Suppose you own a house on a large plot in Oberembrach and want to sell. Two questions come first: what is it worth, and does the municipal value capture levy affect you?

On the first question the statistics are silent. Only 5 houses and 2 flats were sold on the open market in Oberembrach in 2025. In 2015 not a single house was sold that way, just 2 flats, while 2007 brought 2 houses and 8 flats. For a median, the canton requires at least 15 sales in a year.

How much has the land model risen in Oberembrach?

By about half in ten years. For 2025 the cantonal model sets residential building land in Oberembrach at CHF 1,253 per square metre.7 In 2015 it was CHF 835, an increase of 50.1 per cent. The model gives a typical range of CHF 852 to CHF 1,846.

A model value is not a price anyone paid. A second measure shows what was actually paid for residential building land across the canton. Over 2021 to 2025, that was a median of CHF 1,742 per square metre.7 Because the two figures are produced differently, the gap between them is only a rough guide.

For a built-on plot, the model value is a starting point, not the result. Your plot has its own location, size and shape. The house on it is valued separately, with its age, condition and fit-out. On a large plot there is the further question of whether upzoning or rezoning triggers a levy.

What does Bülach district say about prices in Oberembrach?

It shows the frame, nothing more. In 2025, 557 flat sales on the open market in Bülach district produced a median of CHF 1,125,000.2 In 2015 it stood at CHF 790,000, from 649 sales at the time. That is a rise of 42 per cent, with fewer sales than ten years before.

For houses, the district reports a 2025 median of CHF 1,490,000 from 229 sales, against CHF 1,025,000 in 2015.2 Over ten years that is an increase of 45 per cent. Both district medians are about 6 per cent below the respective cantonal median.

Behind these values are sales from across the whole district, the town of Bülach included. They do not reveal which properties were sold where. They are therefore no substitute for the value of your house. The flat median serves only for the worked example here. Your house needs its own derivation from location, plot and building.

Which costs reduce the taxable gain on a sale in Oberembrach?

The tax is on the gain: proceeds minus purchase price and allowable expenses.1 The tariff is the same across the canton and rises in steps. The first CHF 4,000 of gain bear 10 per cent, every franc above CHF 100,000 bears 40 per cent. After 10 full years the reduction is 20 per cent, from 20 full years half. The example would then owe CHF 61,700 rather than CHF 98,720.

Documented value-enhancing investments reduce the gain; mere maintenance does not. A value capture levy already paid also counts as an expense.1 After more than 20 years of ownership, the market value of 20 years ago may replace the purchase price.

Deferral is possible if you lived in the old home and buy a new one in Switzerland to live in.1 If the new home costs less than the proceeds, the difference is taxable at once. No deferral applies if its price is no higher than the old purchase price plus investments.11 Deferred does not mean waived.

What else counts in Oberembrach besides the price?

No train serves Oberembrach directly. From the stop Oberembrach, Dorf, bus 524 runs to Zürich Flughafen station, and from there the S 16 continues to Zürich HB, from 35 minutes.5

229 of the 1,088 people in Oberembrach are 65 or older, which equals 21 per cent.4 Oberembrach's municipal tax rate stands at 117 per cent, the combined rate with the canton at 212 per cent.3 On the same income and wealth, you pay about 1 per cent less cantonal and municipal tax in Bülach and about 2 per cent less in Embrach.

The purchase contract is notarised by the notary, land registry and bankruptcy office of Embrach, Dorfstrasse 113 B, 8424 Embrach, which also enters the transfer in the land registry.12 The procedure is described in the guide Notary and land registry.

When does the Oberembrach value capture levy apply to a plot?

When it has been upzoned or rezoned and measures at least 2,000 square metres. Under Art. 4 of the building regulations, the levy is 20 per cent of the gain in value minus CHF 100,000.6 2,000 square metres is the largest exempt plot size the cantonal law allows.8 A smaller plot only counts if the gain in value exceeds CHF 250,000.

The cantonal building department approved the article with ruling KS-0178/24 of 9 August 2024.9 According to the cantonal overview, it has been in force since 12 October 2024. Payment becomes due only when the plot is built on, not through a sale alone.10 If the plot is sold before that, the obligation passes to the buyer, so it belongs in the purchase contract.8

Alongside this, the canton charges its own levy of 20 per cent of the increase in value on new zoning and on rezoning a zone for public buildings, small gains exempt.8 After new zoning it falls due with the building permit or as early as the sale. How the levies are assessed is explained in the guide value capture levy.

On a large plot in Oberembrach, the value capture levy belongs in the calculation. I check it as well, derive land and building separately and show what remains after tax.

What else do owners in Oberembrach ask?

How do I find the right estate agent in Oberembrach?

Ask whether anyone checks the size and zoning of your plot before naming a price. I handle sales across the whole Canton of Zurich. Make sure land, building and tax are each backed up separately. For the first meeting there are 12 checking questions.

Does a value capture levy I have paid reduce the property gains tax?

Yes. A value capture levy that has been paid counts as an allowable expense on the sale and reduces the taxable gain. Only what was actually paid can be deducted, though. Keep the ruling and the proof of payment together with the purchase contract.

Does the sale in Oberembrach itself trigger a value capture levy?

Not the municipal levy because of the sale: it only falls due once the plot is built on and passes to the buyer on a sale. Only upzoned or rezoned plots of 2,000 square metres or more are covered, a smaller one only with a gain in value above CHF 250,000. For land newly zoned for building, the cantonal levy can fall due as early as the sale.
