Suppose your house has become too big for you. The stairs are steeper than they used to be; the garden is more work than pleasure. The question is no longer whether to sell. The question is where to go.

Seuzach has a particular starting point here. 25.5 per cent of the population are 65 or older, and 9.3 per cent are even 80 or older. These are the highest shares among the 36 municipalities I describe here. And the answer to «where» helps decide how much of the sale you keep.

What does each choice cost: a flat in the village, a move to the city or renting?

What does moving to a flat in Seuzach cost?

More than ten years ago. In 2025, 49 condominiums were sold on the open market, at a median of CHF 1,265,000.2 In 2015 it was CHF 742,500, from 22 sales. That is a rise of 70 per cent. Today a flat is 5 per cent above the cantonal median.

House and flat are CHF 415,000 apart at the median. A house here costs 1.3 times as much as a flat, the same as across the canton. But that difference is not simply free.

If you lived in the house permanently and buy another home to live in yourself, the tax is deferred. This applies only to the extent the proceeds go into the flat.1 With a flat at the median, CHF 415,000 of the gain would remain taxable at once.12 The rest is deferred until you sell the flat one day without a new replacement. What this means for you: the price of your next flat helps decide what you keep today.

What changes if you move to Winterthur or into a rented flat?

With a rental, there is no deferral. Deferral requires that you buy or build another home for the same use.1 If you move into a rented flat, you pay the full property gains tax. In the median example that is CHF 196,336, 11.7 per cent of the sale price.

Then there is the tax rate of your new place of residence. It applies to income and wealth, not to the gain from selling the house.3 Seuzach is at 100 per cent, 195 per cent including the canton. In Winterthur it is 220 per cent. On the same income you pay about 13 per cent more cantonal and municipal tax there, excluding church tax.

After the sale, the proceeds count as your wealth and are taxed at your new place of residence. What this means for you: do not compare only rents or purchase prices. Add up tax, deferral and tax rate before you commit.

What matters in Seuzach for the timing of the sale?

The period of ownership. From 20 full years, property gains tax is halved.1 With the same gain as in the example, CHF 175,300 would then be due instead of CHF 196,336. For a purchase in 2007, the 20 years are complete in 2027.

The market. In 2025, 24 houses were sold on the open market in Seuzach, and the median was 6 per cent above the canton.2 In 2015 there were only 14 house sales, too few for a median. So there is no official ten-year comparison for houses. That makes a careful derivation all the more important.

The location for buyers who commute. From Seuzach station the journey to Zürich HB takes from 35 minutes, on the S 29 towards Winterthur with one change.5 What this means for you: a good time is when your next home is settled. Plan the sale around that date, not the other way round.

What applies to the value capture levy in Seuzach?

Since August 2025, Seuzach has charged its own levy: 20 per cent of the gain in value minus CHF 100,000.6 Plots under 1,200 square metres are exempt in principle. But if the gain in value of such a plot exceeds CHF 250,000, the levy is charged anyway.6 It only concerns the rise in value from upzoning or rezoning.

The bill comes with development, not with the sale.9 Until then, the obligation travels with the plot to the buyer. It belongs in the sale contract.8 More in the guide to the value capture levy.

In Seuzach, a good sale starts with what comes next. I work through what each choice costs with you, calmly and without sales pressure. Your children are welcome to join.

What else do owners in Seuzach ask?

How do I find the right estate agent in Seuzach?

Ask whether the agent also calculates what comes next. I handle sales across the whole Canton of Zurich. A good agent derives the price transparently and shows tax and net proceeds for each choice. The 12 checking questions show what to look out for.

What applies if our children inherit the house later?

The inheritance itself does not trigger property gains tax. On a later sale, the acquisition by the deceased usually counts, together with their period of ownership. More on the page about inheritance.

Does the new flat have to be bought before I sell the house?

No. For the deferral, the cantonal tax office generally allows two years. Buying before the sale can also count if the two are connected. So you have time to look for the new flat calmly.
