Suppose you own a large plot in Rheinau and the municipality upzones it. Since 8 January 2026, a municipal value capture levy applies to that. If you sell before anything is built, the obligation passes to the buyer.

An official price for your house, by contrast, is not to be found. In 2007, 2015 and 2025, 5 houses each were sold on the open market in Rheinau. One flat changed hands on the open market in 2007, none in 2015 or 2025. The canton needs at least 15 sales in a year for a median.

What land value does the model estimate for Rheinau?

For 2025 the cantonal model puts residential building land in Rheinau at CHF 568 per square metre.7 Ten years earlier it was CHF 422, an increase of 34.6 per cent. The typical range of the model there lies between CHF 397 and CHF 800. These limits, too, are model values, not prices paid.

Across the canton, residential building land actually sold for a median of CHF 1,742 per square metre in 2021 to 2025.7 The Rheinau model value is well below that. The two figures are only roughly comparable, because one is estimated and the other paid.

An official figure for the house price per square metre of plot is also missing for Rheinau, in all three reference years. The model, moreover, only covers undeveloped land. For your house, the building comes on top, with its age, condition and fit-out. The plot also has its own location. Each needs its own derivation, backed with documents.

What does Andelfingen district show when Rheinau itself has no median?

Andelfingen district has enough sales for official medians. 129 condominiums were sold there on the open market in 2025, at a median of CHF 900,000.2 In 2015 the median was CHF 641,000, from 100 sales. Within ten years the median thus rose by 40 per cent.

For houses, the canton gives the district a 2025 median of CHF 1,273,600, from 143 sales.2 The Weinland planning region shows exactly the same figures as the district for both years. So there is no second, different comparison from the surroundings.

For Rheinau itself, none of these figures is a price. A district median pools sales from across the district without showing the location and condition of each property. In the worked example it serves as a yardstick for the tax, not as the value of your property. With only 5 house sales in 2025, your property needs a derivation of its own.

What reduces the property gains tax on a sale in Rheinau?

The tariff is cantonal; the municipality of Rheinau levies the tax.1 It rises in steps: 10 per cent on the first CHF 4,000 of gain, 40 per cent above CHF 100,000. At least 5 full years of ownership bring a reduction, 20 per cent after 10.

With 20 full years it reaches its ceiling of 50 per cent. In the example the tax would then fall from CHF 74,400 to CHF 46,500.1 After more than 20 years, the market value of 20 years ago may be used. The gain also shrinks with documented value-enhancing investments, though not with plain maintenance.

A deferral is possible if you lived in the property you sold and buy a new home in Switzerland to live in yourself.10 If the new one costs less than the proceeds, the difference is taxed at once. If it costs no more than the purchase price and investments of the old one, there is no deferral. A deferral is not a waiver.

What matters in Rheinau besides the price?

There is no railway station in Rheinau. The fastest route starts at the stop Rheinau, Galgenbuck: bus 620 to Marthalen, then the S 12, from 54 minutes to Zürich HB.5 From the more central stop Klosterplatz the journey takes longer. Almost one in four people in Rheinau is 65 or older, 330 of 1,326 or 24.9 per cent, and 6.6 per cent are aged 80 or over.4

Rheinau taxes income and wealth at 112 per cent, 207 per cent including the canton.3 On the same income and wealth, cantonal and municipal tax costs about 3 per cent more in Andelfingen and about 2 per cent less in Marthalen.

Is there a value capture levy in Rheinau?

Since 8 January 2026, Rheinau has charged a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000, set out in art. 31a of its building and zoning regulations.6 The article was adopted on 3 December 20246 and approved by the cantonal building department on 13 June 2025.9 Plots under 1,200 square metres are exempt, unless the gain in value exceeds CHF 250,000.68

It applies to planning advantages created by upzoning or rezoning. It only falls due once the land is built on, not on sale.8 If you sell first, the obligation passes to the buyer. That belongs in the purchase contract and can affect what a buyer offers for the plot. More in the guide value capture levy.

The cantonal levy applies in addition: 20 per cent of the increase in value when land is newly zoned for building or a zone for public buildings is rezoned into another building zone, small gains exempt.8 With new zoning, it falls due with the building permit or as early as the sale.

Who notarises the sale in Rheinau?

Rheinau belongs to the Feuerthalen notarial district.11 The purchase contract is notarised by the notary, land registry and bankruptcy office of Feuerthalen at Trüllergasse 6, 8245 Feuerthalen. The change of ownership is entered in the land register there too. More in the guide Notary and land registry.

A model value is no price for your house, and a value capture levy does not touch every sale the same way. I place your case and calculate what remains after tax.

What else do owners in Rheinau ask?

How do I find the right estate agent in Rheinau?

Ask how someone arrives at a house figure without a village median, and whether they check the new value capture levy for your plot. I handle sales across the whole Canton of Zurich. Land and building should be derived separately and the tax calculated with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Rheinau?

No property gains tax falls due on inheriting itself. On a sale, the purchase price and purchase date of the deceased person generally serve as the starting value. More on the inheritance page.

Will selling in Rheinau cost me a value capture levy?

The municipal levy only affects plots that were upzoned or rezoned: from 1,200 square metres, smaller ones only with a gain in value above CHF 250,000. It only falls due with construction, not with the sale, but belongs in the contract. For newly zoned land the canton charges 20 per cent of the increase in value, small gains exempt, due with the building permit or as early as the sale.
