Suppose you are selling a house in Flaach and turn first to the official comparison price. The statistics stay empty, for 2025 just as for 2015 and 2007. In all three years, open-market sales stayed below the threshold of 15, from which the canton calculates a median at all.

For condominiums it is different: in 2025 sales reached that threshold for the first time, 18 of them, producing a median of CHF 900,000. For 2015 and 2007 it is still missing. The land tells a third story: nowhere in the Canton of Zurich has the model value risen less over the past ten years than in Flaach.

Why have land values in Flaach risen so little?

Nowhere else in the canton has land value, as modelled, risen less over ten years than in Flaach. The cantonal model puts residential building land at CHF 435 per square metre for 2025. In 2015 it was CHF 405, a rise of 7.4 per cent.7 None of the 160 Zurich municipalities shows a weaker rise.

Compare the canton as a whole: anyone buying residential building land between 2021 and 2025 paid a median of CHF 1,742 per square metre. Model value and price paid are built differently. Flaach's model value sits well below it. In Flaach, the model's typical range runs from CHF 309 to CHF 620 per square metre.

It refers to undeveloped land in Flaach in general, neither your plot nor the house on it. For a house, the building comes on top, with its age, condition and fit-out. A figure from hearsay is no substitute for that.

What does the first flat median in Flaach show?

In 2025, sales in Flaach reached the threshold for an official median for the first time. 18 condominiums changed hands, at a median of CHF 900,000. For 2015 and 2007, sales stayed well below the threshold of 15, at 3 and 0.

Notably, the district of Andelfingen, home to Flaach, shows the same 2025 median: CHF 900,000, from 129 sales across the whole district. That is one year only, not proof of a lasting match. It says nothing about any particular flat.

Against the cantonal median of CHF 1,200,000, the Flaach median sits 25 per cent lower. For a house, though, there is no official figure in any of the three years. In 2025, 7 changed hands, in 2015 also 7, in 2007 it was 6. What this means for you: the flat median shows where flats sold at the median in 2025, not the value of your house.

What reduces the property gains tax on a sale in Flaach?

The tariff is the same throughout the canton; Flaach only levies it.1 It rises in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. The holding period works the other way, 20 per cent off in the example after 10 full years.

From 20 full years the reduction stays at half. In the same example, CHF 46,500 would be due instead of CHF 74,400. For a purchase over 20 years ago, the market value of 20 years ago may count instead as the purchase price. Documented value-enhancing investments reduce the gain further; maintenance does not.

Buy an owner-occupied home in Switzerland afterwards, and the tax can be deferred. You must have lived in the previous property yourself. If the new property costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, there is no deferral.9 Deferred does not mean waived.

In Flaach, 20.5 per cent of the population are 65 or older, 321 of 1,564 people; 6.5 per cent are 80 or older.4 Flaach taxes income and wealth at 107 per cent, 202 per cent together with the canton.3 On the same income and wealth, Andelfingen means about 6 per cent more cantonal and municipal tax, Winterthur about 9 per cent more.

The purchase contract for Flaach is notarised by the notary, land registry and bankruptcy office of Andelfingen, Ob der Gass 15, 8450 Andelfingen.10 More in the guide notary and land register.

Is there a value capture levy in Flaach?

Flaach charges no municipal value capture levy. Its building and zoning regulations were adopted by the municipality on 7 June 2017 and approved by the cantonal building department on 22 November 2017, so before the cantonal value capture act took effect on 1 January 2021.6 They contain no such article, and no revision on it is on record.

Alongside it stands the cantonal levy: if the municipality newly zones land for building, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due when building is approved or as early as a sale, so it belongs in the purchase contract. Background is in the guide value capture levy.

A land value that barely moves and a house median that is simply missing are no reason for a figure from the gut. I derive the value from land, building and district and show, with your purchase date, what remains after tax.

What else do owners in Flaach ask?

How do I find the right estate agent in Flaach?

Ask where the figure for your house comes from when Flaach has no median for it. I handle sales across the whole Canton of Zurich. Ask to see how land and building are valued separately and which tax applies with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Flaach?

The inheritance itself does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.

Will selling in Flaach cost me a value capture levy?

Flaach has no municipal levy, including on a sale. If your land was newly zoned for building or rezoned from a zone for public buildings, the canton charges its own levy. With new zoning, it falls due when building is approved or as early as the sale.
