Suppose your parents bought their house in Trüllikon decades ago, and now it is to be sold. The obvious first question: what is it worth today?
The official statistics give no answer. Trüllikon recorded 6 house and 10 flat sales on the open market in 2025, 2 of each in 2015, and 7 houses but not a single flat in 2007. The canton publishes a median only once at least 15 sales come together in a year. Trüllikon stays below that in all three reference years, for houses and flats alike.

Which official figure exists for Trüllikon at all?
None for houses and flats, but one for building land. In the cantonal model, residential building land in Trüllikon stands at CHF 570 per square metre for 2025.7 In 2015 the model still showed CHF 425, so the value is up 34.1 per cent. Its typical span reaches from CHF 397 to CHF 805.
The canton also reports what was actually paid for residential building land. Pooled across the whole canton, the median for 2021 to 2025 was CHF 1,742 per square metre.7 That is a different measure from the model value of a single municipality. The two figures therefore cannot be set directly against each other.
For your house, the model value is only the start. It applies to undeveloped land, not to your specific plot with its location and shape. The building comes on top, with its age, condition and fit-out. Both are derived separately and backed up with plans, receipts and comparable properties.
How far does Andelfingen district go as a benchmark for Trüllikon?
As far as a median of many sales can go. In Andelfingen district, 129 flats were sold on the open market in 2025, at a median of CHF 900,000.2 Ten years earlier, 100 sales gave a median of CHF 641,000. Within ten years the district median thus gained 40 per cent.
For houses, 143 sales in the district produced a 2025 median of CHF 1,273,600.2 Both district medians are below the cantonal medians of CHF 1,200,000 for flats and CHF 1,590,000 for houses. The gap is about 25 per cent for flats and about 20 per cent for houses.
These figures combine sales from across the whole district. Which properties were sold where, the statistics do not show. For Trüllikon they are therefore a frame, not a price. The worked example uses the flat median only to make the tax tangible. It is no measure of a house's value.
What does a long period of ownership change in the property gains tax?
A great deal. The tariff is the same throughout the canton, but the reduction depends on how long you have owned it.1 From five full years it is 5 per cent, then 3 percentage points are added each year. After 20 full years the maximum of 50 per cent is reached. In the worked example, the tax would fall from CHF 74,400 to CHF 46,500.
Purchased more than 20 years ago? Then the market value of 20 years ago may replace the old purchase price.1 Documented value-enhancing investments reduce the gain; mere maintenance does not. Old invoices and plans therefore matter.
If the proceeds go into a new home in Switzerland that you live in, the tax can be deferred. You must also have lived in the old one yourself.1 If the new home costs less than the proceeds, the difference is taxable at once. Where it costs no more than the old purchase price plus investments, there is no deferral at all.9 Deferred does not mean waived.

Trüllikon's municipal tax rate is 110 per cent; with the cantonal rate it comes to 205 per cent.3 On the same income and wealth, you pay about 4 per cent more cantonal and municipal tax in Andelfingen and about 2 per cent more in Feuerthalen.
The notarisation is handled by the notary, land registry and bankruptcy office of Feuerthalen at Trüllergasse 6, 8245 Feuerthalen.10 How notarisation and the land registry entry work is explained in the guide Notary and land registry.
Does Trüllikon charge its own value capture levy?
No, not under its current building and zoning regulations. They were approved in 2010,6 before the cantonal Value Capture Act, which has applied since the start of 2021. They contain neither a rate nor a waiver. Without such a decision by the municipality, no municipal levy is charged.8 Municipalities must amend their regulations accordingly by 1 March 2028. Whether a revision on this is under way, the Trüllikon building office can tell you.
Separately, the canton charges its own levy of 20 per cent of the increase in value when the municipality zones land for building or rezones a zone for public buildings; small gains are exempt.8 After new zoning, it falls due with the building permit or as early as the sale, and then belongs in the purchase contract. How the levy is assessed is shown in the guide value capture levy.
With no median in the village, the derivation is what counts. I set out land, building and the district frame side by side and calculate, with your purchase date, what remains after tax.

What else do owners in Trüllikon ask?
How do I find the right estate agent in Trüllikon?
Ask to be shown where a valuation figure comes from when the village has no median. I handle sales across the whole Canton of Zurich. Check whether land and building are justified separately and whether the tax is calculated with your actual period of ownership. As a guide for the first conversation, use the 12 checking questions.
Which period of ownership counts if the house in Trüllikon was inherited?
Inheriting alone does not make property gains tax due. On a later sale, the acquisition by the deceased person generally counts, with their purchase price and purchase date. After a long period of ownership, the highest reduction of 50 per cent can apply. Further points on inheriting are on the inheritance page.
What would have to happen for a municipal value capture levy to arise in Trüllikon?
First, the municipality would have to add a rate to its building and zoning regulations. Such a levy would only fall due once a plot upzoned or rezoned after that is built on. The cantonal levy on new zoning is different: it can fall due as early as the sale.
