Selling property in Neftenbach: house and flat swap roles

In 2007 Neftenbach had a house median but none for flats. In 2025 it is the other way round: 27 flat sales produce a median, 9 house sales do not.

Suppose you want to know the median price of a house in Neftenbach in 2025. The official statistics give no figure: 9 houses were sold on the open market, 7 in 2015. Both numbers are below the threshold of 15 sales.

In 2007 it looked different. Back then 25 house sales produced a median, while only 4 condominiums were sold on the open market. By 2025 the relationship has reversed.

How have house and flat swapped roles in Neftenbach?

The canton only publishes a median from 15 open-market sales a year.2 In 2007 only houses reached that number in Neftenbach, with 25 sales. Only 4 flats were sold on the open market then. In 2015 both stayed below, with 7 houses and 6 flats.

In 2025 the relationship is reversed: 9 house sales against 27 flat sales. Of the three reference years, 2025 is the only one with a flat median, at CHF 905,000. The years between the reference years are not evaluated here.

Fewer house sales do not imply that houses are hard to sell. The statistics only count how many were sold on the open market in a year, not how long a sale took. What this means for you: a house in Neftenbach has no official comparison value for 2025. Location, plot and building are derived separately, backed by comparable properties from the region.

How useful is the district of Winterthur as a yardstick for Neftenbach?

It provides what Neftenbach lacks for 2015: a flat median. In the district of Winterthur it was CHF 695,000 in 2015, from 413 sales, and CHF 950,000 in 2025, from 536 sales.2 That is 37 per cent more. The figures are based on sales from the whole district, which also includes the city of Winterthur.

The Neftenbach flat median for 2025, at CHF 905,000, is slightly below. For houses the district gives a 2025 median of CHF 1,330,000, from 309 sales. That too is a figure for the surroundings, not for a house in Neftenbach.

For land, a second measure helps. The canton's model puts residential building land in Neftenbach at CHF 1,445 per square metre in 2025, 76 per cent more than in 2015.7 It applies to undeveloped land, not to your plot. What this means for you: district and land model set the frame; the figure for your property comes from the property itself.

What reduces the property gains tax on a sale in Neftenbach?

Neftenbach levies the tax, but the tariff applies across the canton.1 It starts at 10 per cent on the first CHF 4,000 of gain and reaches 40 per cent above CHF 100,000. The holding period lowers it: 10 full years bring 20 per cent off, leaving CHF 73,120.

The reduction grows up to 20 full years and is then 50 per cent, CHF 45,700 in the example.1 After more than 20 years, the market value of 20 years ago may count as the purchase price. Documented value-enhancing investments lower the gain; plain maintenance does not.

If you then buy a home in Switzerland and live in it yourself, as in the old one, the tax can be deferred.9 If part of the proceeds is left over, that part is taxed at once. If the new property costs no more than you once spent on purchase and investments, there is no deferral. The tax is not waived, only postponed.

What matters in Neftenbach besides the price?

Neftenbach has no station. From the stop Neftenbach, alte Post in the village centre, bus 671 runs to Winterthur, and from there the IC 8 to Zürich HB, together from 42 minutes.5 20.5 per cent of the population are 65 or older, 1,181 of 5,773 people; 5.5 per cent are 80 or older.4

The tax rate is 98 per cent, 193 per cent together with the canton.3 On the same income and wealth you pay about 1 per cent more cantonal and municipal tax in Seuzach, about 14 per cent more in Winterthur.

Notarisation and land register are the responsibility of the notary, land registry and bankruptcy office of Wülflingen-Winterthur, Stadthausstrasse 12, 8400 Winterthur.10 More in the guide notary and land registry.

Is there a value capture levy in Neftenbach?

The building and zoning regulations in force, from 2020, contain no article on value capture.6 Article 35(4) does set a replacement charge, but only for missing parking spaces. Neftenbach charges no municipal value capture levy today.

According to the cantonal overview, a partial revision with value capture has been reviewed in advance; it is not in force. No document on it is available, so this page names neither rate nor exempt area. The building authority can confirm the current status.

Independently of this, the canton charges 20 per cent of the increase in value on newly zoned land and on rezoning a zone for public buildings, small gains exempt.8 On newly zoned land it falls due with the building permit, or at an earlier sale. Background in the guide value capture levy.

Where house and flat have swapped roles, a figure needs a derivation, not a village price. I calculate district, land and building separately.

What else do owners in Neftenbach ask?

How do I find the right estate agent in Neftenbach?

Ask to see which comparable properties stand behind the figure for your house, since there is no house median for 2025. I handle sales across the whole Canton of Zurich. District figure, land and building should be shown separately and the tax calculated with your purchase date. Helpful for this: the 12 checking questions.

Which purchase price does the tax office use for an inherited house in Neftenbach?

As a rule, the purchase price and purchase date of the deceased person. Inheriting does not trigger property gains tax; only the later sale does. Details on the inheritance page.

Is a value capture levy due when selling in Neftenbach?

There is no municipal levy today. On newly zoned land the canton charges 20 per cent of the increase in value, small gains exempt, due with the building permit or as early as the sale. Whether the municipal rule changes, the building authority can tell you.
