Suppose you own a flat in Wiesendangen and read the canton’s new figures. The median for flats stood at CHF 1,030,000 in 2015 and at CHF 927,000 in 2025. At first glance, your flat has lost value.

That conclusion falls short. In 2015 the flat median was even above the house median of CHF 852,500. A flat dearer than a house: that shows how strongly a median depends on which properties happened to be sold.

Why has the flat median fallen, and what does it mean for you?

Why has the flat median in Wiesendangen fallen?

The statistics do not tell us. All that is documented is this: in 2015 the median was CHF 1,030,000, from 27 sales. In 2025 it was CHF 927,000, from 21 sales.2 That is 10 per cent less. Of the 62 municipalities I describe here, this is the sharpest fall.

A median is the middle price of the properties sold. If more new or large flats were sold in 2015, it comes out high then and lower today. With just over 20 sales a year, a few properties can shift it. So it says little about the value of any particular flat.

What this means for you: do not read the fall as a loss in value of your flat. For your flat, the year of construction, position in the building, size and condition count. Add to that the comparison with similar flats sold recently. A good valuation names these comparisons and explains why they fit.

What does the Wiesendangen house median say about your house?

It rests on a broader base. In 2025, 28 houses were sold on the open market, at a median of CHF 1,325,000.2 That is 17 per cent less than in the canton. Since 2015 it has risen by 55 per cent, from 30 sales back then.

Bertschikon has been part of Wiesendangen since 2014.7 The canton reports all years within today’s boundaries, so Bertschikon is included in 2007 and 2015 too.2 The house median also follows the mix of houses sold. A rise of 55 per cent does not mean every house gained that much. How old and how large the houses sold were, the statistics do not show.

In 2025 a house cost a median of CHF 2,889 per square metre of plot, building included.2 The cantonal model puts bare residential building land at CHF 1,646; in 2015 it was CHF 873.9 What this means for you: value your house by its plot and its condition, not by the median.

How much tax is due on a house sale in Wiesendangen?

In the median example, CHF 150,779. For 2007 the canton gives a house median of CHF 625,379. There were 44 sales in 2007. With an even number, the median is the mean of the two middle prices, which can produce an odd figure.

The gain up to 2025 is CHF 699,621. The tax takes 21.6 per cent of it, and 11.4 per cent of the sale price.1 The figures leave out investments and costs. After 20 full years it would be CHF 134,624. For a flat traded at the 2007 and 2025 medians, CHF 82,992 would be due.

The municipal tax rate of 86 per cent, 181 per cent including the canton, only affects income and wealth.3 In Winterthur you would pay about 22 per cent more cantonal and municipal tax, in Seuzach about 8 per cent more. What this means for you: moving to the city can raise your running tax noticeably. Factor it in before you decide.

Is there a value capture levy in Wiesendangen?

Yes, since 17 December 2022. Wiesendangen charges 30 per cent of the gain in value minus CHF 100,000.6 Generally only plots under 1,200 square metres are exempt, the smallest threshold the law permits.8 The levy only concerns a gain in value from upzoning or rezoning.

It only falls due on development, not on sale.10 If the plot is sold beforehand, the obligation passes to the buyer and belongs in the sale contract.8

What matters in Wiesendangen besides the price?

From Wiesendangen station the S 30 runs to Winterthur. With one change you reach Zürich HB from 34 minutes.5 In Wiesendangen, 21.9 per cent of the population are 65 or older, 1,494 of 6,825 people.4 In 2025 the house and flat medians were CHF 398,000 apart.

I value your property against comparable sales rather than the median and calculate tax and net proceeds with your purchase price. The decision is yours.

What else do owners in Wiesendangen ask?

How do I find the right estate agent in Wiesendangen?

Ask which comparable sales an agent works with, and why those. I handle sales across the whole Canton of Zurich. A median on its own is not a valuation. Ask for a derivation and a net calculation with your purchase date. The 12 checking questions help you compare.

Do the figures also cover Bertschikon?

Yes. Bertschikon has been part of Wiesendangen since 2014. The canton reports all years within today’s boundaries, so sales in Bertschikon are included.

Can I defer the tax if I buy a flat after selling the house?

Yes, if you lived in the house yourself and will live in the flat yourself, in Switzerland. If the flat costs less than the proceeds, the difference is taxable at once. If it costs no more than you once paid for the house including investments, there is no deferral. Deferred does not mean waived.
