Suppose you look for an official benchmark for houses in Pfungen. For 2015 there is one: a median of CHF 819,000, from 25 sales. In 2025 there were only 9 sales, too few for an official median.
For condominiums no reference year was enough: 11 sales in 2025, only 5 in 2015, just 2 in 2007. The calculation therefore uses the flat median of Winterthur district.

What did the house median in Pfungen show before 2025?
Pfungen still had an official house median in 2015: CHF 819,000, from 25 sales.2 In 2025 only 9 houses changed hands; in 2007 it was 8. Both years stayed below the threshold of 15 sales. Between 2015 and 2025, the number of house sales therefore more than halved.
For the land, the figure is not missing. The canton estimates undeveloped residential building land in Pfungen at CHF 1,058 per square metre for 2025.7 In 2015 this model value stood at CHF 651. About 63 per cent was added in ten years. Typical values in the model lie between CHF 737 and CHF 1,516.
The model value says nothing about your own plot and nothing about the house on it. For a house in Pfungen, the building comes on top, with its age, condition and fit-out. A figure that fits your own house therefore needs a fresh derivation, not the 2015 median.
What does Winterthur district show when Pfungen's own flat sales were not enough in any reference year?
In Pfungen, flat sales did not reach a median in any of the three reference years: 2 sales in 2007, 5 in 2015, 11 in 2025.2 Houses were different in 2015, when 25 sales produced a median.
In Winterthur district the flat median rose from CHF 695,000 to CHF 950,000, a rise of about 37 per cent in ten years.2 In the Winterthur and surroundings region it rose from CHF 699,500 to CHF 980,000. That is about 40 per cent, slightly more than in the district. Both figures are the surroundings, not the price of any single Pfungen flat.
Pfungen cannot be compared with the cantonal median for flats at all, since its own figure is missing. What this means for you: an assessment of your flat rests on comparable properties from the area, not on a single district figure.
What reduces the property gains tax on a sale in Pfungen?
The tariff is the same throughout the canton; Pfungen only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 45,700 would then be due instead of CHF 73,120.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.
Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

What matters in Pfungen besides the price?
From Pfungen station, the S 41 runs to Bülach; there you change to the S 9 for Zürich HB, from 37 minutes.5 The station lies on Pfungen's own territory. 654 of Pfungen's 4,166 residents have reached 65, which is 15.7 per cent; 4.8 per cent are 80 or older.4
Pfungen taxes income and wealth at 112 per cent, 207 per cent together with the canton.3 In Winterthur you would pay about 6 per cent more on the same income and wealth, in Neftenbach about 7 per cent less.
The purchase contract for a property in Pfungen is notarised by the notary, land registry and bankruptcy office of Wülflingen-Winterthur, Stadthausstrasse 12, 8400 Winterthur.11 More in the guide Notary and land registry.
Is there a value capture levy in Pfungen?
Pfungen currently has no municipal value capture levy in force. Its building and zoning regulations date from 2007, before the cantonal Value Capture Act, and contain no chapter on it.6
According to the cantonal map (as of 10 October 2026), a partial revision has been pre-reviewed but neither adopted nor in force, so no future municipal levy applies today.9 The building office can confirm the current status. The cantonal levy stands regardless. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
A house median that only applies to 2015 and a flat market with no figure of its own call for a derivation rather than a guess. I build the value up afresh from land and building and show what remains for you after tax.

What else do owners in Pfungen ask?
How do I find the right estate agent in Pfungen?
Ask how anyone handles a house median from 2015 and a missing flat median. I handle sales across the whole Canton of Zurich. Insist that land and building are documented separately and that the tax matches your purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Pfungen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Pfungen cost me a value capture levy?
Not today; Pfungen has no municipal value capture levy in force. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
