Suppose you look for the official price of a house in Hagenbuch. You will not find one. Not for 2025, not for 2015 and not for 2007 either.
The same holds for flats. In 2025 only 2 houses and 4 condominiums changed hands in the village; in 2015 it was 5 and 3, in 2007 it was 9 and 2. The canton only works out a median, the middle price, from at least 15 sales a year. Hagenbuch never reaches that threshold, for either type of property, in any of the three years.

How does a property in Hagenbuch get a figure without any median?
Through the land, as a first step. The cantonal model puts residential building land in Hagenbuch at CHF 687 per square metre for 2025.7 In 2015 it was still CHF 523, a rise of 31.4 per cent in ten years. Typically the model ranges from CHF 479 to CHF 975 per square metre.
For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 The two figures are produced in different ways and only serve as rough orientation. Hagenbuch's model value sits well below it.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Hagenbuch, the building comes on top, with its age, condition and fit-out. Both can be derived separately and backed up with documents. A price someone heard in the village is no substitute for that derivation.
What does Winterthur district show when Hagenbuch itself has no median?
The district of Winterthur, to which Hagenbuch belongs, has enough sales for an official median. In 2025, 536 condominiums changed hands there, at a median of CHF 950,000.2 In 2015 it was 413 sales. The median then was CHF 695,000, a rise of 37 per cent in ten years.
A district median is not a price for a flat in Hagenbuch itself, though. It mixes sales from across the district, from the city of Winterthur to smaller villages. Which flats changed hands in 2025, and exactly where, the statistics do not reveal.
The same picture holds for houses. In 2025 a house in Winterthur district cost a median of CHF 1,330,000, from 309 sales.2 What this means for you: the district figure shows the direction, not your price. A figure that fits your own house needs location, plot and building derived separately.
What reduces the property gains tax on a sale in Hagenbuch?
The tariff is the same throughout the canton; Hagenbuch only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 45,700 would then be due instead of CHF 73,120.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain; ordinary maintenance does not.
Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

What matters in Hagenbuch besides the price?
From the stop Hagenbuch ZH, Hagenstal, bus 681 runs to Elgg; there you change to the S 12 for Zürich HB, from 50 minutes.5 Hagenbuch has no station of its own, every stop in the village is a bus stop. In Hagenbuch, 18.2 per cent of the population are 65 or older, 212 of 1,163 people.4
Hagenbuch taxes income and wealth at 121 per cent, 216 per cent together with the canton.3 Only 10 of the 160 municipalities in the canton have a higher rate, Dietikon has the same, and in the other 148 it is lower. In Seuzach you would pay about 10 per cent less cantonal and municipal tax on the same income and wealth, in Winterthur about 2 per cent more.
The purchase contract in Hagenbuch is notarised by the notary, land registry and bankruptcy office of Elgg, Bahnhofstrasse 32, 8353 Elgg.11 More in the guide Notary and land registry.
Is there a value capture levy in Hagenbuch?
Hagenbuch charges no municipal value capture levy. Under article 36 of its new building and zoning regulations, the municipality has deliberately waived such a levy.6 The municipal assembly adopted the waiver on 10 September 2025 and the cantonal building department approved it on 30 April 2026;9 it is in force.
The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Where the statistics know no median, you need a derivation you can check. I calculate land, district value and building separately and show what remains after tax.

How do I find the right estate agent in Hagenbuch?
Ask how anyone arrives at a figure when there is no median. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Hagenbuch cost me a value capture levy?
Not for upzoning or rezoning; Hagenbuch has deliberately waived a levy of its own. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
