Selling property in Elgg: a flat median, no house median any more

Elgg has had its own median for flats since 2015. For a house, the number of sales falls short in each of the last two reference years.

Suppose you look for the official house price in Elgg for the last two reference years. You will not find one: only 12 houses changed hands in 2025, and 10 in 2015 – both below the threshold of 15 sales from which the canton publishes a median.

In 2007 it was different: 16 house sales were still enough for a median back then; in 2015 and 2025 the sales fell short. For condominiums it ran the other way: only 2 changed hands in 2007, but 60 in 2025 – and since 2015 Elgg has had its own median for flats.

Why does Elgg have a flat median but no house median any more?

The reason lies in the number of sales. A median is only published by the canton from 15 open-market sales a year. In 2025, 12 houses changed hands in Elgg, in 2015 only 10 – both too few. Hofstetten has been part of Elgg since 2018.13 The canton counts it in every year, 2007 and 2015 included.2

For flats it was the other way round: 60 sales in 2025, 17 already in 2015, so Elgg has had its own median since 2015.2 It rose from CHF 683,000 to CHF 787,500, a gain of 15 per cent in ten years.

In Winterthur district the flat median rose by 37 per cent over the same period.2 It climbed from CHF 695,000 to CHF 950,000, from 536 sales in 2025. Elgg’s flat median thus rose far more slowly than the district’s. What this means for you: an Elgg house cannot be valued against the flat median. The district figure only shows the direction of the surroundings, not your house price.

How does a house in Elgg without an official median get its figure?

The land offers a first clue. The cantonal model puts residential building land in Elgg at CHF 1,055 per square metre for 2025.7 That is 57.5 per cent more than ten years ago, when it was CHF 670. The range typically runs from CHF 749 to CHF 1,497 per square metre.

That is not the same measure as the cantonal benchmark. Across the canton, buyers actually paid a median of CHF 1,742 for residential building land between 2021 and 2025.7 Model estimate and price actually paid rest on different calculations.

Both figures cover only the undeveloped land, not your own plot and not the building on it. For a house in Elgg, the building adds its age, condition and fit-out. For that there is no official figure since 2015. What this means for you: land and building can only be derived separately, leaning on comparable properties from the region.

What reduces the property gains tax on a sale in Elgg?

The tariff is the same throughout the canton; Elgg only levies it.1 It climbs in steps, from 10 per cent on the first CHF 4,000 to 40 per cent on the part above CHF 100,000.

Ownership time pulls the other way: after 10 full years, the example earns a 20 per cent reduction. From 20 full years it would be 50 per cent, so CHF 15,600 would be due instead of CHF 24,960.1 For a purchase over 20 years back, the market value of 20 years ago may replace the purchase price. Documented investments that add value reduce the gain further, though maintenance alone does not.

Buy an owner-occupied home in Switzerland with the proceeds, and the tax can be deferred.1 The old property must also have been your own home. If the replacement costs less than the proceeds, the difference is taxable at once. If it costs no more than the old price and investments, there is no deferral.10 Deferred does not mean waived.

What matters in Elgg besides the price?

From Elgg station the S 35 runs to Winterthur, where you change to the S 12 for Zürich HB, from 38 minutes.5 The station lies within Elgg itself.

Elgg taxes income and wealth at 119 per cent, 214 per cent together with the canton.3 Only 16 of the 160 municipalities in the canton have a higher rate, 5 the same. In Winterthur you would pay about 3 per cent more cantonal and municipal tax on the same income and wealth, in neighbouring Hagenbuch about 1 per cent more. In Elgg, 20.9 per cent of the population are 65 or older, 1,090 of 5,226 people.4

The purchase contract in Elgg is notarised by its own notary, land registry and bankruptcy office, Bahnhofstrasse 32, 8353 Elgg.11 More in the guide Notary and land registry.

Is there a value capture levy in Elgg?

Since 24 June 2023, Elgg has levied a municipal value capture levy of 30 per cent of the gain in value minus CHF 100,000.69 It applies to planning advantages that an upzoning or rezoning brings. A plot under 1,200 square metres stays exempt as long as the gain in value does not exceed CHF 250,000.68

The current building and zoning regulations replaced two older rulebooks when they took effect: Elgg’s earlier regulations and the separate regulations of the former municipality of Hofstetten from 2013.6 Only this one set of rules now applies across the whole municipality, Hofstetten included.

The levy only falls due once the plot is built on, not at the sale. If you sell first, the buyer takes over the obligation, which is why it belongs in the purchase contract.8 The details are in the guide value capture levy.

A market that has lost its house median and only just gained its flat median needs a derivation you can check. I separate land, district value and building and work out what you keep after tax.

What else do owners in Elgg ask?

How do I find the right estate agent in Elgg?

Ask how anyone arrives at a house figure when there is no median any more. I handle sales across the whole Canton of Zurich. Ask to see land, district value and building derived separately, and the tax based on your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Elgg?

Inheriting the house itself does not trigger property gains tax. Only on a later sale do the purchase price and purchase date of the deceased person, as a rule, count as your starting value. There is more on inheriting on the inheritance page.

Will selling in Elgg cost me a value capture levy?

The sale alone does not trigger the municipal levy. It concerns upzoned or rezoned plots from 1,200 square metres, smaller ones only with a gain in value above CHF 250,000, and only falls due with construction. An open obligation belongs in the purchase contract. Newly zoned land is different: the cantonal levy of 20 per cent on the gain in value, small gains exempt, can fall due as early as the sale.
