Suppose you sell your house in Henggart and want an official comparison price. The cantonal statistics give none – not for 2025, 2015 or 2007, and not for flats either.

Only 5 houses and 6 flats were counted in 2025; a median needs 15. Meanwhile, the cantonal land model for Henggart has risen by 73 per cent since 2015.

Why does Henggart have no official median in any reference year?

Open-market sales in Henggart stay below the cantonal threshold of 15 in all three reference years. This applies to houses and flats alike.2 In 2025, 5 houses and 6 flats changed hands. In 2015 it was 10 and 4. In 2007 it was 9 and 5.

House sales even fell: with 10, twice as many changed hands in 2015 as in 2025. That changes nothing about the threshold, though. Fifteen sales stay out of reach in every one of the three years, for both property types.

The ten-year comparison therefore comes from Andelfingen district, whose medians pool sales from across the district. Flats there cost a median of CHF 900,000 in 2025, against CHF 641,000 ten years earlier.2 What this means for you: the district figure describes the Weinland as a whole, not the price of your house or flat in Henggart.

How far has the land model risen in Henggart, and what does that say about your house?

With no house median, land is the first anchor. The cantonal model puts residential building land in Henggart at CHF 1,472 per square metre for 2025.7 In 2015 it was still CHF 851, a rise of 73 per cent in ten years. Typically the model ranges from CHF 1,019 to CHF 2,109 per square metre.

Alongside it stands a cantonal figure from real sales.7 Residential building land cost a median of CHF 1,742 per square metre in 2021–2025, and CHF 800 in 2011–2015. Model here, prices paid there: both only offer a rough sense of scale, not a price for your own plot.

The model only estimates undeveloped land, not your plot and not the building on it. For a house in Henggart, the building comes on top, with its age, condition and fit-out. That is a derivation of its own, documented, not a model figure. For your house, this means the rise concerns the model for undeveloped land, not automatically your price.

What reduces the property gains tax on a sale in Henggart?

The property gains tax follows one uniform tariff across the canton; Henggart only levies it.1 The first CHF 4,000 of gain are taxed at 10 per cent, the part above CHF 100,000 at 40 per cent. Ownership works the other way: a 20 per cent reduction in the example after 10 full years.

The reduction only reaches its maximum of 50 per cent from 20 full years.1 Then CHF 46,500 would be due instead of CHF 74,400. After over 20 years, the market value of 20 years ago may also replace the purchase price. Documented value-enhancing investments reduce the gain; maintenance does not.

Put the proceeds into a new, owner-occupied home in Switzerland, and the tax can be deferred.1 The old home must also have been self-occupied. If the replacement costs less than the proceeds, the difference is taxable at once. If its price is no higher than the old purchase price and investments, there is no deferral.9 Deferred does not mean waived.

What matters in Henggart besides the price?

Henggart station is on the S 12, which takes you to Zürich HB without changing, from 34 minutes.5 21.7 per cent of the population are 65 or older, 512 of 2,361 people; 6.7 per cent are 80 or older.4

Henggart taxes income and wealth at 111 per cent, 206 per cent together with the canton.3 On the same income and wealth, Andelfingen means about 4 per cent more cantonal and municipal tax, Dinhard about 10 per cent less.

Is there a value capture levy in Henggart?

Henggart charges no municipal value capture levy: the municipality's building and zoning regulations mention neither an article on the subject nor a reference to the cantonal act.6 The cantonal overview does record a pre-reviewed waiver for Henggart, but no date of adoption or entry into force, and the regulations contain no waiver article. The building department can confirm the current status.

The cantonal levy applies regardless. If land is newly zoned for building, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Who notarises a house sale in Henggart?

Henggart belongs to the Andelfingen notarial district.10 The responsible office is the Andelfingen notary, land registry and bankruptcy office, Ob der Gass 15, 8450 Andelfingen. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

No median, but a sharp rise in the land model: that is no contradiction, just two different measures. I derive the value via the district and the land and show what remains after tax.

What else do owners in Henggart ask?

How do I find the right estate agent in Henggart?

Ask how anyone handles a sharply risen land model when there is no median. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own property and the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Henggart?

The inheritance itself does not yet trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.

Will selling in Henggart cost me a value capture levy?

Not from the municipality itself; its regulations do not address the subject. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt.
