Suppose you noticed that several houses were sold in Thalheim an der Thur in 2025. The obvious question is whether an official price can now be read from that.
The statistics do count 10 houses sold on the open market in 2025, after 5 in 2015 and 3 in 2007. For flats it was 1, 4 and 2. For a median, though, the canton requires 15 sales per year and property type. Thalheim an der Thur misses that threshold in all three reference years.
Why do ten house sales still not make a median?
Worked example
Worked example, Thalheim an der Thur: Andelfingen district median, 10 years

Why do ten house sales still not make a median?
Because the canton sets a fixed minimum of 15 sales.2 Below that it publishes no middle value, not even in a year with many sales. With 10 houses in 2025, Thalheim an der Thur comes closer to that limit than in 2015 or 2007, but does not reach it.
More sales do not mean that prices have risen, either. The statistics say nothing about the prices of the ten houses. Only the surroundings are known. In Andelfingen district, the house median was CHF 1,273,600 in 2025 from 143 sales.2 In 2015 it was CHF 890,000, so it rose by 43 per cent within ten years.
The district flat median rose from CHF 641,000 in 2015 to CHF 900,000 in 2025, based on 100 and 129 sales. Both district values mix sales from across the whole district. For your house they are only a frame. The worked example uses the flat median solely for the tax.
Where does the land model put Thalheim an der Thur?
One of the lowest values in the canton. For 2025 the model estimates residential building land in Thalheim an der Thur at CHF 519 per square metre.7 Just 7 of the 160 Zurich municipalities rank lower. 152 rank higher. Against CHF 390 in 2015, that is a rise of 33.1 per cent. The usual range runs from CHF 362 to CHF 744.
Prices actually paid for residential building land across the canton had a median of CHF 1,742 per square metre in 2021 to 2025.7 That is a price paid, whereas the model value is an estimate for one municipality. The gap between the two should therefore not be read as a discount or a reserve.
A low model value does not mean your plot is cheap. The location, shape and servicing of your plot can differ from it. For a house, the building comes on top, with its age, condition and fit-out, and is derived separately.
How can the property gains tax in Thalheim an der Thur be reduced or deferred?
It can be reduced, among other things, through the period of ownership and documented costs.1 One tariff applies in every Zurich municipality. After 10 full years there is a 20 per cent reduction, from 20 full years 50 per cent. In the worked example, that would be CHF 46,500 instead of CHF 74,400.
Documented value-enhancing investments reduce the gain; mere maintenance does not. Costs of the sale, for instance for advertisements, also count as allowable expenses.1 If your purchase was more than 20 years ago, the market value of 20 years ago may replace the purchase price.
The tax can be deferred through a replacement purchase. You must live in both the old and the new home yourself. The replacement must be in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs at most what the old one did with investments, there is no deferral.10 Deferred does not mean waived.

What role do the railway, the tax rate and the notary play in Thalheim an der Thur?
Thalheim an der Thur has its own railway station, even though it is called Thalheim-Altikon: it lies on Thalheim's municipal territory. The S 29 runs to Winterthur, where the S 12 continues to Zürich HB, from 43 minutes.5
179 of the 1,022 people in Thalheim an der Thur are 65 or older, which is 17.5 per cent.4 The municipality taxes income and wealth at 117 per cent; adding the canton, it is 212 per cent.3 On the same income and wealth, cantonal and municipal tax is about 1 per cent higher in Andelfingen and about 5 per cent lower in Marthalen and Flaach.
The purchase contract is notarised at the notary, land registry and bankruptcy office of Andelfingen, Ob der Gass 15, 8450 Andelfingen.11 More on the procedure in the guide Notary and land registry.
What does the decided waiver of the value capture levy change in Thalheim an der Thur?
For sellers, nothing today. The current building regulations of 5 November 2015 contain no article on value capture,6 and without such a decision a municipality charges no levy of its own.8 So there is no municipal value capture levy in Thalheim an der Thur today.
On 23 June 2025 the municipal assembly adopted a partial revision that expressly waives a levy. According to the cantonal overview it was approved on 5 October 2026, but it had not yet been brought into force in October 2026.9 The building office can confirm from when the waiver applies.
None of this touches the cantonal levy. The canton charges 20 per cent of the increase in value when land is zoned for building or a zone for public buildings is rezoned, small gains exempt.8 With new zoning, payment is due on the building permit or already on the sale. How this levy is assessed is shown in the guide value capture levy.
More sales do not make a price for your house. I derive land and building separately, place the district in context and show, with your purchase date, what remains after tax.

The full process in detail What is your property in Thalheim an der Thur worth?
What else do owners in Thalheim an der Thur ask?
How do I find the right estate agent in Thalheim an der Thur?
Ask how someone places your house when 2025 brought ten house sales but no median. I handle sales across the whole Canton of Zurich. What matters is that land, building and tax are kept apart in a traceable way. To prepare, work through the 12 checking questions.
From when does the waiver of the value capture levy apply?
That is not yet fixed. According to the cantonal overview the partial revision has been approved, but no date of entry into force had been published in October 2026. For your sale this changes nothing today, because Thalheim an der Thur already charges no levy of its own.
Is it worth waiting for the next full year of ownership before selling?
It can be. From five full years there is a 5 per cent reduction, then 3 percentage points more for each full year, up to 50 per cent after 20 years. Anyone who has owned for less than two full years even pays a surcharge. If such a date is close, it is worth checking the date in the purchase contract.
