Suppose you are selling your house in Otelfingen, and interested buyers ask about the market price in the village. The official statistics are no help here: in 2025 only 6 houses and 4 condominiums sold on the open market.2
A median only arises from 15 sales. Otelfingen reached that number neither in 2007 nor 2015 nor 2025, for houses no more than for flats. For flats, the three reference years showed 6, 5 and 4 sales.
Why does Otelfingen have no official median despite a direct train?

What does the land model say about Otelfingen?
For residential building land in Otelfingen, the cantonal model sets a 2025 value of CHF 957 per square metre.7 In 2015 it was CHF 750, an increase of 27.6 per cent. As its typical range, the model gives CHF 673 to CHF 1,365.
Another measure is based on prices actually paid. It exists only for the canton as a whole. There, building land cost a median of CHF 1,742 per square metre in 2021 to 2025, and CHF 800 in 2011 to 2015.7 Model and price paid can only be set side by side roughly, because they come about differently.
For your own plot, the model value is a starting point. It applies to bare land; it knows neither the location of your plot nor the house on it. The building adds its age, condition and fit-out, which plans and receipts can document. That produces a figure for your own house.
Why does Otelfingen have no official median despite a direct train?
Otelfingen station lies on the municipality's own territory. From there the S 6 runs to Zürich HB without changing, from 25 minutes.5 That says nothing about the number of sales. In 2007, 5 houses and 6 flats sold on the open market, in 2015 it was 8 and 5, in 2025 just 6 and 4.2
A median needs at least 15 sales of one property type in the same year, and Otelfingen stayed well below that each time. In 2025 houses were nine sales short of the threshold, flats eleven. A good connection does not automatically turn a place into a market with an official benchmark.
That leaves the district and the region as a setting. In Dielsdorf district 193 flats sold in 2025, at a median of CHF 920,000.2 The smaller Furttal planning region, to which Otelfingen belongs, counts 69 sales and a median of CHF 900,000. Both mix many places and do not replace a derivation for your property.
What determines the property gains tax on a sale in Otelfingen?
Otelfingen levies it, under the cantonal tariff.1 Only the gain is taxable. The first CHF 4,000 is taxed at 10 per cent, gains above CHF 100,000 at 40 per cent. After 10 full years of ownership, you pay 20 per cent less.
The reduction then keeps rising, up to 50 per cent from 20 full years. In the example that means CHF 40,700 instead of CHF 65,120.1 If you bought more than 20 years ago, the market value of 20 years ago can serve as the purchase price. Documented value-adding investments reduce the gain; plain upkeep does not.
A deferral requires that you lived in the old property yourself. You must also buy a new home in Switzerland to live in.1 A new property cheaper than the proceeds leaves the difference taxable at once. If the new one costs no more than the old purchase price plus investments, there is no deferral.10 Deferred is not waived.

What matters in Otelfingen besides the price?
In Otelfingen 18.9 per cent of residents are 65 or older, 539 of 2,852; 5.3 per cent are 80 or older.4
Otelfingen taxes income and wealth at a municipal rate of 108 per cent, 203 per cent including the canton.3 On the same income and wealth you pay about 4 per cent more cantonal and municipal tax in Regensdorf, about 1 per cent less in Dielsdorf.
The purchase contract is notarised by the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf, which serves 14 municipalities, Otelfingen among them.11 More in the guide notary and land register.
Is there a value capture levy in Otelfingen?
Otelfingen levies a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000, exempt area 1,200 square metres (article 4 of the building and zoning regulations).6 It applies to planning gains from upzoning and rezoning and expressly also from special land-use plans. Smaller plots only pay if the gain in value is above CHF 250,000.8
The rule began as a separate partial revision, then article 3a: the cantonal building department approved it on 4 March 2022, and it has been in force since 1 August 2022.9 It was carried over unchanged into the consolidated building and zoning regulations of 1 March 2025. The levy only falls due once the plot is built on; on a sale, an open obligation passes to the buyer.13
Newly zoned land is subject to the cantonal levy of 20 per cent of the increase in value; small gains are exempt, and it falls due on the building permit or as early as the sale.8 The same applies when a zone for public buildings is rezoned. More in the guide value capture levy.
A good connection is a selling point, but no justification for a price. I lay out land, surrounding area and building and show you what remains after tax.

What else do owners in Otelfingen ask?
How do I find the right estate agent in Otelfingen?
Ask for a derivation that works without a median and shows every step. I handle sales across the whole Canton of Zurich. Land value, district value and building should stand separately, and the tax should be calculated with your purchase date. To prepare: the 12 checking questions.
Which purchase price counts if I inherited the house in Otelfingen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Otelfingen cost me a value capture levy?
Not because of the sale: the municipal levy only falls due when the plot is built on. It covers plots of 1,200 square metres or more with planning gains from upzoning, rezoning or special land-use plans, smaller ones only with a gain in value above CHF 250,000. For newly zoned land the cantonal levy applies, due on the building permit or as early as the sale.
