Selling property in Dägerlen: a year without a house sale

In 2015, no house was sold on the open market in Dägerlen. There is a flat median of its own for 2025, but not for 2015, so the ten-year comparison is missing.

Suppose you want to know how house prices in Dägerlen have moved since 2015. For 2015 there is nothing to go on: not a single house was sold on the open market that year. In 2007 there were 6, in 2025 then 12.

For condominiums, 2025 is enough for a median of its own, from 26 sales. In 2015 there was only 1 flat sale and no median. A median needs at least 15 sales in one year. For houses, Dägerlen reaches that in none of the three reference years.

What does the flat median in Dägerlen show when there is no 2015 comparison?

It shows the middle price at which flats changed hands in the village in 2025: CHF 980,000, from 26 open-market sales.2 The Dägerlen median is thus about 18 per cent below the cantonal median of CHF 1,200,000. It sits slightly above the Winterthur district median of CHF 950,000.

A development over time cannot be read from it. In 2015, only 1 flat was sold on the open market in Dägerlen, so there is no median of its own for that year. A comparison with 2007 does not work either: not a single flat was sold then.

That is why the example above uses the district: CHF 695,000 in 2015, CHF 950,000 in 2025, a rise of 37 per cent.2 The district median mixes sales from across the district and says nothing about the location and condition of individual flats. For your flat it is a yardstick for the tax, not a price.

How does a house in Dägerlen get a figure without a median?

Through separate building blocks, starting with the land. The cantonal model sets residential building land in Dägerlen at CHF 688 per square metre for 2025.7 In 2015 it was CHF 526, so the model rose by 30.8 per cent. The typical range lies between CHF 483 and CHF 983.

Across the canton, residential building land actually sold for a median of CHF 1,742 per square metre in 2021 to 2025.7 Dägerlen is well below that with its model value. An estimated model value and a median of prices paid are different measures, though, and only roughly comparable.

For a house, the building itself counts alongside the land, with its age, condition and fit-out. There is no official house median for Dägerlen in any of the three reference years. In 2025 the village stayed below the threshold with 12 sales. The flat median is no substitute, because a house is not a flat. Plot and building are therefore derived separately.

What reduces the property gains tax on a sale in Dägerlen?

The cantonal tariff applies in Dägerlen; the municipality levies the tax.1 The first band is 10 per cent on the first CHF 4,000 of gain. The last is 40 per cent above CHF 100,000. A reduction starts from 5 full years of ownership. At 10 full years, as in the example, it is 20 per cent.

The maximum of 50 per cent applies from 20 full years. Instead of CHF 73,120, the example would then owe CHF 45,700.1 For a purchase over 20 years ago, the market value of 20 years ago may be used. Documented value-enhancing investments also lower the gain, plain maintenance not.

Sell and buy another owner-occupied home in Switzerland, and you can defer the tax, provided you also lived in the old one.9 If the replacement is cheaper than the proceeds, the difference is taxed at once. If its price does not exceed what the old property cost including investments, the deferral falls away. Deferring a tax does not cancel it.

What matters in Dägerlen besides the price?

No train stops in Dägerlen itself. From the central stop Dägerlen, Lindenhof, bus 676 runs to Henggart, where you board the S 12, from 46 minutes to Zürich HB.5 216 of the 1,204 people in the village are 65 or older, so 17.9 per cent, with 3.1 per cent aged 80 or above.4

Dägerlen levies 106 per cent municipal tax, 201 per cent together with the canton.3 On the same income and wealth, cantonal and municipal tax costs about 9 per cent more in Winterthur and about 2 per cent more in Henggart.

Purchase contracts for Dägerlen are notarised by the notary, land registry and bankruptcy office of Wülflingen-Winterthur at Stadthausstrasse 12, 8400 Winterthur.10 What happens there is described in the guide Notary and land registry.

Is there a value capture levy in Dägerlen?

No municipal value capture levy is charged in Dägerlen today. Its building and zoning regulations of 18 May 2017 have been fully in force since 28 October 2017 and end with the closing provisions, without an article on value capture.6

The cantonal levy applies all the same: 20 per cent of the increase in value for new zoning and for rezoning a zone for public buildings into another building zone, small gains exempt.8 With new zoning, it falls due with the building permit or already on sale, which is why it belongs in the purchase contract. Background in the guide value capture levy.

A single year’s median is no substitute for a trend. I derive land, district and building one by one and work out what is left after tax.

What else do owners in Dägerlen ask?

How do I find the right estate agent in Dägerlen?

Ask them to explain why a single median for 2025 does not replace a trend, and what that means for your figure. I handle sales across the whole Canton of Zurich. Check whether land, building and district value are derived separately and the tax calculated with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Dägerlen?

The inheritance as such creates no property gains tax. On a later sale, the purchase price and purchase date of the deceased person are generally carried over. Further details on the inheritance page.

Will selling in Dägerlen cost me a value capture levy?

There is no levy of the municipality’s own; the building and zoning regulations do not provide for value capture. If land was newly zoned for building, the canton charges 20 per cent of the increase in value, small gains exempt. This levy falls due with the building permit or as early as the sale.
