Suppose you check the official house median in Hüttikon and find a figure from 2015: CHF 985,000, from 53 sales. It looks solid, but it is ten years old. In 2007 there was only 1 sale, and in 2025 only 4 – both years far below the threshold of 15 at which the canton publishes a median at all.

For condominiums the statistics record no open-market sale in any of the three reference years. The yardstick for the worked example therefore comes from outside, from Dielsdorf district.

What does the 2015 house median say about your house in Hüttikon today?

In 2015, 53 houses changed hands in Hüttikon, at a median of CHF 985,000.2 Of the three reference years 2007, 2015 and 2025, the statistics show a house median only for 2015. In 2007 there was only 1 sale, in 2025 only 4, both far below the threshold of 15.

So many sales in one year can arise when a new development is sold at once. Whether that happened in Hüttikon in 2015, the statistics do not say. They count sales, not causes. In 2007 and 2025 the number was far lower.

For your house today this means: a median from 2015 is no yardstick for 2025, even an official one. Ten years on, location, plot and building count as they are now. They need their own derivation, however many neighbours have just sold.

How has the land model for Hüttikon moved in ten years?

For Hüttikon the cantonal model puts residential building land at CHF 767 per square metre in 2025.7 In 2015 it was CHF 692, a rise of only 10.8 per cent. Of the 160 municipalities in the canton, only one shows a smaller rise. In the other 158 the model rose more.

For the canton as a whole there is also the median of prices actually paid for building land. It was CHF 800 per square metre in 2011 to 2015, CHF 1,742 in 2021 to 2025.7 One is a model per municipality, the other a median of prices paid. Both serve only as rough orientation.

The Dielsdorf district flat median behind the worked example rose from CHF 690,000 in 2015 to CHF 920,000 in 2025.2 It rests on 303 and 193 sales from across the district. It gives no price for a flat or house in Hüttikon.

What reduces the property gains tax on a sale in Hüttikon?

The tariff is the same in every Zurich municipality. Hüttikon only levies the tax.1 The steps run from 10 per cent on the first CHF 4,000 to 40 per cent above CHF 100,000. From 5 full years there is a reduction, 20 per cent in the example after 10 years.

It is highest from 20 full years, at 50 per cent. The same gain would then mean CHF 40,700 in tax instead of CHF 65,120.1 After more than 20 years, the market value of 20 years ago can serve as the starting value. Documented value-enhancing investments also cut the gain; plain maintenance does not.

Buy a new home in Switzerland to live in, and the tax can be deferred.1 The old home must also have been owner-occupied. If the new home costs less than the proceeds, the difference is taxed at once.9 If it costs no more than the old price and investments, there is no deferral. Deferred is not waived.

What matters in Hüttikon besides the price?

Bus 491 runs from the stop Hüttikon to Regensdorf-Watt station, where you change to the S 6 for Zürich HB, from 37 minutes.5 Hüttikon has no station of its own. In Hüttikon, 14.6 per cent of the population are 65 or older, 139 of 952 people.4

Hüttikon taxes income and wealth at 113 per cent, 208 per cent together with the canton.3 In Boppelsen, also in Dielsdorf district, you would pay about 9 per cent less cantonal and municipal tax on the same income and wealth, in Regensdorf about 2 per cent more.

The purchase contract in Hüttikon is notarised by the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf.10 More in the guide Notary and land registry.

Is there a value capture levy in Hüttikon?

Hüttikon charges no municipal value capture levy. Under article 2a of its building and zoning regulations, the municipality has expressly waived such a levy.6 The municipal assembly adopted the waiver on 10 December 2024 and the cantonal building department approved it on 1 April 2025; it has been in force since 7 June 2025.6

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

A median from 2015 is no yardstick for what your house is worth today. I derive it afresh, from land, district and building, and show what remains after tax.

What else do owners in Hüttikon ask?

How do I find the right estate agent in Hüttikon?

Ask how anyone deals with a median that is ten years old. I handle sales across the whole Canton of Zurich. Your house should be valued in its present condition, land and district value kept apart from it, the tax calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Hüttikon?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Hüttikon cost me a value capture levy?

Not a municipal one: Hüttikon has expressly waived it since June 2025. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
