Suppose you own a condominium in Schlatt and want to know what similar flats in the village have fetched. The official statistics have no figure for that. In 2025 not a single condominium was sold on the open market, in 2015 none either, and in 2007 there were 2.
For houses, the canton counts 7 open-market sales in 2025, 3 in 2015 and 8 in 2007. It only forms a median from 15 sales. Anyone selling in Schlatt therefore needs a derivation rather than a comparison figure.
What is value in Schlatt measured against when there is no median?

What is value in Schlatt measured against when there is no median?
The first point of reference is building land. For Schlatt, the cantonal model puts residential building land at CHF 560 per square metre for 2025.7 For 2015 the model gave CHF 380; the 2025 figure is up 47.4 per cent. Its typical range in Schlatt is CHF 394 to CHF 792.
Across the whole canton, residential building land sold at a median of CHF 1,742 per square metre in 2021 to 2025.7 That is a median of prices actually paid, whereas the Schlatt figure is an estimate. So the comparison only shows the order of magnitude: Schlatt is clearly lower.
For your own plot the model is no substitute for a valuation, because it only describes undeveloped land. If a house stands on it, the building comes on top, with its age, condition and fit-out. The canton shows no official house price per square metre of land for Schlatt in any reference year. Your figure therefore comes from location, plot and building, backed by documents.
What does it mean that no flat was sold in Schlatt in 2015 and 2025?
First of all, only what the statistics count: open-market sales in three reference years. For condominiums that was two in 2007 and none in 2015 or 2025.2 The years in between are not analysed here. For these two years, a flat owner in Schlatt thus has no comparable sale from the village.
The next official yardstick is Winterthur district. There the flat median stood at CHF 950,000 in 2025, counted from 536 sales.2 In 2015 it had been CHF 695,000, counted from 413 sales. By 2025 it had therefore risen by 37 per cent.
This figure mixes sales from across the district, the city of Winterthur included. For a flat in Schlatt it describes the surroundings, not its price. The same goes for houses: in 2025 the district showed a house median of CHF 1,330,000, from 309 sales. That figure, too, does not replace a look at your own property.
How much property gains tax is due in Schlatt, and what reduces it?
Schlatt only collects the tax; the canton sets the tariff.1 The rate climbs from 10 per cent on the first CHF 4,000 of gain to 40 per cent above CHF 100,000. The example comes to CHF 91,400 before the holding period counts.
After 10 full years the tax falls by 20 per cent, after 15 by 35 per cent. With 20 full years the cut is 50 per cent: the same gain would then cost CHF 45,700, not CHF 73,120. Bought over 20 years ago? The market value of 20 years ago may replace the purchase price. Documented value-enhancing investments reduce the gain; plain maintenance does not.
Buying a new home can defer the tax. You must have lived in the old home yourself and live in the new one, in Switzerland.1 If it costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price plus investments, nothing is deferred.9 Deferred does not mean waived.

What matters in Schlatt besides the price?
In Schlatt the bus takes you to the train: from the stop Schlatt ZH, Berg b.Waltenstein, line 680 runs, and the S 12 then takes you to Zürich HB, from 52 minutes.5 No station lies on municipal territory, and only buses serve the stops in the village. 137 of the 787 residents are 65 or older, which is 17.4 per cent.4
Municipality and canton together tax income and wealth in Schlatt at 218 per cent; the municipal rate alone is 123 per cent.3 Only 4 of the 160 municipalities in the canton have a higher total rate, among them Winterthur at 220 per cent; none has the same, and the other 155 have a lower one. On the same income and wealth you would pay about 1 per cent more cantonal and municipal tax in Winterthur, and about 2 per cent less in Elgg.
Is there a value capture levy in Schlatt?
There is no municipal value capture levy in Schlatt. Article 49 of the building and zoning regulations expressly waives it.6 The cantonal building department approved the article on 14 April 2025, and the municipal council published its entry into force on 8 August 2025.
Apart from this, the canton charges 20 per cent of the increase in value when land is newly zoned for building or a zone for public buildings is rezoned; small gains are exempt.8 The municipality decides on new zoning, while the canton charges the levy. With new zoning it falls due with the building permit or as early as the sale, which is why it has to be settled in the purchase contract. The guide value capture levy explains the background.
Who notarises a house sale in Schlatt?
Schlatt is served by the notary, land registry and bankruptcy office of Elgg, Bahnhofstrasse 32, 8353 Elgg, in the Elgg notarial district.10 The purchase contract is publicly notarised there, and the land registry then records the change of ownership. How this works is explained in the guide notary and land register.
Where there was no flat sale to compare with in 2015 and 2025, every reason counts. I show where each figure comes from and calculate, with your purchase date, what is left after tax.

What else do owners in Schlatt ask?
How do I find the right estate agent in Schlatt?
Ask to be shown what a figure rests on when the village has hardly any comparable sales. I handle sales across the whole Canton of Zurich. Check that the district value and the land model are kept clearly apart from your property and that the tax is calculated with your purchase date. The 12 checking questions are a good start for the first meeting.
Which purchase price applies to an inherited house in Schlatt?
Inheriting the house does not itself trigger property gains tax. If you sell later, the purchase price and purchase date of the person you inherited from generally apply. The inheritance page covers the rest.
Is a value capture levy due when selling in Schlatt?
Not a municipal one, because article 49 of the Schlatt building regulations rules it out. The cantonal levy of 20 per cent of the increase in value concerns newly zoned land and rezoned zones for public buildings, small gains exempt. After new zoning it falls due with the building permit, or at the latest on the sale.
