The house has become too big. The children live elsewhere, and the stairs are not getting easier. The obvious next step would be a flat in the village, close to everything you know. That is exactly where a calculation begins that is better done before the listing than after it.

In 2025, a house in Regensdorf changed hands at a median of CHF 1,440,000, a condominium at CHF 850,000. The gap is CHF 590,000. What remains after tax, and what to watch for in Regensdorf, I show here with official figures.

Why does the example use a flat? In 2007 there were too few house sales in Regensdorf for an official price.

Assumption: bought in 2007 and sold in 2025, each at the Regensdorf median for condominiums, without investments or costs. In 2007 only 10 houses were sold, too few for a median.

What do Regensdorf prices tell you about your sale?

First, the level. A house cost a median of CHF 1,440,000 in 2025, against CHF 1,590,000 across the canton.2 Condominiums, at CHF 850,000, were as much as 29 per cent below the cantonal median. In Regensdorf, a house therefore fetches 1.7 times the price of a flat. Across the canton the factor is 1.3.

Next, the depth of the market. In 2025, 22 houses and 35 flats were sold on the open market.2 In 2015 there were still 64 flats. The house median is 16 per cent above 2015, the flat median 20 per cent. These are medians of different properties, not the rise in value of any one house.

What this means for you: moving from house to flat in the village frees up more capital here than the cantonal medians suggest. But far fewer flats change hands than ten years ago. It pays to start looking before you sell.

Who sells in Regensdorf, and what matters to buyers?

In Regensdorf, 3,474 people are 65 or older, 16.8 per cent of the population.4 Age brings the questions that lead to a sale. The stairs, the garden, the way to the doctor. Perhaps one day a care home, or an inheritance the children must settle together.

For buyers, the commute often comes first. The journey from Regensdorf-Watt to Zürich HB takes from 17 minutes, on the S 6 without changing.5 That figure comes from the 2026 timetable, not a measured trip. If you live further from the station, add the walk there.

What this means for you: describe your house the way a family commuting into the city would see it. And clarify early who has a say. With an inheritance that is every heir, with a married couple both partners.

Is the tax on the sale gain higher in Regensdorf?

No. Property gains tax follows the same tariff from § 225 of the Tax Act throughout the canton.1 The municipality levies it and its tax office assesses it. It does not set the rate.1 For the same gain and the same period of ownership, you pay as much in Regensdorf as in Küsnacht.

The municipal tax rate of 117 per cent only applies to income and wealth tax.3 It is the highest of the 13 municipalities I describe here. With the cantonal rate of 95 per cent, the total is 212 per cent.10 Next door in Buchs it is 200 per cent. On the same income you would pay about 6 per cent less cantonal and municipal tax there, church tax excluded.

What this means for you: the tax rate only matters after the sale, if you move elsewhere. For the tax on the gain, only the gain and the full years of ownership count.

What applies to the value capture levy in Regensdorf?

Since June 2022, Regensdorf has charged its own levy: 40 per cent of the gain in value minus CHF 100,000.6 That is the highest rate cantonal law allows municipalities.8 Plots under 2,000 square metres are generally exempt.6

The levy only concerns the rise in value from upzoning or rezoning, when more may be built. It falls due on development, not on sale.9 If you sell beforehand, the obligation passes to the buyer. This belongs in the sale contract.8 Regensdorf is currently revising its land-use plan, which was on public display from August to October 2025. More in the guide to the value capture levy.

The median describes Regensdorf. Your house has its own figure: purchase price, investments, today’s value. I am happy to work it out with you.

What else do owners in Regensdorf ask?

Why is there no 2007 price for houses?

The canton only publishes a median from 15 sales a year. In 2007, only 10 houses were sold on the open market in Regensdorf. That is why the example uses a condominium.

How firm is the 2025 Regensdorf median?

The canton describes the figures for 2023 to 2025 as provisional. The house median of CHF 1,440,000 may therefore still shift.

Where do I declare the gain?

With the municipal tax office, within 30 days of the transfer of ownership in the land register. The deadline can be extended.

Does the value capture levy apply to my house?

Only if your plot was upzoned or rezoned. It then counts if the plot measures at least 2,000 square metres or the gain in value exceeds CHF 250,000. Without upzoning or rezoning, no municipal levy arises.

How do I find the right estate agent in Regensdorf?

First ask how someone arrives at the price. I handle sales across the whole Canton of Zurich. What matters is that your agent derives the value from comparable sales, includes the tax and shows evidence. If you then plan to buy a flat locally, its price belongs in the calculation too. The 12 questions help you compare.
