at a median of CHF 1,742, CHF 800 ten years before.7 Model value and price paid follow different methods, and on its model value Weisslingen sits well below the cantonal figure for 2021 to 2025.
The model does not capture your own plot; it only works with undeveloped land on average. For a house in Weisslingen, the building itself adds to that, with age, condition and fit-out as their own factors. Only once derived and documented separately does a figure emerge that fits your property.
What reduces the property gains tax on a sale in Weisslingen?
Weisslingen applies the cantonal tariff just like any other municipality; only the levying happens locally.1 With the gain it grows in steps: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. The holding period counters that, 20 per cent off in the example after 10 full years.
Its ceiling sits at 50 per cent, reached from 20 full years of ownership. CHF 95,520 would then turn into CHF 59,700.1 After more than 20 years, the market value of 20 years ago may replace the purchase price. Documented value-enhancing investments reduce the gain too; plain maintenance does not.
If the proceeds go into a new owner-occupied home in Switzerland, the tax can be deferred.1 The old property must also have been owner-occupied. If the new one costs less than the proceeds, exactly that difference is taxed at once. Staying under the old purchase price plus investments leaves no deferral at all.10 Deferred is not waived.

Is there a value capture levy in Weisslingen?
Since 3 July 2024, Weisslingen has levied a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000, with a 2,000 square metre threshold.6 There was no such article before: the municipal assembly newly adopted it on 4 December 2023, and the cantonal building department approved it on 26 April 2024.9
The levy only falls due once building starts, not on sale.8 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract. If the municipality zones land for building or rezones a zone for public buildings, the canton also charges 20 per cent of the increase in value, small gains exempt. For new zoning, that levy falls due with the building permit or as early as the sale. More in the guide value capture levy.

How do I find the right estate agent in Weisslingen?
Ask how anyone arrives at a figure when two sales are missing for a median. I handle sales across the whole Canton of Zurich. Require that land and district value be derived separately from your own house and the tax run on your actual purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Weisslingen?
The inheritance itself creates no property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally apply as the starting value. More on the inheritance page.
Will selling in Weisslingen cost me a value capture levy?
Not through the sale alone; what matters is the zoning. Only upzoned or rezoned plots from 2,000 square metres are affected, smaller ones only once the increase in value passes CHF 250,000. Until it falls due with construction, the obligation belongs in the contract with the buyer.
