Suppose you check the canton's online map on the value capture levy before selling in Dorf. It shows a levy rate and an exempt plot size. Both come from the public exhibition of 2023 and were deleted before adoption.
Since 2024, Dorf has fully waived the municipal levy. On prices, too, the statistics help little: Dorf has no median in any of the three reference years, neither for houses nor for flats.
What does the land reveal about the value of a property in Dorf?

What does the land reveal about the value of a property in Dorf?
For Dorf, the cantonal model gives CHF 729 per square metre of residential building land in 2025.8 In 2015 the figure was CHF 551. Over ten years the model has thus risen by 32.3 per cent. Its typical range is CHF 513 to CHF 1,032.
For the canton as a whole there are also prices actually paid. Their median for residential building land was CHF 1,742 per square metre in 2021 to 2025.8 A model and a median of prices paid can only be compared roughly, as they are produced in different ways. At CHF 729, Dorf is clearly below.
For a house in Dorf, the land is only part of the calculation. The model estimates undeveloped land, not your plot with its location and zone. On top comes the building, valued by age, condition and fit-out. There is no official house price per square metre of land for Dorf, again for lack of sales. Plot and building can still be derived and documented separately.
What do 11 house sales in 2025 show for Dorf?
In 2025, 11 houses in Dorf were sold on the open market; in 2015 it was one, in 2007 it was 2.2 That is more than in the two earlier reference years, but still below the 15 sales from which the canton reports a median. For condominiums there were three in 2025 and one each in 2015 and 2007.
Andelfingen district serves as the surroundings. A flat there cost a median of CHF 900,000 in 2025, from 129 sales. Ten years earlier the median was CHF 641,000, from 100 sales; that is an increase of 40 per cent.2 The Weinland planning region shows the same figures as the district.
The district house median for 2025 was CHF 1,273,600, from 143 sales. These figures mix sales from across the district. Whether the 11 sales in Dorf were above or below, the statistics do not reveal. For your house, your own derivation is what counts.
Which rules reduce the property gains tax in Dorf?
In Dorf the tax follows the cantonal tariff; the municipality levies it.1 The rate grows in steps with the gain. It runs from 10 per cent on the first CHF 4,000 to 40 per cent on the part above CHF 100,000. In the example: CHF 93,000 before any reduction.
Ten full years of ownership take 20 per cent off, leaving CHF 74,400. From 20 full years it is 50 per cent, or CHF 46,500. If the purchase was over 20 years ago, the market value of 20 years ago may serve as the starting value. Documented value-enhancing investments reduce the gain; plain maintenance does not.
A deferral is possible if you lived in the old home yourself and buy another one in Switzerland to live in.1 If the new one is cheaper than the proceeds, the difference is taxed at once. If it costs no more than the old one did, investments included, nothing can be deferred.10 Deferred does not mean waived.

What matters in Dorf besides the price?
From the stop Dorf, Gemeindehaus, bus 675 runs; changing to the S 12, you reach Zürich HB from 51 minutes.5 Dorf has no station on its territory, and only buses stop in the village. 125 of the 739 people in Dorf are 65 or older, that is 16.9 per cent.4
Dorf taxes income and wealth at a municipal rate of 99 per cent, 194 per cent together with the canton.3 A higher total rate applies in 118 of the 160 municipalities in the canton; it is the same in 3 and lower in 38. On the same income and wealth, cantonal and municipal tax costs about 10 per cent more in Andelfingen, the district seat; Berg am Irchel, at 193 per cent, is almost level.
Is there a value capture levy in Dorf?
No municipal value capture levy is charged in Dorf. Article 3 of the building regulations in force waives it entirely.6 The municipal assembly adopted it on 7 June 2024 and the cantonal building department approved it on 23 September 2024. Its legal force was published on 29 November 2024.
The canton's online map still shows the status of the 2023 public exhibition for Dorf, with a rate and an exempt plot size. The municipal council switched that draft to the full waiver on 8 April 2024, before the municipal assembly decided.7 What counts is the building regulations in force.
None of this affects the cantonal levy. The canton charges 20 per cent of the increase in value when the municipality newly zones land for building or rezones a zone for public buildings, small gains exempt.9 With new zoning it falls due with the building permit or as early as the sale, and therefore belongs in the purchase contract. For more detail, see the guide value capture levy.
Who notarises a house sale in Dorf?
Dorf lies in the Andelfingen notarial district.11 The purchase contract is notarised by the notary, land registry and bankruptcy office of Andelfingen, Ob der Gass 15, 8450 Andelfingen, which also records the change of ownership in the land register. What to bear in mind is set out in the guide notary and land register.
Relying on an outdated map means reckoning with the wrong costs. I check what actually applies in Dorf today and calculate land, district value and building separately.

How do I find the right estate agent in Dorf?
Ask whether a figure rests on the building regulations in force or on a map. I handle sales across the whole Canton of Zurich. A good derivation separates the district value, the land and your house, and calculates the tax with your purchase date. For the first meeting there are the 12 checking questions.
What applies to the tax if I inherited the house in Dorf?
Inheriting does not in itself trigger property gains tax; the tax is deferred. For a later sale you generally take over the purchase price and purchase date of the deceased person. Details are on the inheritance page.
Does Dorf charge a value capture levy on a sale?
No municipal levy: in 2024 Dorf decided on a full waiver, and the earlier draft with a rate and an exempt plot size does not apply. The canton charges 20 per cent of the increase in value on new zoning and on rezoned zones for public buildings, small gains exempt. After new zoning it falls due with the building permit, or at the time of an earlier sale.
