Suppose you want to sell your house in Buch am Irchel. First you check what building land is worth here. Over ten years, the official model shows a strikingly small rise.

On sale prices, the statistics are no help at all. In 2025 only 2 houses and not a single flat were sold on the open market in Buch am Irchel. In 2015 it was 3 houses and 1 flat, in 2007 5 houses. The canton gives a median only from 15 sales, a number the village reaches in none of the reference years.

How little has the land model risen in Buch am Irchel?

By 12.3 per cent in ten years. In 2015 the cantonal model put residential building land in Buch am Irchel at CHF 494 per square metre.7 For 2025 it is CHF 555. Only 2 of the 160 Zurich municipalities saw a smaller rise; 157 saw a larger one. The model typically ranges here from CHF 386 to CHF 806.

Why that is, the model does not say. It is an estimate for undeveloped land, not a price anyone paid. Across the canton, prices actually paid for residential building land had a median of CHF 1,742 per square metre in 2021 to 2025.7 The two values are produced in different ways.

For your land, the model value is a reference point, not the price of your plot. The building comes on top separately, with its age, condition and fit-out. With so few sales in the village, both need their own derivation, backed by evidence.

What does Andelfingen district show that the land model does not?

Prices paid for whole properties. In Andelfingen district, the median for flats sold on the open market was CHF 900,000 in 2025, from 129 sales.2 Ten years earlier, 100 sales gave CHF 641,000, so the median rose 40 per cent. The district house median rose from CHF 890,000 to CHF 1,273,600, by 43 per cent.

These are different measures from the land model. They are medians from sales across the whole district, not an estimate for building land in one municipality. So the gap between 40 and 12.3 per cent is no catching-up still due in Buch am Irchel.

For your house, the district values are a frame. The statistics do not show which properties were sold where. The flat median serves only for the worked example and is no measure of a house's value. That needs the location, plot and building of your own property.

How does the tax in Buch am Irchel depend on the gain and the period of ownership?

A single cantonal tariff applies, rising with the gain.1 Gains up to CHF 4,000 face 10 per cent; anything over CHF 100,000 faces 40 per cent. A small gain thus bears a lower average rate than a large one. In the example, 28.7 per cent of the gain goes in tax.

The longer you own, the smaller the amount. In the example it is CHF 74,400 after 10 full years, CHF 60,450 after 15 full years and CHF 46,500 from 20.1 Documented value-enhancing investments reduce the gain; mere maintenance does not. After over 20 years, the market value of 20 years ago may be the starting value.

Lived in the home you sell and buying another in Switzerland to live in? Then the tax can be deferred.1 If the new home costs less than the proceeds, the difference is taxable at once. If its price is at or below the old purchase price plus investments, there is no deferral.10 Deferred does not mean waived.

What counts in Buch am Irchel besides land and price?

Buch am Irchel is not on the rail network. From the stop Buch am Irchel, Desibach, bus 677 takes you to Hettlingen station, where you board the S 12 for Zürich HB, from 43 minutes.5

With 181 of 1,062 residents aged 65 or over, 17 per cent of the population falls into that group.4 The municipality levies a tax rate of 106 per cent, 201 per cent with the canton.3 On the same income and wealth, cantonal and municipal tax is about 6 per cent higher in Andelfingen and about 4 per cent higher in Feuerthalen.

Purchase contracts for property in Buch am Irchel are notarised by the notary, land registry and bankruptcy office of Andelfingen, Ob der Gass 15, 8450 Andelfingen.11 The steps involved are set out in the guide Notary and land registry.

Which plots does the new value capture levy in Buch am Irchel affect?

Since 1 March 2025, Buch am Irchel has charged a levy under Art. 5.8.1 of its building regulations of 20 per cent of the gain in value minus CHF 100,000.6 It covers planning advantages from upzoning and rezoning. Plots under 1,200 square metres are exempt, the smallest exempt plot size the cantonal law allows.8 If the gain in value exceeds CHF 250,000, a smaller plot counts too.

It only has to be paid once the plot is built on.9 Selling does not trigger payment. Instead, the obligation passes to the buyer and belongs in the purchase contract.8 A levy already paid counts as an expense for the property gains tax.1

Separately, the canton charges 20 per cent of the increase in value when land is zoned for building or a zone for public buildings is rezoned, small gains exempt.8 After new zoning, this levy falls due with the building permit or as early as the sale. How the gain in value is estimated is described in the guide value capture levy.

With 2 house sales in 2025, no statistic carries the price. I derive land and building separately, check the value capture levy and calculate the tax with your purchase date.

What else do owners in Buch am Irchel ask?

How do I find the right estate agent in Buch am Irchel?

Watch how someone deals with the small rise in the land model rather than simply adopting district values. I handle sales across the whole Canton of Zurich. Land, building and tax should each be justified separately. The 12 checking questions are a useful guide for the first meeting.

Does the value capture levy also apply to my existing house in Buch am Irchel?

Only if upzoning or rezoning has added value to your plot and it measures 1,200 square metres or more, a smaller one with a gain in value above CHF 250,000. In any case it is only paid once building takes place. The building office can tell you whether your plot is affected.

Does the purchase price paid by my parents count for an inherited house?

Generally yes. Inheriting itself creates no property gains tax. On a later sale, the purchase price and purchase date of the deceased apply. That affects both the gain and the period of ownership. Other questions around inheriting are covered on the inheritance page.
