Suppose a house near yours in Ellikon an der Thur was sold in 2025, and you know the price. Is that one figure a benchmark for your own house?

For 2025 the official statistics count exactly 1 house and 1 flat sold on the open market. In 2015 it was 1 house and no flat; in 2007, 4 houses and 2 flats. Only 2 of the 160 Zurich municipalities recorded fewer such sales in 2025. Three had the same number. The canton names a median only from 15 sales.

What does a single sale in the village say about your price?

Little. A median is the middle of many prices; a single sale is just one price. It depends on the size, condition and location of that very property and on the circumstances of that very deal. Whether an enthusiast's premium or a quick sale lay behind it, the figure does not reveal.

That is why the canton requires at least 15 sales in a year for a median.2 Ellikon an der Thur reached 2 in 2025, 1 house and 1 flat. Even in 2007, with 4 houses and 2 flats, the village stayed far below that threshold.

For your sale, that means: a price heard in the village is a hint, not a basis. A figure only becomes reliable once land, building and comparable properties from the region are each documented. That takes more effort, so that your price does not hang on a chance figure.

Which official figures exist for Ellikon an der Thur instead?

Two, and both describe the surroundings. For residential building land in Ellikon an der Thur, the cantonal model gives CHF 640 per square metre for 2025.7 Compared with CHF 529 in 2015, the model value has risen by 21 per cent. Its typical band is CHF 448 to CHF 923.

The second figure comes from Winterthur district. Its flat median was CHF 950,000 in 2025 from 536 sales, and CHF 695,000 in 2015 from 413 sales.2 Ten years thus added 37 per cent to the district median. The district's 2025 house median was CHF 1,330,000, from 309 sales.

These district values combine sales from across the whole district, the city of Winterthur included. For a house in Ellikon an der Thur they are therefore a rough frame, not a price. The worked example uses the flat median only to show the tax.

How is the property gains tax calculated for Ellikon an der Thur?

It is levied by Ellikon an der Thur and calculated on a tariff that applies throughout the canton.1 No municipal tax rate plays a part. In the worked example, the tariff on a gain of CHF 255,000 gives CHF 91,400. After 10 full years, 20 per cent comes off, leaving CHF 73,120.

If you have owned for less than two full years, a surcharge of 25 per cent applies, under one year 50 per cent.1 After 20 full years only half is due, CHF 45,700 in the example. Documented value-enhancing investments reduce the gain; mere maintenance does not.

Did you live in your previous home yourself? Then the tax can be deferred if you buy a new one in Switzerland and live in it.1 If the new home costs less than the proceeds, the difference is taxable at once. Anyone paying no more for the new home than the old one cost, including investments, gets no deferral.10 Deferred does not mean waived.

How is Ellikon an der Thur connected, and how high is the tax rate?

Ellikon an der Thur has no rail link of its own. From the stop Ellikon a. d. Thur, Dorf, bus 615 runs to Rickenbach-Attikon, the S 24 to Winterthur and the S 12 to Zürich HB, from 52 minutes with two changes.5 With only one change the journey takes 56 minutes.

Of 1,025 residents, 175 are aged 65 or over, which equals 17.1 per cent.4 Its municipal tax rate is 117 per cent, rising to 212 per cent with the cantonal rate.3 On the same income and wealth, cantonal and municipal tax costs about 4 per cent more in Winterthur and about 1 per cent more in Elgg.

Notarisation and the land registry are handled by the notary, land registry and bankruptcy office of Oberwinterthur-Winterthur at Stadthausstrasse 12, 8400 Winterthur.11 The path from contract to registry entry is described in the guide Notary and land registry.

Why is there no municipal value capture levy in Ellikon an der Thur?

Because the municipality has expressly waived it. Under Art. 2 of the building and zoning regulations, no municipal value capture levy is charged on planning advantages from upzoning or rezoning.6 The municipal assembly decided this on 27 June 2024, and the cantonal building department approved it on 6 September 2024.9 Since 10 January 2025, the waiver has been in force.

It covers only the municipal levy. For new zoning and for rezoning a zone for public buildings, the canton still charges its levy of 20 per cent of the increase in value, small gains exempt.8 After new zoning, this levy falls due with the building permit or as early as the sale, and then belongs in the purchase contract. What the canton counts as a gain in value is explained in the guide value capture levy.

Two sales in 2025 do not make a price for your house. I base the figure on land, building and comparable properties and calculate, with your purchase date, what remains after tax.

What else do owners in Ellikon an der Thur ask?

How do I find the right estate agent in Ellikon an der Thur?

Ask what a valuation figure is based on when only two properties were sold in the village in 2025. I handle sales across the whole Canton of Zurich. Good answers separate land, building and district values and name their sources. The 12 checking questions offer a checklist for this.

Is the price of a neighbouring house enough as a comparison?

Not as the only benchmark. A single price shows what was paid in one particular case, not what your house is worth with its plot and condition. It is useful as one of several hints, alongside the land model and comparable properties from the region.

Does the waiver of the value capture levy matter when selling?

Ellikon an der Thur charges no levy on upzoning or rezoning, so no such obligation passes to the buyer on a sale either. Newly zoned land is another matter, because there the canton charges its levy, which can fall due as early as the sale.
