Suppose you bought your house in Altikon decades ago and are now thinking about selling. There is no official comparison price from the village for that. In 2015 a single house was sold on the open market, in 2025 it was 4 and in 2007 it was 2.

For condominiums the statistics count 1 sale in 2025, 2 in 2015 and none in 2007. For a median, the canton requires at least 15 sales a year. Altikon falls well short of that threshold in all three reference years.

Assumption: a flat at the median of Winterthur district, bought in 2015 and sold in 2025, without investments or costs. Altikon itself does not reach the threshold for a median in any of these years.

How can value in Altikon be derived with so few sales?

It starts with the land. CHF 501 per square metre is the cantonal model value for residential building land in Altikon in 2025.8 For 2015 it was CHF 379, a rise of 32.2 per cent since. The model puts only 4 of the 160 municipalities in the canton lower. In Altikon its typical range is CHF 350 to CHF 715.

This is an estimate for undeveloped land, not a price paid. Prices paid are only reported for the whole canton: for 2021 to 2025 their median was CHF 1,742 per square metre.8 The two measures are produced in different ways and only show that Altikon lies far below.

Your plot may differ from the model. For a house, the building also comes on top, with its age, condition and fit-out. Altikon has no official house price per square metre of land in any reference year. Your figure therefore only becomes reliable with documents on the plot and the building.

What do few sales and a high share of older residents mean in Altikon?

First the figures: 23.2 per cent of people in Altikon are 65 or older, 176 of 759.4 Only 16 of the 160 municipalities in the canton have a higher share, Egg has the same, and the other 142 a lower one. Yet the statistics count only 7 open-market house sales across the three reference years.2

Who sells and when, these data do not say. Documented is only that the village offered hardly any comparable sales in those years. For long periods of ownership, however, the tax law has rules of its own. And anyone who inherits a house generally takes over the purchase price and purchase date of the deceased person for tax purposes.

For the price, Winterthur district gives the surroundings. In 2025 a flat there cost a median of CHF 950,000, from 536 sales, and a house CHF 1,330,000, from 309 sales.2 Sales from across the district flow into both medians. For your house in Altikon they are a frame, not an answer.

What counts for the property gains tax after long ownership?

Altikon levies the tax, but the tariff is the same throughout the canton.1 The rate climbs with the gain. It runs from 10 per cent on the first CHF 4,000 to 40 per cent above CHF 100,000. After 10 full years the example gets a 20 per cent reduction.

Long ownership pays off. At 20 full years the reduction reaches 50 per cent. The example tax would then be CHF 45,700, not CHF 73,120.1 If the purchase was over 20 years ago, the market value of 20 years ago can replace the purchase price on request. Documented value-enhancing investments reduce the gain; plain maintenance does not.

Moving from a house into a flat you own can defer the tax, if you live in both yourself and the flat is in Switzerland.1 If it costs less than the proceeds, the difference is taxable at once. If it costs no more than the purchase price and investments of the house, nothing is deferred.10 Deferred does not mean waived.

What matters in Altikon besides the price?

From the stop Altikon, Herten you take bus 615 and change twice, first to the S 30, then to the S 12 for Zürich HB, from 55 minutes.5 The station Thalheim-Altikon carries the municipality in its name but stands on the territory of Thalheim an der Thur. Altikon itself has no station.

Altikon levies 114 per cent on income and wealth, 209 per cent together with the canton.3 The total rate is higher in 41 of the 160 municipalities in the canton, 4 have the same and 114 a lower one. On the same income and wealth, moving to Seuzach lowers cantonal and municipal tax by about 7 per cent, moving to Thalheim an der Thur raises it by about 1 per cent.

Is there a value capture levy in Altikon?

Altikon levies no value capture charge of its own. The building regulations in force since 8 October 2016 contain no article on it.6 The municipal assembly adopted a partial revision on 5 May 2026. No cantonal approval was available for this page in October 2026.

Article 2 of the draft expressly provides for a waiver of the levy.7 If it enters into force as drafted, there will still be no municipal levy. Separately, the canton charges 20 per cent of the increase in value when the municipality newly zones land for building or rezones a zone for public buildings; small gains are exempt.9 With new zoning, this levy falls due with the building permit or as early as the sale, so it belongs in the purchase contract. The guide value capture levy shows how it is calculated.

Who notarises a house sale in Altikon?

The purchase contract for a property in Altikon is notarised by the notary, land registry and bankruptcy office of Oberwinterthur-Winterthur at Stadthausstrasse 12, 8400 Winterthur.11 Altikon belongs to its notarial district. The same office records the change of ownership in the land register. Details in the guide notary and land register.

Few sales in the village call for a figure you can check step by step. I show land, district and building separately and calculate the tax with your actual holding period.

What else do owners in Altikon ask?

How do I find the right estate agent in Altikon?

Ask for the reasoning behind a figure that no comparable sale in the village supports. I handle sales across the whole Canton of Zurich. Good answers separate the district value, the land and your house, and calculate the tax with your purchase date. The 12 checking questions help you prepare.

I inherited the house in Altikon: which purchase price counts?

Receiving the house as an inheritance triggers no property gains tax. On a sale, the purchase price and purchase date of the deceased person generally count, including for the holding period. Everything else about inheriting is on the inheritance page.

Do I have to pay a value capture levy when selling in Altikon?

Not a municipal one today, and the draft partial revision also provides for a waiver. The canton charges 20 per cent of the increase in value on newly zoned land and rezoned zones for public buildings, small gains exempt. After new zoning it falls due with the building permit, or earlier if you sell first.
