Selling property in Berg am Irchel: a year with no open-market sale

In 2015 not one house or flat in the village was sold on the open market. And no other municipality in the canton has such a high share of people aged 65 and over.

What does the land model reveal about a plot in Berg am Irchel?

It gives a first anchor, nothing more. For 2025 the cantonal model puts residential building land in Berg am Irchel at CHF 463 per square metre.7 Ten years earlier it was CHF 391, up 18.4 per cent. Only 4 of the 160 municipalities in the canton show a smaller rise, 155 a larger one. Only Flaach has a lower model value; the other 158 are higher. Typically the model ranges from CHF 324 to CHF 661 per square metre.

A second figure for the whole canton comes from real sales: a median of CHF 1,742 per square metre for 2021 to 2025.7 Model value and price paid are two different measures. Side by side they give only a rough sense of the gap.

For your house, that is only part. The model covers undeveloped land, not your plot with its location, shape and access. With a house, the building comes on top, with its age, condition and fit-out. Each needs its own derivation, backed by documents.

What yardstick does Andelfingen district provide for Berg am Irchel?

A broader one, but not one for the village. In Andelfingen district exactly 129 condominiums were sold on the open market in 2025, at a median of CHF 900,000.2 In 2015 the median came from 100 sales and stood at CHF 641,000. The increase comes to 40 per cent.

For houses, the district counted 143 open-market sales in 2025, at a median of CHF 1,273,600.2 That is 43 per cent above 2015. All these figures come from sales across the whole district. Where exactly they took place and which properties they were, the statistics do not disclose.

For Berg am Irchel this means: the district median shows a direction; it is not a value for your house. It says nothing about your plot, the sunlight or the condition. Precisely because the village had no open-market sale at all in 2015, the derivation belongs with the property itself.

How much property gains tax is due in Berg am Irchel, and what reduces it?

What counts is the gain and how long you owned it. The tariff is the same across the canton; Berg am Irchel merely collects the tax.1 The first CHF 4,000 of gain cost 10 per cent, every franc above CHF 100,000 costs 40 per cent. Ten full years of ownership cut the tax by 20 per cent.

From 20 full years it is halved, the maximum reduction. In the example: CHF 46,500 instead of CHF 74,400.1 For a purchase over 20 years ago, the market value of 20 years ago may replace the purchase price. Documented value-enhancing investments reduce the gain, pure maintenance does not.

Buy a flat to live in yourself, and the tax can be deferred. You must have lived in the house too, with the replacement in Switzerland.1 Should the flat cost less than the proceeds, the difference is taxed immediately. If it costs no more than the house and investments once did, nothing is deferred.10 Deferred does not mean waived.

What matters in Berg am Irchel besides the price?

The village has no station. From the stop Berg am Irchel in the village centre, bus 677 takes you to Hettlingen, where the S 12 continues to Zürich HB, from 53 minutes.5

Of the 597 people in the village, 164 are 65 or older, which is 27.5 per cent.4 No other municipality in the canton has a higher share. The share aged 80 and over is 7 per cent.

Berg am Irchel's own tax rate is 98 per cent; with the canton it comes to 193 per cent.3 Of the 160 municipalities in the canton, 122 have a higher total rate, Mettmenstetten and Neftenbach the same and 35 a lower one. If you move away, compare: on the same income and wealth, Andelfingen means about 11 per cent more cantonal and municipal tax, Buch am Irchel about 4 per cent more.

The purchase contract is handled by the notary, land registry and bankruptcy office of Andelfingen at Ob der Gass 15, 8450 Andelfingen.11 How notarisation and the land register entry work is explained in the guide Notary and land registry.

Is there a value capture levy in Berg am Irchel?

Today there is no municipal value capture levy in Berg am Irchel. Its building and zoning regulations of 4 April 1997 contain no such article.6 According to the cantonal map, a draft has only been pre-examined, so it has been neither adopted by the municipal assembly nor put into force.9 Whether it comes, and at what rate, is open.

Regardless of this, the canton charges a levy of its own: 20 per cent of the increase in value when the municipality newly zones land for building, small gains exempt.8 It also applies when a zone for public buildings is rezoned. The levy falls due with the building permit or as early as the sale, so with newly zoned land it belongs in the purchase contract. Details are in the guide value capture levy.

Without a comparable sale in the village, what counts is what can be documented: land, district and your building. I lay the derivation open and calculate with your purchase date what remains after tax.

What else do owners in Berg am Irchel ask?

How do I find the right estate agent in Berg am Irchel?

Ask to be shown where the figure for your house comes from when the village has hardly any sales. I handle sales across the whole Canton of Zurich. Check that land, district and building are documented separately and that the tax is calculated with your purchase date. Useful for the first meeting: the 12 checking questions.

I inherited the house in Berg am Irchel. Which purchase price applies?

The inheritance itself costs no property gains tax. If you sell later, the tax office generally works with the purchase price and purchase date of the person who left you the house. Further questions on inheriting are answered on the inheritance page.

Will selling in Berg am Irchel cost me a value capture levy?

No municipal levy is due today; Berg am Irchel has no rule for it in force. It is different for land that was newly zoned for building: there the canton charges 20 per cent of the increase in value, small gains exempt. It becomes payable with the building permit, or already on a sale.
