Suppose you want to sell your flat in Rickenbach and look at the official statistics first. They show the same figure for 2015 and for 2025: 11 flats sold each time, but no median.

The canton only publishes a median from 15 sales. Rickenbach misses that threshold in all three reference years, for houses too: 6 houses sold on the open market in 2007, 8 in 2015 and 10 in 2025.2

What does the land value say about a property in Rickenbach?

It gives an order of magnitude. The cantonal model estimates residential building land in Rickenbach at CHF 901 per square metre for 2025.7 For 2015 the estimate was CHF 656; since then the value has risen by 37.3 per cent. The typical range runs from CHF 639 to CHF 1,277.

A measure from actual sales exists only for the canton as a whole. There, building land cost a median of CHF 1,742 per square metre in 2021 to 2025.7 The Rickenbach model value lies well below that. Because one figure is estimated and the other paid, the comparison only shows a rough direction.

Your plot is not an average. The model works with bare land and knows neither your plot nor the house on it. On top of the land comes the building, with its age, condition and fit-out. Both are derived separately and backed with documents.

What do the district and the region show when Rickenbach itself has no median?

Two surrounding areas supply official figures. In Winterthur district the flat median was CHF 950,000 in 2025, from 536 sales; in 2015 it was CHF 695,000.2 The larger planning region Winterthur und Umgebung reaches CHF 980,000 in 2025, from 679 sales.

Both figures mix sales from many places, the city of Winterthur among them. How many of the flats sold were in Rickenbach, the statistics do not reveal. Whether a year brought newer or older flats, the median does not show either. A median for the surrounding area therefore shows where the market around you lies, but not the price of your flat.

The district's 2025 house median is CHF 1,330,000, from 309 sales.2 Rickenbach sold as many flats in 2025 as in 2015. That says nothing about prices, only about the number of cases. For your property, location, plot and building are what count.

What tax is due on a sale in Rickenbach?

The tax falls on the gain from the sale, not on the price.1 Rickenbach applies the same cantonal tariff as every Zurich municipality. It starts at 10 per cent on the first CHF 4,000 and reaches 40 per cent on gains above CHF 100,000. After 10 full years of ownership there is a 20 per cent reduction.

The top reduction of 50 per cent applies from 20 full years; the example tax would drop from CHF 73,120 to CHF 45,700.1 Owners of more than 20 years may use the market value of 20 years ago as the purchase price. Documented value-adding investments reduce the gain; plain upkeep does not.

The tax can be deferred if you lived in the old property yourself. The proceeds must go into an owner-occupied home in Switzerland.1 If the replacement costs less than the proceeds, the difference is taxable at once. If it costs at most the old price plus investments, there is no deferral.10 Deferred is not waived.

What matters in Rickenbach besides the price?

The stop Rickenbach-Attikon, Bahnhof also carries the name of the Attikon part of the municipality and lies on Rickenbach territory.5 You take the S 30 to Winterthur and change there to the S 12 for Zürich HB, from 36 minutes. From Hagenbuch, also in Winterthur district and also without a median, it takes at least 50 minutes.

18.3 per cent of the population are 65 or older, 530 of 2,892 people; 5.6 per cent are 80 or older.4

Income and wealth are taxed at a municipal rate of 112 per cent, 207 per cent with the canton.3 On the same income and wealth you pay about 4 per cent more cantonal and municipal tax in Hagenbuch, about 13 per cent less in Wiesendangen.

Is there a value capture levy in Rickenbach?

Article 1a of the building and zoning regulations provides for a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000, exempt area 2,000 square metres.6 That is the largest exempt area cantonal law allows. Below 2,000 square metres a plot stays exempt, unless the gain in value exceeds CHF 250,000.8

The cantonal building department approved the rule on 9 May 2022.9 The date of entry into force, 7 January 2023, appears only in the canton's overview.13 The municipal levy only falls due once the plot is built on. On a sale, an open obligation passes to the buyer and belongs in the contract.14

For new zoning, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt, and it falls due on the building permit or as early as the sale.8 The same applies when a zone for public buildings is rezoned. More in the guide value capture levy.

Who notarises a house sale in Rickenbach?

Rickenbach belongs to the Oberwinterthur-Winterthur notarial district. The responsible office is the notary, land registry and bankruptcy office of Oberwinterthur-Winterthur at Stadthausstrasse 12, 8400 Winterthur.11 The same office also serves Altikon, Dinhard, Ellikon an der Thur and Wiesendangen. More in the guide notary and land register.

What else do owners in Rickenbach ask?

How do I find the right estate agent in Rickenbach?

Look for someone who can explain where a figure comes from when the canton supplies none. I handle sales across the whole Canton of Zurich. What matters is that land value, district median and building are looked at separately and that the tax is calculated with your actual purchase date. For the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Rickenbach?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Rickenbach cost me a value capture levy?

Not because of the sale. The municipal levy only falls due when the plot is built on, and only affects upzoned or rezoned plots of 2,000 square metres or more, smaller ones with a gain in value above CHF 250,000. If it is open, it belongs in the purchase contract. If land was newly zoned, the cantonal levy falls due on the building permit or as early as the sale.
