Selling property in Brütten: no median, a low tax rate

In Brütten there is no official median price in any of the three reference years. What there is: one of the lowest tax rates in the canton and a sharply risen land model.

Suppose you want to know what a house in Brütten officially costs. The cantonal statistics stay empty, for 2025 just as for 2015 and 2007.

For flats the figure is missing too. In 2025, 3 houses and 13 condominiums changed hands; in 2015 it was 6 and 9, in 2007 it was 11 and 6. The canton only publishes a median from 15 sales a year. Brütten stays below that for both types of property in all three reference years.

What anchor does the land offer in Brütten when a median is missing?

The land gives Brütten a first point of reference. The cantonal model puts residential building land in Brütten at CHF 2,321 per square metre for 2025.7 In 2015 it was still CHF 1,229. That is a rise of 88.9 per cent in ten years. Only 35 of the 160 Zurich municipalities rose more steeply. Typically the model ranges from CHF 1,623 to CHF 3,367 per square metre.

For the canton as a whole there is a second, independent measure. Residential building land actually sold for a median of CHF 1,742 between 2021 and 2025; ten years earlier it was CHF 800.7 Model value and actual price are produced differently. Both only serve as rough orientation; Brütten's model value sits above both cantonal benchmarks.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Brütten, the building is added, with its age, condition and fit-out. A price from hearsay is no substitute for that derivation.

What figures does Winterthur district provide for Brütten?

Brütten belongs to the district of Winterthur, and there sales are enough for an official median. In 2025, 536 condominiums changed hands in the district, at a median of CHF 950,000.2 In 2015 it was 413 sales, at a median of CHF 695,000. That is a rise of 37 per cent in ten years.

Houses in Winterthur district cost a median of CHF 1,330,000 in 2025, from 309 sales. In 2015 it was CHF 855,000, from 337 sales.

The planning region of Winterthur und Umgebung shows a similar picture: CHF 980,000 for flats from 679 sales, CHF 1,350,000 for houses from 375 sales, both 2025.2 A district or regional median is not a price for a property in Brütten itself, though. It mixes sales from a large area, from the city of Winterthur to small villages. What this means for you: the surrounding figure shows the direction, not your price.

What does the low tax rate in Brütten mean for a sale?

The property gains tax tariff applies canton-wide; Brütten only levies it.1 It rises in steps with the gain. The longer you own, the larger the reduction: 20 per cent in the example after 10 full years. From 20 full years it would be 50 per cent: CHF 45,700 tax instead of CHF 73,120.

Buy an owner-occupied home in Switzerland afterwards, and the tax can be deferred.1 You must have lived in the old property yourself too. If the new property costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 Deferred does not mean waived.

The ongoing income and wealth tax, by contrast, depends on where you live. Brütten taxes at 85 per cent, 180 per cent together with the canton.3 Only 16 of the 160 Zurich municipalities are lower. In Hettlingen, also in Winterthur district, you would pay about 7 per cent more on the same income and wealth.

What matters in Brütten besides the price?

From the stop Brütten, Harossen you take bus 660 and, after a short walk, change to the IC 8 for Zürich HB, from 47 minutes.5 Brütten has no station of its own; the stops Zentrum, Hofacher and Zelgli are also bus stops only, and slightly slower. In Brütten, 21.2 per cent of the population are 65 or older, 482 of 2,275 people.4

No municipality in Winterthur district has a lower total tax rate than Brütten with its 180 per cent.3 The closest is Wiesendangen at 181 per cent. In Dinhard you would already pay about 3 per cent more on the same income and wealth.

The purchase contract for Brütten is notarised by the notary, land registry and bankruptcy office of Wülflingen-Winterthur, Stadthausstrasse 12, 8400 Winterthur.11 More in the guide Notary and land registry.

Is there a value capture levy in Brütten?

No municipal value capture levy applies in Brütten. Under article 27 of its building and zoning regulations, the municipality has deliberately waived such a levy – no percentage rate, no exempt area.6 The municipal assembly adopted the waiver on 8 June 2021, and the canton approved it on 16 November 2021 (decision no. 0771/21); according to the canton's overview, it has been in force since 5 February 2022.9

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Without a median, what counts in Brütten is a derivation you can check step by step. I calculate land, district value and building one by one and show you what remains after tax.

What else do owners in Brütten ask?

How do I find the right estate agent in Brütten?

Ask how anyone arrives at a figure for Brütten without a median. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Brütten?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Brütten cost me a value capture levy?

No, Brütten has waived a levy of its own. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
