Suppose you want to compare your flat in Marthalen with the last sale in the village. In each of the three reference years there was exactly one, too few for a comparison.

In 2025, 1 condominium changed hands, and 1 each in 2015 and 2007. For houses it was 2 sales in 2025, 4 in 2015 and 6 in 2007. The canton only forms a median from 15 sales a year. Marthalen is far from that in all three reference years, for houses as for flats.

What does it mean when only one flat sells per reference year in Marthalen?

In Marthalen, exactly 1 condominium changed hands in 2025. It was also 1 in 2015, and 1 in 2007.2 So in all three reference years it stayed at a single sale. One sale produces neither a middle nor a median.

The house market is a little broader, but also small: 2 sales in 2025, 4 in 2015, 6 in 2007. Here too the number sits far below the threshold of 15 sales from which the canton publishes a median at all.

A single sale says little about the value of another house in the village. That holds even if both stand on the same street and are similarly old. A reliable figure needs a derivation from land, building and the district setting, backed by evidence rather than a neighbour's anecdote.

What is land in Marthalen worth according to the model?

The cantonal model puts residential building land in Marthalen at CHF 749 per square metre for 2025.7 In 2015 it was still CHF 520, a rise of 44 per cent in ten years. Only 24 of the 160 Zurich municipalities have a lower model value. Typically the model ranges from CHF 523 to CHF 1,061 per square metre.

Across the canton there are also real purchase prices. In 2021 to 2025 residential building land sold for a median of CHF 1,742 per square metre. In 2011 to 2015 it was CHF 800.7 These actual prices and the model value are produced differently and only serve as rough orientation. Marthalen's model value stays clearly below today's cantonal median.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Marthalen, the building comes on top, with age, condition and fit-out. Each part is derived separately.

What yardstick does Andelfingen district offer for Marthalen?

There are still figures. The district of Andelfingen, to which Marthalen belongs, counted 129 condominium sales in 2025, enough for an official median.2 That median stood at CHF 900,000, against CHF 641,000 from 100 sales in 2015. Over ten years that is 40 per cent more.

Houses in the district moved at a similar pace. The median rose from CHF 890,000 in 2015, from 110 sales, to CHF 1,273,600 in 2025, from 143 sales.2 That is a rise of 43 per cent. For flats in the district, the number of sales rose from 100 to 129. A district median always remains a surrounding value, though, never a price for your own house in Marthalen.

For the planning region of Weinland the canton shows the same figures as for Andelfingen district. Both medians mix sales from across the whole district. Which flats lie behind them, the statistics do not reveal.

What matters in Marthalen besides the price?

From Marthalen station the S 12 runs straight to Zürich HB, with no change, from 43 minutes.5 In Marthalen, 22.9 per cent of the population are 65 or older, 465 of 2,027 people.4

Marthalen taxes income and wealth at 107 per cent, 202 per cent together with the canton.3 In the municipality of Dorf, also in Andelfingen district, you would pay about 4 per cent less on the same income and wealth. In Flaach and Truttikon the total tax rate is exactly the same.

The purchase contract for Marthalen is notarised by the notary, land registry and bankruptcy office of Feuerthalen, Trüllergasse 6, 8245 Feuerthalen.10 More in the guide Notary and land registry.

Is there a value capture levy in Marthalen?

Marthalen currently charges no municipal value capture levy. Its building and zoning regulations contain no article on this.6 A total revision of the building and zoning regulations exists as a draft, but according to the cantonal map it has only been pre-examined, neither approved nor in force. Whether and when that changes, the building office will confirm.

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Where a reference year knows only one flat sale, value needs a derivation via district and land, not a comparison with the last village sale. I calculate both separately and show what remains after tax.

What else do owners in Marthalen ask?

How do I find the right estate agent in Marthalen?

Ask what a figure rests on when only one flat sells in the village per reference year. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Marthalen?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Marthalen cost me a value capture levy?

Not under current law: Marthalen's building regulations contain no rule of their own, and a revision has only been pre-examined. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
