Suppose you look for an official benchmark for flats in Dachsen. Unlike many places this size, you actually find one: in 2025, 26 condominiums changed hands, at a median of CHF 957,500.
In 2015, though, there were only 6 sales, too few for a comparison figure. A figure of your own without a comparison cannot drive a ten-year worked example; that needs both years. For houses there is no median at all, in any of the three reference years.
Why doesn't the 2025 flat median alone support a ten-year worked example?
Worked example
Worked example, Dachsen: flat at the district median, 10 years of ownership
Assumption: a flat at the median of Andelfingen district, bought in 2015 and sold in 2025, without investments or costs. Dachsen's own 2025 flat median has no comparison year in 2015.

- CHF 900,000
- Purchase price (district median 2015)
- – CHF 641,000
- Property gain
- CHF 259,000
- Tax per tariff, before reduction
- CHF 93,000
- Reduction for 10 full years: 20%
- – CHF 18,600
- Property gains tax
- CHF 74,400
- Remaining after tax, before mortgage
- CHF 825,600
Why doesn't the 2025 flat median alone support a ten-year worked example?
Because a trend needs figures for two years, and Dachsen only supplies one of them. In 2025, 26 sales were enough for an official median of CHF 957,500, well above the threshold of 15.2 For houses, the 10 sales were not enough. Of the 38 municipalities in the canton with fewer residents than Dachsen, only two have a flat median of their own for 2025.4
In 2015 there were only 6 sales, in 2007 there were 14, both below the threshold.2 Without a second year, no change can be calculated from the figure alone, only a single snapshot.
For the ten-year worked example, the flat median of Andelfingen district is needed instead, since it covers both 2015 and 2025. Dachsen's own median of CHF 957,500 sits above the 2025 district figure of CHF 900,000. That is a clue, but no substitute for a valuation of your own property.
What does the land model show in Dachsen when houses have no median?
A different figure with a different method. The cantonal model puts residential building land in Dachsen at CHF 906 per square metre for 2025. In 2015 it was CHF 560.7 That is a rise of 61.8 per cent in ten years. Typically the model ranges from CHF 640 to CHF 1,291 per square metre.
For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 Model value and sale price are produced in different ways. Dachsen sits well below this cantonal figure on its model value.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Dachsen, the building comes on top, with its age, condition and fit-out. Houses have no median in any of the three years; that too needs its own valuation.
What reduces the property gains tax on a sale in Dachsen?
The tariff is the same throughout the canton. Dachsen only levies the tax.1 It rises in steps. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 46,500 would then be due instead of CHF 74,400.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.
Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Dachsen besides the price?
From the stop Dachsen, Bahnhof, the S 12 runs direct to Zürich HB, with no change, from 48 minutes.5 The station lies within the municipality of Dachsen. In Dachsen, 22.6 per cent of the population are 65 or older, 428 of 1,898 people; 6.2 per cent are 80 or older.4
Dachsen taxes income and wealth at 111 per cent, 206 per cent together with the canton.3 67 of the 160 municipalities in the canton have a higher rate, 7 the same, and in 85 it is lower. In Flurlingen you would pay exactly the same cantonal and municipal tax on the same income and wealth, in Winterthur about 7 per cent more.
The purchase contract in Dachsen is notarised by the notary, land registry and bankruptcy office of Feuerthalen, Trüllergasse 6, 8245 Feuerthalen.10 More in the guide Notary and land registry.
Is there a value capture levy in Dachsen?
Dachsen charges no municipal value capture levy today. Its building and zoning regulations contain no such article, checked in full across all 47 pages.6 The cantonal overview shows a pre-reviewed draft for Dachsen; no adoption or approval is recorded there.
This page deliberately does not state the draft's rate or minimum plot size while it is not in force. The cantonal levy applies regardless. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, this levy falls due as soon as a sale takes place. Background is in the guide value capture levy.
A median with no comparison year is no reason for a figure from the gut. I place what Dachsen itself shows, add the district and the land, and show what remains after tax.

How do I find the right estate agent in Dachsen?
Ask how anyone places the village's own flat median when the comparison year is missing. I handle sales across the whole Canton of Zurich. Make sure the district figure, the village median and the building are derived separately, and that the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Dachsen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Dachsen cost me a value capture levy?
No municipal levy today; Dachsen's regulations have no such article, and a draft is only pre-reviewed. If land was newly zoned for building or a zone for public buildings was rezoned, the canton charges its levy of 20 per cent of the increase in value, small gains exempt. With new zoning, it falls due with the building permit or as early as the sale.
