Suppose you built a house in Volken a few years ago and are now moving away for work. For your planning you need a reliable figure. The village itself offers hardly anything to go on.
In 2025, 2 houses in Volken were sold on the open market and no flat, 0 sales. In 2007 it was a single house. For 2015 the official series shows no figure at all for Volken. Only 15 sales in one year produce a median.
What land value does the canton's model give for Volken?
Worked example
Worked example, Volken: flat at the Andelfingen district median, 10 years of ownership
Assumption: a flat at the median of Andelfingen district, bought in 2015 and sold in 2025, without investments or costs. Volken itself has no figure for 2015 in the statistics and no flat sale in 2025.

- Purchase price (district median 2015)
- – CHF 641,000
- Property gain
- CHF 259,000
- Tax per tariff, before reduction
- CHF 93,000
- Reduction for 10 full years: 20%
- – CHF 18,600
- Property gains tax
- CHF 74,400
- Remaining after tax, before mortgage
- CHF 825,600
What land value does the canton's model give for Volken?
CHF 600 per square metre of residential building land: that is the model value for 2025.7 Ten years earlier it stood at CHF 428, a rise of 40.2 per cent. 14 of the 160 municipalities in the canton have a lower model value, 145 a higher one. Typically the model ranges from CHF 408 to CHF 891 per square metre.
A median of prices paid for residential building land exists only for the canton as a whole: CHF 1,742 per square metre in 2021 to 2025.7 An estimate and a median from sales are not the same thing. For a rough classification the comparison still works.
Your plot in Volken can differ from the model, for instance in size, shape or permitted use. A house on it is also valued by age, condition and fit-out. Both belong in a separate derivation, with plans and receipts.
What does Andelfingen district show for a village with as few sales as Volken?
The direction in the surroundings, not the value in the village. In Andelfingen district the condominium median for 2025 was CHF 900,000, from 129 open-market sales.2 Ten years earlier, 100 sales gave a median of CHF 641,000. That makes a rise of 40 per cent. These two values are the ones used in the worked example above.
The district's 2025 median for houses was CHF 1,273,600, based on 143 sales.2 Compared with CHF 890,000 in 2015, that is an increase of 43 per cent. For the Weinland planning region the statistics give the same figures.
These medians contain sales from across the whole district, from Volken exactly two houses in 2025. A new build and a house from the 1970s can sit far apart within them. So they say nothing definite about your house. Its figure results from plot, building and location, documented step by step.
How is the property gains tax calculated on a sale in Volken?
Under the cantonal tariff, which Volken applies like every municipality in the canton.1 Gains up to CHF 4,000 bear 10 per cent, the part above CHF 100,000 bears 40 per cent. How long you own the property changes the amount a lot, in both directions.
Sell within a year and a 50 per cent surcharge applies, within two years 25 per cent. From 5 full years the tax falls. For the gain in the example that means CHF 88,350 after 5 years, CHF 74,400 after 10, CHF 46,500 after 20.1 Documented value-enhancing investments reduce the gain, pure maintenance does not.
Move away and buy another owner-occupied home elsewhere in Switzerland, and the tax can be deferred.1 You must also have lived in Volken yourself. A new home cheaper than the proceeds leaves the difference taxable at once. If it costs no more than the former purchase price and investments in Volken, there is no deferral.10 Deferred does not mean waived.

What matters in Volken besides the price?
There is no railway station in Volken. From the stop Volken, Post in the village centre, bus 675 runs to Henggart; after a short walk to the S 12 you reach Zürich HB from 54 minutes.5
With 386 residents, Volken is the smallest of the 160 municipalities in the canton. 53 of them are 65 or older, i.e. 13.7 per cent.4 Only Opfikon and Oberglatt have a lower share, Lufingen the same. People aged 80 or over make up 3.9 per cent of the population.
Volken's municipal rate is 111 per cent; together with the canton the total is 206 per cent.3 67 of the 160 municipalities in the canton are above that, 7 level and 85 below. On the same income and wealth you would pay about 4 per cent more cantonal and municipal tax in Andelfingen, about 2 per cent less in Flaach.
The purchase contract for a house in Volken is notarised by the notary, land registry and bankruptcy office of Andelfingen, Ob der Gass 15, 8450 Andelfingen.11 What to note about notarisation and the land register entry is set out in the guide Notary and land registry.
Is there a value capture levy in Volken?
Volken charges no municipal value capture levy today; its building and zoning regulations of 2018 contain no article on it.6 The ongoing revision of the local zoning plan provides for a new art. 31: an explicit waiver.9 According to the documents, the motion to the municipal assembly of 5 June 2026 was accepted; version 1.0 of the draft is dated 17 July 2026.
The waiver has not yet been approved or put into force; the cantonal map lists it as pre-examined.12 For today this changes nothing: no municipal levy is due.
The cantonal levy will remain in any case. It is 20 per cent of the increase in value for newly zoned land and for rezoned zones for public buildings, small gains exempt.8 It falls due with the building permit or as early as the sale, and then belongs in the purchase contract. More is explained in the guide value capture levy.
Where only two houses were sold on the open market in 2025, a derivation anyone can check is what helps. I show land, district and building separately and calculate with your purchase date what remains net.

What else do owners in Volken ask?
How do I find the right estate agent in Volken?
Ask for the derivation, not just a figure, because Volken lacks comparable sales. I handle sales across the whole Canton of Zurich. Land, district and building should be documented separately and the tax calculated with your purchase date. The 12 checking questions help you choose.
I am selling after only a few years. What does that mean for the tax?
Under one year of ownership the property gains tax rises by 50 per cent, under two years by 25 per cent. With two, three or four full years the tariff applies without surcharge or reduction. From 5 full years the tax falls step by step. You can recalculate it yourself with the tax calculator.
Will selling in Volken cost me a value capture levy?
Not a municipal one: Volken has no such rule, and the planned waiver does not change that. It is different for newly zoned land or a rezoned zone for public buildings. There the canton charges 20 per cent of the increase in value, small gains exempt, due with the building permit or as early as the sale.
