Selling property in Elsau: both of its own medians missing in 2025

In 2015 Elsau still had its own median for houses and for flats, both right at the threshold. In 2025 sales were too few for either.

Suppose you look for the official 2025 median for flats in Elsau. You will not find one: only 10 condominiums were sold on the open market, too few for the median the canton only works out from 15 sales.

In 2015 it was different, when exactly 15 sales were enough for a median of CHF 690,000. Houses followed the same pattern: 15 sales in 2015, only 12 in 2025. The worked example therefore uses the flat median of Winterthur district.

How does a property in Elsau get a figure without a median?

Through the land first. The cantonal model values residential building land in Elsau at CHF 1,109 per square metre for 2025.7 In 2015 it was CHF 633, a rise of 75.2 per cent. Typically the model ranges from CHF 788 to CHF 1,551 per square metre.

This is a model value for undeveloped land, not a figure from an actual sale of your plot. For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 per square metre between 2021 and 2025.7 The model value and the actual price are built differently. Elsau sits clearly below it with its model value.

An official figure for the house price per square metre does not exist for Elsau in 2025 either. The reason is the same: too few sales. What this means for you: value land and building separately. Lean on comparable properties from the region, not on a single figure heard in the village.

What does the flat median in Elsau show up to 2015?

Elsau still had its own flat median in 2015. At 15 sales, the canton's minimum, it stood at CHF 690,000.2 By 2025 only 10 sales remained, too few for a new figure. The same happened to houses: only 12 sales in 2025.

In 2007, 51 condominiums were still sold on the open market, far more than in 2015 or 2025. The number thus varies sharply between the three reference years. With so few sales a median says little, and for some years there is none at all.

The worked example therefore uses the flat median of Winterthur district, not Elsau's own 2015 figure. The district also has a house median, CHF 1,330,000 in 2025, from 309 sales.2 What this means for you: the fewer the sales, the less an official average says about your own flat. Location and fit-out then need to be assessed individually.

What reduces the property gains tax on a sale in Elsau?

The basis is the same tariff throughout the canton; Elsau is responsible for levying it.1 The rate rises with the gain. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, here 20 per cent after 10 full years.

From 20 full years the reduction is highest, at 50 per cent. From the same gain, CHF 45,700 would then be due instead of CHF 73,120.1 Owners of more than 20 years may use the market value of 20 years ago as the purchase price instead. Documented value-enhancing investments reduce the gain too; maintenance does not.

Buy an owner-occupied home in Switzerland with the proceeds, and the tax can be deferred.1 The previous home must also have been owner-occupied. If the replacement costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 Deferred does not mean waived.

What matters in Elsau besides the price?

From the stop Schottikon, the S 35 runs to Winterthur, where you change to the S 12 for Zürich HB, from 35 minutes.5 Schottikon is a hamlet of the municipality of Elsau and lies within its territory. Of Elsau's 3,940 residents, 814 are 65 or older, 20.7 per cent.4

Elsau levies 117 per cent on income and wealth, 212 per cent in total with the canton.3 On the same income and wealth, Seuzach means about 8 per cent less cantonal and municipal tax, Winterthur about 4 per cent more.

Is there a value capture levy in Elsau?

Since 10 December 2021, Elsau has levied a municipal value capture levy of 30 per cent of the gain in value minus CHF 100,000.6 Plots under 1,200 square metres are exempt, unless the gain in value exceeds CHF 250,000.8 The 2021 revision was carried over unchanged as article 76 into the full revision of the building regulations that has been in force since 28 November 2025.9

The levy only falls due once building starts, not on sale.13 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract. Separately, the canton charges 20 per cent of the increase in value when land is newly zoned for building or a zone for public buildings is rezoned; small gains are exempt.8 With new zoning, this levy falls due as soon as a sale takes place. More in the guide value capture levy.

Who notarises a house sale in Elsau?

Elsau belongs to the Elgg notarial district.11 The responsible office is the Elgg notary, land registry and bankruptcy office at Bahnhofstrasse 32, 8353 Elgg. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

Two of Elsau's own medians, both right at the threshold, vanished in 2025. I derive the value of your house or flat via the district and the land and show what remains after tax.

What else do owners in Elsau ask?

How do I find the right estate agent in Elsau?

Ask how anyone arrives at a figure when the municipality's own median is missing for 2025. I handle sales across the whole Canton of Zurich. What matters is that land, building and district value are considered separately and that the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Elsau cost me a value capture levy?

The municipal levy only after upzoning or rezoning, not because of the sale itself. It applies to plots from 1,200 square metres, smaller ones only with a gain in value above CHF 250,000. It only falls due once building starts, though the obligation passes to the buyer on sale. Newly zoned land is different: there the cantonal levy falls due as early as the sale.
