Suppose you look for an official benchmark for a house in Turbenthal. In 2015 you would still have found one: a median of CHF 680,000, from 24 sales. In 2025 only 10 houses sold, and the figure is gone.
At the same time, Turbenthal has one of the highest tax rates in the whole canton. Of the 160 municipalities in the canton, only 5 have a higher total tax rate, and 4 more sit level with Turbenthal.3 Anyone selling has no fresh house median, but a solid reason to check the tax on a move away.

Why does Turbenthal have no house median left in 2025?
The canton only publishes a median from 15 open-market sales a year. In 2015 houses cleared that threshold with ease: 24 sales, a median of CHF 680,000.2 In 2025 only 10 houses changed hands; in 2007 it was 14. Both years miss the figure.
Flats, by contrast, have a median in 2015 and 2025, though not in 2007 (4 sales). In 2015 the 15 sales sat right at the threshold, at a median of CHF 569,000. In 2025 it was 20 sales, at a median of CHF 758,500, a rise of 33 per cent in ten years.2 That puts the Turbenthal median roughly 37 per cent below the cantonal median of CHF 1,200,000.
What this means for you: no house price can be read off the flat median. A figure that fits your house needs location, plot and building derived separately. Comparable properties from close by are the basis for that, not a single median.
What does the land model show in Turbenthal?
The cantonal model puts residential building land in Turbenthal at CHF 853 per square metre for 2025.7 In 2015 it was still CHF 565, a rise of 51 per cent in ten years. Typically the model ranges from CHF 607 to CHF 1,201 per square metre.
Only 30 of the 160 municipalities of the canton have a lower model value. For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 The two figures are produced differently; the Turbenthal model value is less than half of it.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Turbenthal, the building comes on top, with its age, condition and fit-out. Both are derived separately and documented, rather than borrowing a figure from the village.
What reduces the property gains tax on a sale in Turbenthal?
The tariff is identical in every Zurich municipality; Turbenthal merely levies it.1 It climbs in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. The holding period works the other way: 20 per cent off after 10 full years.
From 20 full years the reduction stays at one half. The same gain would then bring CHF 32,600 instead of CHF 52,160 in tax.1 After more than 20 years, owners may use the market value of 20 years ago as the purchase price. Documented value-enhancing investments also cut the gain; maintenance does not.
Buy an owner-occupied home in Switzerland with the proceeds, and tax can be deferred.1 You must have lived in the old property yourself. If the replacement costs less than the proceeds, the difference is taxed at once. If it costs no more than the old price plus investments, there is no deferral.9 Deferred is not waived.

On the same income and wealth, Winterthur means about 1 per cent more cantonal and municipal tax, Elgg about 1 per cent less.
Turbenthal is itself the seat of a notarial district. The Turbenthal notary, land registry and bankruptcy office at Bahnhofstrasse 6 notarises the purchase contract and registers the transfer in the land register.10 More in the guide Notary and land registry.
Is there a value capture levy in Turbenthal?
Turbenthal currently charges no municipal value capture levy. The building and zoning regulations in force were adopted on 3 February 2014, before the cantonal Value Capture Act took effect on 1 January 2021, and contain no corresponding article.6 According to the cantonal overview a revision with a levy of its own has been pre-reviewed, but neither adopted nor approved. Until then, no municipal levy applies.
The cantonal levy applies regardless. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due with the building permit or as early as a sale. Any outstanding levy therefore belongs in the purchase contract. Background is in the guide value capture levy.
With a 217 per cent tax rate and no 2025 house median, a traceable calculation matters all the more. I derive the value of your house from land and building and show what remains after tax.

What else do owners in Turbenthal ask?
How do I find the right estate agent in Turbenthal?
Ask how anyone arrives at a house figure that no longer has a 2025 statistic. I handle sales across the whole Canton of Zurich. Make sure plot and building are each derived with documents and the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Turbenthal?
The inheritance itself does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.
Will selling in Turbenthal cost me a value capture levy?
Not the municipal one; Turbenthal currently levies none. If land was newly zoned for building, the canton still charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
