Suppose you look for the official house median for Hettlingen. Unlike in 108 of the 160 Zurich municipalities, you find one for 2025: 16 open-market sales produced a median of CHF 1,732,500; in 2015 it was 19 sales, at a median of CHF 1,175,000.
For flats it is the other way round: there was a median in 2007, but none in 2015 or 2025, with 9 and 10 sales below the threshold of 15. The worked example therefore uses Winterthur district.

What does the official house median in Hettlingen show since 2015?
Only 52 of the 160 Zurich municipalities had an official house median in 2025. Hettlingen is one of them and has it in two of the three reference years. In 2025, 16 open-market sales produced a median of CHF 1,732,500. In 2015 it was 19 sales, at a median of CHF 1,175,000. That is a rise of 47 per cent in ten years.
That puts Hettlingen's median 9 per cent above the cantonal median of CHF 1,590,000. Per square metre of plot, a house cost a 2025 median of CHF 2,546, building included.2 In 2007, 11 sales were not enough for a median. The canton only publishes a figure from 15 sales.
What this means for you: a median is never the price of a single house. That holds even where one exists, as in Hettlingen. It splits the houses sold into an upper and a lower half. It says nothing about the location, condition or fit-out of your own property.
Why does the Hettlingen example use Winterthur district?
For flats the picture is reversed. In 2007, 18 sales still produced a median. In 2015 and 2025 sales stayed at 9 and 10, below the threshold of 15. Both years lack a median.
For flats, Winterthur district, to which Hettlingen belongs, therefore steps in. There, 536 sales produced a 2025 flat median of CHF 950,000, and 413 sales one of CHF 695,000 in 2015. That is a rise of 37 per cent in ten years. It also puts the district median 21 per cent below the cantonal median of CHF 1,200,000 for flats.
The district does not supply a price for a flat in Hettlingen, though. What this means for you: a flat needs a derivation via the surroundings. For a house, the municipality's own median can at least show the direction. It is not the price.
What reduces the property gains tax on a sale in Hettlingen?
The tariff is the same throughout the canton; Hettlingen only levies it. It rises in steps with the gain. The first CHF 4,000 are taxed at 10 per cent. Parts above CHF 100,000 are taxed at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example only CHF 45,700 would be due instead of CHF 73,120. For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain; maintenance does not.
Buy a new home to live in, and the tax can be deferred. You must have lived in the old home and replace it in Switzerland. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred. And deferred does not mean waived.

Is there a value capture levy in Hettlingen?
Since 1 September 2026, Hettlingen has levied a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000, from a plot size of 1,500 square metres.6 Smaller plots are exempt unless the gain in value exceeds CHF 250,000.8 The electorate adopted the revision at the ballot box on 28 September 2025, and the cantonal building department approved it on 29 May 2026.
The levy covers planning advantages from upzoning or rezoning. It only falls due once building starts, not on sale. If the plot changes hands first, the obligation passes to the buyer and belongs in the purchase contract. Separately, for new zoning and for rezoning a zone for public buildings, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 More in the guide value capture levy.
Who notarises a house sale in Hettlingen?
Hettlingen belongs to the Wülflingen-Winterthur notarial district.10 The responsible office is the Wülflingen-Winterthur notary, land registry and bankruptcy office at Stadthausstrasse 12, 8400 Winterthur. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.
Even an official house median is no substitute for a valuation of your own property. I derive the value via the median, the district and the plot, and calculate, with your purchase date, what remains after tax.

What else do owners in Hettlingen ask?
How do I find the right estate agent in Hettlingen?
Ask how anyone places the official house median, rather than mistaking it for the price of your own house. I handle sales across the whole Canton of Zurich. Make sure the median, the district value and the plot are derived separately and the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Hettlingen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Hettlingen cost me a value capture levy?
The municipality levies it on planning advantages from upzoning or rezoning, not because of the sale itself: 20 per cent of the gain in value minus CHF 100,000, for plots from 1,500 square metres, smaller ones only for a gain in value above CHF 250,000. It only falls due once building starts; if it is open, it belongs in the purchase contract. With new zoning, the canton also charges 20 per cent of the increase in value, small gains exempt.
