Suppose you search the cantonal statistics for open-market sales in Dänikon in 2015. You find exactly one house. For condominiums that year, there was only one as well.

That is not enough for a comparison. Add a building code from 2009, older than the cantonal value capture act itself, and one of the highest tax rates in the canton.

How small is the property market in Dänikon?

So small that in some years hardly a house or flat is sold on the open market. In 2015 exactly 1 house changed hands, in 2025 it was 6, in 2007 as many as 8.2 For condominiums, 2015 and 2025 each saw only 1 sale, 2007 at least 3. The canton needs at least 15 sales a year for an official median; Dänikon stays far below that in all three years.

Dielsdorf district, to which Dänikon belongs, has enough sales for its own median. In 2025, 193 condominiums changed hands there, at a median of CHF 920,000. In 2015 it was 303 sales, at a median of CHF 690,000.2 The Furttal planning region, which includes Dänikon, shows a 2025 house median of CHF 1,400,000, up 35 per cent since 2015.

Neither figure is a price for your own property in Dänikon. What this means for you: with so few sales in the village itself, the valuation must start from the property, not from a statistical figure.

What does the land model show in Dänikon when the market is otherwise so small?

A figure recalculated every year, independent of individual sales. The cantonal model puts residential building land in Dänikon at CHF 1,596 per square metre for 2025. In 2015 it was CHF 950.7 That is a rise of 68 per cent in ten years. Typically the model ranges from CHF 1,109 to CHF 2,283 per square metre.

For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 Model value and sale price are produced in different ways. With its model value, Dänikon stays CHF 146 below it.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Dänikon, the building comes on top, with its age, condition and fit-out. Where comparable sales barely exist, your own documents on plot and building carry the valuation.

What reduces the property gains tax on a sale in Dänikon?

The tariff is the same throughout the canton. Dänikon only levies the tax.1 It rises in steps. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 40,700 would then be due instead of CHF 65,120.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Dänikon besides the price?

From the stop Dänikon, Gemeindehaus, bus 491 runs to Regensdorf-Watt; there you change to the S 6 for Zürich HB, from 35 minutes.5 Dänikon has no station of its own; every stop in the village is a bus stop. In Dänikon, 17.7 per cent of the population are 65 or older, 328 of 1,849 people; 3.1 per cent are 80 or older.4

Dänikon taxes income and wealth at 120 per cent, 215 per cent together with the canton.3 Only 12 of the 160 municipalities in the canton have a higher rate, 3 the same, and in 144 it is lower. In Boppelsen you would pay about 12 per cent less cantonal and municipal tax on the same income and wealth, in Hüttikon about 3 per cent less.

The purchase contract in Dänikon is notarised by the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf.10 More in the guide Notary and land registry.

Is there a value capture levy in Dänikon?

Dänikon charges no municipal value capture levy. Its building and zoning regulations date from 19 March 2009, checked in full across all 18 pages, and contain no value capture article.6 The cantonal value capture act only took effect on 1 January 2021, almost twelve years later. In its overview, the canton lists Dänikon as a waiver.

The cantonal levy remains regardless. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

A market with almost no sales is no reason for a figure from the gut. I calculate land, district value and building separately and show what remains after tax.

What else do owners in Dänikon ask?

How do I find the right estate agent in Dänikon?

Ask how anyone arrives at a figure when the village hardly delivers any sales. I handle sales across the whole Canton of Zurich. With so few comparable sales, what counts is whether land, district value and building are clearly separated and the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Dänikon?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Dänikon cost me a value capture levy?

No municipal levy; Dänikon has no such article in its building regulations. If land was newly zoned for building or a zone for public buildings was rezoned, the canton charges its levy of 20 per cent of the increase in value, small gains exempt. With new zoning, it falls due with the building permit or as early as the sale.
