Suppose you look for the official house median for Dällikon. You will not find one, not for 2025 (5 sales), not for 2015 (6) and not for 2007 (10). The canton only publishes a median from at least 15 sales a year.

For condominiums there was still a median in 2015: CHF 780,412, from 24 sales. In 2025 there were only 4 sales, too few for a median. The worked example therefore falls back on Dielsdorf district.

Why is there no official house median for Dällikon?

None of the three reference years has enough sales for an official house median in Dällikon. In 2025, 5 houses changed hands; in 2015 it was 6; in 2007, 10 – each well below the threshold of 15.2

There is an official figure nonetheless, but only for the land. For undeveloped residential building land in Dällikon, the cantonal model sets a value of CHF 1,787 per square metre for 2025.7 Against CHF 1,097 in 2015, that is about 63 per cent more. The model's typical band runs from CHF 1,250 to CHF 2,547.

That value applies to land without buildings, not to your specific plot. For a house in Dällikon, the building comes on top, with its age, condition and fit-out. Both can be derived separately and supported with plans and receipts; a price from hearsay cannot do that.

What has the flat market in Dällikon shown since 2015?

In 2015, Dällikon still had its own flat median: CHF 780,412, from 24 sales.2 In 2025 only 4 condominiums changed hands, too few for an official figure. 2007's 10 sales were not enough either. Between 2015 and 2025 the number of open-market flat sales therefore fell sharply. For 2025 there is no comparison with the cantonal median either.

In Dielsdorf district the flat median rose over the same period, from CHF 690,000 to CHF 920,000.2 That is a rise of about 33 per cent. In the Furttal region it rose from CHF 737,000 to CHF 900,000, about 22 per cent. Both figures are the surroundings, not the price of any single Dällikon flat.

What this means for you: the municipality's own comparison figure is missing for 2025, while the medians in its surroundings have risen. Assessing your flat needs location, plot and fit-out derived separately, backed by comparable properties from the region.

What reduces the property gains tax on a sale in Dällikon?

The tariff is the same throughout the canton; Dällikon only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 40,700 would then be due instead of CHF 65,120.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

What matters in Dällikon besides the price?

From the stop Dällikon, Seitenacker, bus 491 runs to Regensdorf-Watt; there you change to the S 6 for Zürich HB, from 30 minutes.5 Dällikon has no station of its own: despite its name, «Buchs-Dällikon» station lies in the neighbouring municipality of Buchs, not on Dällikon soil. 739 of the 4,458 residents are 65 or older, a share of 16.6 per cent; 4.4 per cent are 80 or older.4

Dällikon taxes income and wealth at 107 per cent, 202 per cent together with the canton.3 In Regensdorf you would pay about 5 per cent more on the same income and wealth, in Buchs (ZH) and in the municipality of Dielsdorf about 1 per cent less.

The purchase contract for a property in Dällikon is notarised by the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf.11 More in the guide Notary and land registry.

Is there a value capture levy in Dällikon?

Dällikon charges no municipal value capture levy. Under article 39 of its building and zoning regulations («waiver of the value capture levy»), the municipality has deliberately waived one;6 the waiver has been in force since 23 May 2025.9

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Few sales and no house median are no reason for a figure from the gut. I derive the value step by step, from the land to the building, and work out what is left after tax.

What else do owners in Dällikon ask?

How do I find the right estate agent in Dällikon?

Ask how anyone arrives at a figure when sales are too few for a median. I handle sales across the whole Canton of Zurich. Ask to see which comparable properties are used and what the tax comes to with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Dällikon?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Dällikon cost me a value capture levy?

Not for upzoning or rezoning; Dällikon has deliberately waived a levy of its own. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
