Suppose you look for the official median price of a flat in Ossingen in 2025. In 2015 there still was one: CHF 644,000, from 27 sales. For 2025 it is missing. There were only 8 flat sales, well below the threshold of 15 at which the canton works out a median at all.
For houses there was no such figure in any of the three reference years 2007, 2015 and 2025. Of the 160 municipalities in the Canton of Zurich, 14 had a median in 2015 and none in 2025. Ossingen is one of them.
Why does Ossingen have no median left in 2025 – for houses or for flats?
Worked example
Worked example, Ossingen: flat at the district median, 10 years of ownership
Assumption: a flat at the median of Andelfingen district, bought in 2015 and sold in 2025, without investments or costs. Ossingen itself has no median in 2025 for either type of property.

How can a property in Ossingen be valued without a current median?
A first reference point is the land. The cantonal model puts residential building land in Ossingen at CHF 696 per square metre for 2025.7 In 2015 it was still CHF 475, a rise of 46.5 per cent in ten years. Typically the model ranges from CHF 489 to CHF 996 per square metre.
A second measure exists only for the canton as a whole. Residential building land actually sold in 2021 to 2025 fetched a median of CHF 1,742.7 One is a model, the other a median of prices paid. Both only serve as rough orientation; Ossingen's model value sits well below it.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Ossingen, the building comes on top, with its age, condition and fit-out. Nor does the 2015 flat median replace that derivation: it is ten years old and applied to flats only.
Why does Ossingen have no median left in 2025 – for houses or for flats?
In 2015, Ossingen genuinely had its own figure: 27 condominiums changed hands, at a median of CHF 644,000.2 That was well above the threshold of 15 sales, from which the canton works out a median at all.
By 2025 little of that remains. Only 8 flats changed hands, and 9 houses.2 Both figures sit below 15, so the 2025 statistics show no median at all, not for houses and not for flats. What happened between the two years, two reference points alone do not show.
The district of Andelfingen, to which Ossingen belongs, still has enough sales for an official figure. In 2025 the flat median there was CHF 900,000, from 129 sales, 40 per cent above 2015.2 In 2015, the Ossingen flat median of CHF 644,000 sat almost exactly on the district median of the time, CHF 641,000. Whether that still holds in 2025, the statistics do not show. Your own house or flat therefore needs a derivation via location, plot and building.
What reduces the property gains tax on a sale in Ossingen?
The tariff is the same throughout the canton; Ossingen only levies it.1 It rises in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 46,500 would then be due instead of CHF 74,400.1 Documented value-enhancing investments reduce the gain further; mere maintenance does not.
Buy a new home to live in afterwards, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.9 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Ossingen besides the price?
From Ossingen station the S 29 runs to Winterthur, where you change to the S 12 for Zürich HB, from 53 minutes.5 The station is on the municipal territory of Ossingen. In Ossingen, 19 per cent of the population are 65 or older, 351 of 1,845 people; 4.2 per cent are 80 or older.4
Ossingen taxes income and wealth at 113 per cent, 208 per cent together with the canton.3 On the same income and wealth, Laufen-Uhwiesen means about 4 per cent less cantonal and municipal tax, the district seat of Andelfingen about 3 per cent more.
The purchase contract in Ossingen is notarised by the notary, land registry and bankruptcy office of Andelfingen, Ob der Gass 15, 8450 Andelfingen.10 More in the guide Notary and land registry.
Is there a value capture levy in Ossingen?
Ossingen charges no municipal value capture levy today. The current building and zoning regulations of 23 November 2011 contain no article on this.6 According to the cantonal overview, a revision with a municipal levy has only been pre-reviewed, so it has been neither adopted by the municipal assembly nor approved by the cantonal building department. As long as it is not in force, no municipal levy applies. The current status is confirmed by the building authority.
The cantonal levy remains unaffected. If land is newly zoned for building, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Where the statistics show no median for 2025, you need a derivation you can check. I separate land, district value and building and calculate, with your purchase date, what remains after tax.

How do I find the right estate agent in Ossingen?
Ask how anyone arrives at a figure when there is no median left. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Ossingen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Ossingen cost me a value capture levy?
Not today: Ossingen charges no levy of its own, and the current regulations contain no article on this. A possible future rule is only pre-reviewed. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
