Suppose you compare tax rates in Winterthur district before selling. Together with the canton, Dinhard comes to 185 per cent. Only Brütten and Wiesendangen are lower in the district; the city of Winterthur comes to 220 per cent.

For the price of your house that does not help: there is no official median for Dinhard in 2007, 2015 or 2025. The tax rate only counts afterwards, when you move.

How can a property in Dinhard be valued with no median at all?

For the land, the canton provides a model. It puts residential building land in Dinhard at CHF 1,053 per square metre for 2025.7 In 2015 it was still CHF 665, a rise of 58.3 per cent in ten years. Typically the model ranges from CHF 731 to CHF 1,512 per square metre. Compared across the 160 municipalities in the canton, 107 sit above it and 52 below.

Another measure is the prices actually paid, but only for the canton as a whole. In 2021 to 2025 residential building land fetched a median of CHF 1,742.7 The two values arise in different ways and only serve as rough orientation; the model value of Dinhard sits below it.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Dinhard, the building comes on top, with its age, condition and fit-out. A figure from hearsay is no substitute for that derivation.

How low is the tax rate of Dinhard within Winterthur district?

Dinhard taxes income and wealth at 90 per cent, 185 per cent with the canton.3 In Winterthur district only Brütten (180) and Wiesendangen (181 per cent) are lower, the other 16 higher. Of the 160 municipalities in the canton, 20 are lower, Horgen and Nürensdorf equal, 137 higher.

The gap only counts after the sale. The property gains tax follows a cantonal tariff with no municipal rate. If you then move, you pay income and wealth tax at the new rate. On the same income and wealth, Hagenbuch means about 17 per cent more cantonal and municipal tax. In the city of Winterthur it is about 19 per cent more.

Dinhard has no official sale price figure. In 2025 only 7 houses and 2 flats changed hands, well below 15.2 The Winterthur district flat median rose by 37 per cent, from CHF 695,000 in 2015 to CHF 950,000 in 2025. The tax rate is official; your house value needs its own derivation.

What reduces the property gains tax on a sale in Dinhard?

The tariff is identical throughout the canton; Dinhard only levies it.1 It rises in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. Ownership works the other way, a 20 per cent reduction in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. The same calculation would then give CHF 45,700 tax instead of CHF 73,120.1 Owners of more than 20 years may also use the market value of 20 years ago. Documented value-enhancing investments reduce the gain further; mere maintenance does not.

If you lived in the old home yourself and then buy a new owner-occupied home in Switzerland, the tax can be deferred.10 If it costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

Is there a value capture levy in Dinhard?

Dinhard charges no municipal value capture levy today. The building and zoning regulations of 2015 contain no article on this.6 A partial revision of the land-use plan explicitly provides for a waiver: no levy is to be charged on planning gains from upzoning or rezoning.9 According to the plan documents, the municipal assembly adopted it on 17 November 2025; no approval by the cantonal building department is entered there. In October 2026 the cantonal overview listed the proposal as pre-reviewed. The current status is confirmed by the building authority.

The cantonal levy remains unaffected. If land is newly zoned for building, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

A low tax rate alone is not a valuation. I derive the value of your house or flat via the district and the land and calculate, with your purchase date, what remains after tax.

What else do owners in Dinhard ask?

How do I find the right estate agent in Dinhard?

Ask how anyone derives the value of a house for which the statistics have no comparison figure. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately and the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Dinhard?

The inheritance itself does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.

Will selling in Dinhard cost me a value capture levy?

Not today: Dinhard charges no levy of its own; the 2015 regulations contain no article on this. The 2025 partial revision explicitly provides for a waiver. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
